About this file
This is Addendum No. 1 for the City of Yachats New Library construction project, modifying the original bidding documents. The bid opening date has been changed from January 9th to January 16th, with all other timing requirements remaining unchanged. The project involves constructing a new library facility, with bidding documents now available at Eugene Builders Exchange, Salem Contractors Exchange, and Northwest Plan Center (Portland). All permits will be obtained by the Owner. The addendum includes multiple technical clarifications regarding windows specifications, electrical services, lighting layouts, and structural foundation requirements.
The project budget is set at $1,200,000 - $1,500,000 with a 5% bid bond requirement. The electrical scope specifies a 200 Amp existing service, with new underground service required. Structural clarifications detail helical pier specifications limited to 15,000 lbs allowable load, with specific requirements for 45-degree battered piers and vertical piers. The site contains significant undocumented fill, requiring piers to extend below this material into sound subgrade. The addendum notes that Addendum No. 2 will be issued on January 7, 2025, and includes various technical corrections to the original specifications and drawings.

DRAWINGS:
Sheet G103 (Division 8), G105(Schedule) & A102(Plan): Windows Type B, interior, are to be tempered, as required, and insulated glass. No need to be Low-e or have a specific U value.
Sheet G103 (Division 8) Exterior glazing typically is 1/8” Low E with Clear glass. South facing windows are 1/4” Low E with Grey Tinted glass.
Sheet G105 (Schedule), Sheet A102 (Plan), Sheets A201 & A202 (Elevations): Windows Type M, change to unequal split with 1/3 operable sash. Typical head height = 7’-0”
Sheet A002 (Utility notes): The existing service is located on the northwest corner of the existing building via an existing electrical service mast. See bid document (page 217) Section 50-00-00 (Division 33)
Sheet A103 Lighting Layout – See Reflected ceiling plan, City of Yachats Library Bidding & Construction Documents [section 26-10-00 (pages 201-211)] Concept Lobby Lighting spec sheet can be found on page 210. 5. An exterior wall sconce (downlight) will be at all exterior doors, material to be stainless steel
6. Existing service is 200 Amps
7. No power to future signage
Structural clarification re: Foundation Piers:
1. The helical pier design is based upon the Geotechnical Report (found in the Project Manual) and each pile is limited to 15,000 lbs (allowable load) but the helical pier design itself is by Contractor.
2. The 45-degree battered helical piers shall be designed for 15,000 lb tension and compression. The vertical helical piers next to a holdown shall be assumed to take both tension and compression loads and for now assume 15,000 lbs ASD for bidding purposes, fine tuning can occur of the tension loads as required later in construction. All other helical piers are taking compression loads only.
3. Please note that the site has a significant amount of undocumented fill and the helical piers are intended to be extended below this material and into sound subgrade that is to be determined and approved by Geotech.
4. Substituting to driven pin piles will be something that needs to be run by the geotechnical engineer and may require a redesign by the structural engineer of the grade beam/foundation design to optimize the structure and reduce piles where we can and increasing the grade beam size to span further distances between piles. The contractor will be responsible for any additional design work required.
5. Driven piles can be loud work is to occur during the hours identified in the Local noise ordinance and as specified in the Project Manual.
Note: Addendum No. 2 will be issued 1/7/2025
