About this file

This document is a security gate assessment and scope of work for the Andersen Readiness Center (ARC) guard shack security gate system. The assessment details the current state of the gate system, which was originally installed in 2001 and is now showing significant signs of wear. The existing system uses Elite Access Systems controllers and is primarily managed through the Lenel network system for scheduled operations. The current infrastructure includes entry and exit gates with photo/safety eyes, though some components like bumper stops are non-functional and the entry gate lacks loop detectors.

The scope of work proposes a comprehensive upgrade of the gate system, including installing a new barrier arm gate system with operator, down loop, photo eye, and 3-button station. The project will replace gate controllers, arms, safety sensors, photo eyes, and bumper stops. Additional improvements include installing a concrete bollard east of the main entry gate to prevent future vehicle damage, replacing worn sprocket, chain, and associated guides, and adding a tensioner. The project will conclude with system commissioning, operational verification, and owner training. The assessment highlights several critical maintenance issues, such as severe wear on the gate's leading edge, chain sagging, and non-ADA compliant pedestrian egress, which the proposed work aims to address.

Andersen Readiness Center Guard Shack Security Gate Assessment:

Gate Controllers:

• Controller Type: Elite Access Systems (see photo 9 &10- Cover removed)

• Installation Year: 2001

• Condition: Functional but showing massive signs of wear

Safety Features:

• Photo/Safety Eyes: Present at shin level for both entry and exit gates. (see photos 6 & 7 )

• Bumper Stops: Not functioning.

• Loop Detectors:

o Entry – none installed o Exit – Present and functional

Manual Override / Guard Shack Controls:

• Entry gate is operated by a card reader on a pedestal, east of the guard shack.

• A toggle switch controls both gates for emergency shutdown with simultaneous shutdown of card reader access. (see photo 8)

• All other operations are managed through the Lenel network system for scheduled opening during normal business hours and for closing after hours.

Pedestrian/Bike Egress:

• Exit Button: Located on the north side of the guard shack for bike and pedestrian traffic. (see photo 1 & 2 )

• Compliance: Not ADA compliant.

Mechanical Components:

• Motor: Functional but showing signs of wear and tear

• Rollers: Replaced upper and lower rollers less than a year ago and functioning smoothly. (see photo 3 & 4 )

• Severe wear on gate leading edge where it’s rubbed off a considerable amount of metal (see photo 5 )

• Chain: Long unsupported span is causing sagging, premature wear, plus adjustment in inclement weather.

ARC - Scope of work:

• Provide and Install barrier arm gate system including operator, down loop, photo eye, and 3-button station.

• Replace gate controllers and arms, safety sensors and photo eyes, bumper stops, etc.

• Install additional concrete bollard east of the main entry gate to protect the gate leading edge from future vehicle damage. (see recommended location of barrier in Photo 6 )

• Replace worn sprocket, chain and associated guides and add a tensioner.

• Commission system and verify operation, include Owner Training.
