About this file
This document is an Emergency Criteria reference guide that defines conditions qualifying for emergency maintenance and repair services across five facility systems: HVAC, doors, electrical, plumbing, and alarm systems.
For HVAC systems, emergencies include power failure, equipment or compressor failure, failed controllers/relays/contactors/sensors, refrigerant or oil leaks, air conditioning failure, and heating failure during the heating season. Door emergencies are limited to exterior doors that cannot be closed and locked. Electrical emergencies encompass full or partial building power loss, excluding scheduled work; however, non-working outlets do not qualify unless they affect a larger area or critical operational equipment with no alternative outlet available. Plumbing emergencies include overflowing bathroom fixtures that cannot be shut off via valve, clogged or backed-up floor drains presenting hazards, water leaks from pipe breaks or running water that cannot be isolated via shutoff valve, and frozen water pipes or hose bib breakage, with a specific note that minor leaks and drips are excluded. Alarm system emergencies are limited to fire alarms and security alarms. This criteria document serves as the threshold determination for when emergency service response is warranted versus standard maintenance scheduling.
