PROJECT OVERVIEW
The Auraria Higher Education Center (AHEC) is requesting bids from an HVAC Contractor (with an electrical subcontractor) to conduct upgrades to an existing IT server room. This includes the demolition of the existing condensing units and installation of a new UPS and two (2) CRAC units that serve an IT server room at the Auraria Administration Building (AD). Drawings and specifications are dated 9/11/2025 by RMH Group; drawings have been reviewed by the authority having jurisdiction, AEC-West, and are approved for construction.
Scope of Services
The scope of services is for an HVAC Contractor (with an electrical subcontractor) to demolish and replace the existing CRAC unit and associated piping and ductwork, existing feeder, then install two (2) new CRAC units, BAS monitoring controls, UPS, and new feeder from existing transformer to the new UPS, based on the drawings and specifications dated 9/11/2025 by RMH Group. The goal of the project is to perform work with the least amount of interruption to building operation and occupants, scheduling this to keep the data center operating.
Temp cooling will not be required since there two (2) CRAC units in the room, and the awarded Contractor is required to replace the units one at a time while using the opposite for room cooling.
The electrical shutdown must be limited to the panelboard in the room and not the whole building, and is expected to take 10-12 hours, so a portable backup generator will need to be provided to power up the critical loads in this room including the fire alarm, servers, etc. Again, each CRAC unit can be replaced while the other is cooling the room.
The project duration is 6 months (180 days) from contract execution to substantial completion.
The scope of services will include full Construction Contracting Services for the project specified during the process of construction and warranty period to the State as per the Advertisement for Bid. Specific tasks to be performed by the Contractor include those generally performed by the construction community where the Contractor is the prime vendor to the State. Bidders shall reference the drawings, specifications, and supporting documents in the Appendices for an understanding of the entire scope of the project.
Per C.R.S. §38-26-106, if a contract amounts to $150,000 or more, the awarded Contractor shall provide payment and performance bonds not less than 50% of the value of the contract. The costs associated with this bond must be included in the Contractor’s bid.
