Item Question Answer

1. What happens to tax exemptions for lease tenant versus current state? Does tax exempt status transfer with lease, or does it become tax liability?

Tax exempt status does not transfer with lease.

2. Are there any synergies to working with the Air Force or other branches of the

Department of War? For civil engineering, permitting, construction assistance, etc.

Refer to Appendix I Non-Binding Term Sheet Item number 22.

3. Are there restrictions on vertical development on the property?

The form-based planning criteria for Jackson Guard district indicate that the recommended height allowance for inhabited buildings is 2-3 stories. Per the

Architectural Compatibility Plan, this is generally understood to be a maximum of 45 ft in height.

There are no airfield planning criteria applicable in this area, so:

1) the restriction imposed by the building height allowance is not strict. It may be reviewed and re-considered on a case-by-case basis through the development plan review

2) other vertical developments (for instance, golf netting supports or water towers) are not subject to a blanket vertical height restriction

4. When were the cart paths installed? Unknown

5. Is there a map of the cart path construction?

The Golf Course does not have a map of the cart paths.

6. Who provided electricity and gas to the site?

Please contact local utility providers.

7. Please provide a list of all maintenance equipment and golf carts: Include make, year, model

None of the equipment is included.

8. Is equipment from previous question included in the EUL property/assets?

None of the equipment is included.

9. Will there be any restrictions on public play?

Offeror’s discretion.

10. What is the age of the irrigation system for each golf course? Is the falcon course irrigation system fully functional?

Meaning most heads are operational on all holes.

Actual age unknown. Three pumps on falcon were replaced and are functional.

11. For optional non-motorized outdoor recreation areas, what types of developments (trails, parks, fitness zones etc.) would be viewed favorably, and are there size or location constraints within the 603 acres?

Offeror’s discretion

12. What access restrictions apply due to the military base proximity, such as gate procedures for public golfers, delivery vehicles, or during base operations/exercises?

No access restrictions.

13. What is the primary source of water to irrigate the Eagle Golf Course?

Primary source is currently the irrigation pond.

14. Is there any operable equipment available for the lease? If so please provide an equipment list.

None of the equipment is included.

15. Will the lessee be responsible for paying property taxes?

Tax exempt status does not transfer with lease.

16. Can you provide details on irrigation pump houses (brand, age, last replaced) for both courses?

The pump motors are Newman electric motors. 75 HP, 1765 RPM, 460 Volts, 88 AMPs.

17. Does the City of Niceville have any current plans to financially aid in infrastructure to get the eagle course on reclaimed water?

The Air Force cannot answer for the City of Niceville
