About this file

This is Addendum #03 to RFP 26-003 for Flint Schools, providing clarifications and answers to bidder inquiries regarding maintenance and custodial services. The scope encompasses locksmith services (including lock maintenance, repair, key management, door hardware installation, master key system design, security consultations, and emergency response), carpenter services (requiring a Michigan Builders license or Journeyman's card), general roofing inspections (bi-annual debris clearing from roof drains, not requiring a licensed roofing contractor), and emergency response services for both occupied and vacant buildings. The district clarified that custodial staff will handle minor water pickups and all flood responses, with disaster restoration contractors engaged for large-scale water events involving several inches of standing water. Additional services include weekly mail delivery by the maintenance team, lock maintenance requiring contractor-supplied locksmith expertise, and general facility emergency access support. The contractor may utilize either a box truck or an enclosed trailer for moving purposes and will be expected to supply all consumables during the contract term.

Current staffing compensation ranges from $14–$17 per hour for custodial positions and $18–$31 per hour for maintenance positions. The district recommends both AM and PM supervisors and will consider all alternate pricing options submitted by bidders. Contractors may provide their own vehicles for maintenance staff operations with proof of insurance, or utilize a district-supplied box truck or trailer for moving needs. On-site storage for a UTV is available. The district did not identify specific additional equipment needed to improve current service levels, nor did specific square footage measurements for VT (vinyl composite tile) and carpeted areas. Licensing requirements apply only to skilled tradespersons, not general maintenance staff.
