About this file

This is a schematic floor plan document for the Alton Maintenance Facility prepared by the Iowa Department of Transportation (IDOT). The facility is a single-story structure measuring 238 feet 8 inches in overall length and 90 feet in overall width, designed to support maintenance operations for the department. The facility includes 112 numbered rooms and areas organized into administrative, operational, and storage zones. Key operational spaces include a mechanic's bay, wash bay, welding area, storage bays, utility rooms, locker rooms, restrooms, break/training room, offices, and parts storage. The plan also depicts multiple brine storage tanks (nine 9,500-gallon units and four 5,000-gallon reclaim tanks, with additional future reclaim capacity), an oil disposal area, and mechanical/electrical support spaces. The building incorporates fire-treated wood framing, CMU walls with square corners, tempered/safety glazing, and exposed concrete flooring in designated areas with control joints and sealant. Interior finishes are specified to meet 2024 IBC Chapter 8 requirements for the assigned occupancies and construction type.

The schematic plan establishes the architectural baseline for the Alton Maintenance Garage complex project identified in the concurrent Construction Manager at Risk (CMaR) RFP 645-RFP-3022-2027. The floor plan references are established at a main ground floor slab elevation of 0'-0" (equivalent to civil engineering elevation 1,057.50) and are dated July 22, 2026. All plan modifications, discrepancies between drawings and field conditions, and dimension conflicts must be reported to and approved by the IDOT Architectural Services Project Manager prior to work performance. The document emphasizes that written dimensions govern partition locations and prohibits scaling from the drawings. Interior accessibility requirements for restrooms and other spaces must be verified against detailed restroom floor plans and interior elevations. Knox box installation near the main entrance and interior bollards at all overhead doors are specified safety requirements.
