AI Project #2046

Addendum #3

The project contract documents are hereby amended as follows:

GENERAL

1. Refer to MEP Addendum regarding BIM modeling.

ARCHITECTURAL

DRAWINGS

Demolition plan sheets D11-01 and D17-01

1. The boxed note ‘Existing Below Slab Chase Note’ is intended only to draw attention to the presence of the existing chases below slab. It should not be assumed that existing horizontal chases shall be suitable in condition or location to enclose new below slab duct. Refer to HVAC specification section 23 31 13, paragraph 3.1 (c) regarding below slab duct, which is to be direct buried.

Elevation sheet A17-04

2. Please disregard section 4/A17-04 – Refer instead to sections 1 through 4 on sheet G-05, which apply typically throughout all three cottages.

Schedule / Finishes sheets A11-11 and A17-10

3. Revise ceramic floor tile ‘CT1’ and ceramic tile base ‘CT’ to be Portobello, Salt Lake Autumn, 2”x2” mosaic in bathrooms with floor drains and 12”x24” in baths with tubs and toilet rooms, typical in all cottages.

4. Revise ceramic wall tile ‘CT2’ to be Portobello, Salt Lake Spring, 12”x24,” typical in all cottages.

QUESTIONS & RESPONSES:

1. Amount of Tuckpointing allowance is to be specified by Masonry - Allow for 50%??

RESPONSE: Yes, allowance is to be based on 50% of the masonry area, per general notes on plan.

Refer to masonry specifications. It is anticipated that the gable ends will require the most extensive work, as the limited masonry areas below windows are protected by deep eaves.

2. Please provide a Wall Type Schedule.

RESPONSE: Refer to Life Safety sheet G-02 for wall type legend and notes.

3. A11-02 General Notes indicate "ALL WALL CONSRUCTION IS TO EXTEND TO UNDERSIDE OF DECK

OR STRUCTURE ABOVE, EXCEPT IN THOSE CONDITIONS HAVING GWB CEILINGS ON BOTH SIDES, WHERE IT MAY STOP AT 4" ABOVE DECK. BRACE ALL WALLS TO STRUCTURE @ 48" O.C.

MAXIMIUM." Should this read that walls should extend 4" above finished ceiling?

RESPONSE: That is correct. Non-rated walls may terminate approximately 4” above ceiling in instances having a GWB ceiling on both sides.

4. Is Owner removing all the Appliances , etc or is that to be in Demo package and to be trashed ?

RESPONSE: Yes, the owner will remove all kitchen appliances from the cottage.

5. Is Owner removing all furniture in all Cottage spaces?

RESPONSE: Yes, the owner will remove all furniture. The contractor shall remain responsible for the removal of any window treatments that remain, including at clerestory windows.

6. Soffit shown on Detail 4 / Sheet A17-04 is not referenced on the Reflected Ceiling Plan. Is this soffit intended to be continuous on all exterior walls? Please confirm dimensions of soffit.

RESPONSE: While partially accurate, section 4/A17-04 does not apply per se. Please refer instead to typical sections 1 to 4 on sheet G-05. A continuous small soffit shall be required as shown to enclose structure above new window system. It is anticipated that this soffit may be framed with

6” metal framing, approximately in-line with the existing steel column / frame structure to remain.

It is approximately 2’-0” from the window head to the underside of wood roof decking (Height of deck varies slightly between the two sides of the cottages).

7. Can 1/2" drywall be used for the ceilings?

RESPONSE: 5/8” GWB is recommended, as it is required wherever steel structure is to be wrapped or enclosed by ceilings. However, ½” GWB would be acceptable in locations that do not.

8. Finish schedules indicates 6" wall base throughout except for Janitor's closets, where it calls 4" base. Is this correct?

RESPONSE: The specified 4” wall base shall be acceptable in all locations of VCT and in storage or utility spaces. Refer to graphic floor finish plans and Addendum #1 for locations of VCT flooring.
