STATEMENT OF WORK
Project: 2024081
Date: 03 Feb 2025
CLEAN FAN COIL UNITS IN Discovery Hall
Discovery Hall Dormitory (B1561) has 124 fan coil units in individual dormitory rooms and 14 additional units throughout the facility. Contractor will be allowed to have access to only two (2) dormitory rooms at time. Once a fan coil is completed, the contractor will be given access to another dormitory room. Work may be completed between the hours of 0700-1600.
Cleaning scheme:
1. Shut off the power to the unit, remove air supply grill and open the return cover. Clean and wash both and replace intake filter.
2. Disconnect the electrical to the motor and remove the blower assembly from the unit. Check the fan motor/capacitor to make sure they are both good.
3. Clean and wash down the blower blades and housing and let them dry completely.
4. Brush down the coil fins and then vacuum the fins to remove dust from both the return and supply side coils
5. Apply noncaustic, nonfuming coil-cleaning chemicals and let this act for a few minutes per instructions on the coil cleaner. Thoroughly rinse off the chemical with water and repeat the cleaning if necessary.
6. After the aluminum fins are cleaned (2-3 rows of small copper tubes in the fins can be seen), Vacuum all dust from within the fan coil unit.
7. Re-install the blower assembly and reconnect the electrical.
8. Clean the condensate tray and add three pieces of sterilization and algae-killing tablets.
9. Blow out the drain from the condensate tray.
10. Put the cleaned supply and return covers back in place.
11. Check to make sure the blower runs after power has been restored.
12. Clean the area after work is completed.
