SECTION C – DESCRIPTION AND SPECIFICATIONS
Thorne Bay Quad 1 Renovation Thorne Bay Ranger District
Tongass National Forest
C.1 Project Scope
A. The scope of this project includes the renovation of four units in Quad 1 in Thorne Bay, Alaska. This work includes ABA upgrades and garage door replacements for the entire Quad Complex.
The intent of this contract is to provide for the complete construction of the project described in the contract. Unless otherwise provided, the Contractor shall furnish all labor, materials, equipment, tools, transportation, and supplies, and perform all work required to complete the project in accordance with drawings, specifications, and provisions of the contract. The measured quantities shown below are approximate for one Quad; Contractor will need to determine accurate quantities:
B. Location: Thorne Bay Ranger District compound is located at 1312 Federal Way, Thorne Bay, AK 99919. Thorne Bay is located on Prince of Wales Island in Southeast Alaska and is accessible by the Inter-Island Ferry Authority from Ketchikan, or air service from Ketchikan.
C. Price range for this project including all option items is between: $250,000 - $500,000.
C.2 General Conditions
A. General: This work includes two 2-bedroom apartments, two 1-bedroom apartments, storage room, boiler room, mud room, common front entry, and common stairs. The Base contract is for the renovation of the four apartments only, with the first floor 2-bedroom unit being upgraded to meet ADA standards. Option 1 of this contract is the common area remodel, which includes mud room, storage room, boiler room, stairs and two hallways.
The work in Option 2 is the window replacement for Quad 1 which includes 16 windows and 4 patio doors. Option 3 includes constructing a wood decking ADA ramp from the main entry. The Quads are numbered sequentially from Quad 1 on the east to Quad 3 on the west. This contract is for the renovation of Quad 1 only.
The contractor shall ensure compliance with all Federal, State and local environmental regulations.
The contractor shall be advised that all fire alarms, smoke and heat detectors shall be protected from dirt, dust and damage during demolition and reconstruction of the facility by covering them with a plastic or other viable covering to prevent these devices from inadvertently being set off by airborne dust and dirt.
DRAFT
The contractor shall provide material safety data sheets (MSDS) for all hazardous materials used on the job site. The contractor shall not dispose of any hazardous materials/waste in any trash receptacle, sanitary sewer, storm sewer, or dispose of hazardous materials/waste by any other means on government property without authorization from the government.
The contractor shall immediately contain, cleanup and report all spills or release of hazardous materials, including all motor vehicle fuels, motor oil, anti-freeze, and hydraulic fluid.
All materials shall be asbestos free, and all paint shall be lead free.
Contractor shall verify all dimensions and materials required prior to ordering.

Second Floor Only Note: Appliances shall be those described on plan sheet A-02 or approved equal.
ABA Changes to Unit 13
1. Swap the label for garage unit 13 to the far right garage unit.
2. Move mechanical room wall at entry to Unit 13 to allow for 12 inches of clear wall space on the push side of the door, next to the handle. Moving this will require utility moves in the mechanical room. See photos for a better understanding of the work involved in this process. The Wall will need to be moved into the mechanical room about 8 inches. (See Plan Sheet A-02)
3. Doors:
i. Ensure all doors have 18 inches of clear wall space on the pull side of the door and 12 inches of clear wall space on the push side of the door, next to the handle.
ii. Replace and widen bathroom and both bedroom doors to a 36” wide interior door. (ABA 404.2.3)
iii. Replace all door handles with ABA compliant door handles.
iv. Adjust closer at entry doors to confirm it takes at least 5 seconds to close from door angle of 90 degrees to 12 degrees (ABA 404.2.8.1)
v. Replace or adjust door thresholds to be less than ½ inch rise. (ABA
404.2.5)
vi. Exterior Doors: Install 12 inch tall kick plate extending the width of the door on the push side (ABA 404.2.10)
4. Bathroom:
i. Adjust bathroom fixtures, plumbing, walls, and doors as shown in the attached plans. Work shall be conducted by a licensed plumber. Work shall also include:
1. The centerline of the toilet is between 16 and 18 inches from a wall or partition (ABA 604.2)
2. The top of the toilet seat is between 17 and 19 inches from the floor (ABA 604.4)
3. The side grab bar is at least 42 inches long with the front end at least 54 inches from the back wall (ABA 604.5.1)
4. Grab bars are mounted horizontally between 33 and 36 inches above the floor (ABA 609.4)
5. Diameter of the grab bar is between 1-1/4 inches and 2 inches (609.2.1)
6. Space between the grab bar and the wall exactly 1-1/2 inches
(ABA 609.3)
7. Flush controls are operable with one hand and are mounted on the wide side of the toilet area (ABA 604.6)
8. The toilet paper dispenser shall be mounted 15 – 48 inches above the floor (ABA 604.7)
9. The toilet paper dispenser center line is 7-9 inches from the front of the toilet (ABA 604.7)
10. Ensure the toilet paper dispenser allows for unobstructed use of the grab bar (ABA 604.7)
11. The lavatory rim or counter surface shall be no higher than 34 inches above the finished floor (ABA 606.3)
12. Replace faucet so it can be operated with one hand without tight grasping, pinching, or twisting of the wrist (ABA 606.4, 309)
13. There shall be a clearance of at least 29 inches from the floor to the bottom of the lavatory sink apron (ADAAG 4.19.2)
14. Hot water pipes and drain pipes shall be insulated (ABA 606.5)
15. Adjust the bottom edge of the mirror to be no higher than 40 inches from the floor (ABA 603.3)
16. Follow all ABA guidelines for shower/bathtubs (ABA 607-610)
5. Relocate light switch controls and thermostat to be a maximum height of 48 inches from the floor (ABA 308)
6. Install raised and in Braille signs for unit numbers on all exterior apartment doors.
All signs to be located on the latch side of the door, and are tactile characters located between 48” and 60” above the floor. (ABA 703.4)
7. Washing Machines and Clothes Dryers shall comply with ABA 611.
8. Kitchen:
i. Install a least one 30 inch section of counter that has: (ABA 804.3.2 & 305)
1. 30” x 48” clear space allowing a forward approach
2. Height of 34 inches above the floor
ii. Adjust the kitchen sink rim to be no higher than 34 inches above the finished floor (ABA 606.3)
iii. Ensure there is a clearance of at least 29 inches from the floor to the bottom of the apron below the sink (ADAAG 4.19.2)
iv. Hot water pipes and drain pipes shall be insulated or otherwise covered
(ABA 606.5)
v. Replace faucet so it can be operated with one hand without tight grasping, pinching, or twisting of the wrist (ABA 606.4, 309)
vi. Modify cabinets to provide 50% of shelf space to comply with ABA 308 forward and side reach (ABA 811, 308.2.2, 308.3.2)
vii. Ensure controls for dishwasher, oven and cook top are located at the front of the appliance (ABA 804.6)
viii. Swap the refrigerators in Units 11 and 13 in order for at least 50% of freezer space to be 54 inches maximum above the floor.
9. Install visual flashing light alarms with existing audible smoke and carbon monoxide detectors.
Chimney Chase Removal: Demo existing chimney chases, protruding wall, and tile on the second floor (2) in Units 12 and 14. On the first floor units, remove chimney patch on the ceiling and over top. Drywall, texture, tape, paint and trim wall flush to existing. Flooring in the area shall be laminate matching the rest of the living room area.

E. Option Item 3: Deck, Stairs, and ABA Ramp
Modify 5’l x 8’w deck at main entry way with stairs, rails and handrails as shown in attached drawing. The ramp shall be 36’l x 4’w ramp with 90 degree turn, rails, and handrails, and shall include the following features:
1. Provide firm, stable non-slip surface (ABA 302.1)
2. Handrails:
i. Provide handrails on both sides (ABA 405.8)
ii. Handrails shall be between 34 and 38 inches high (ABA 505.4)
iii. Width between handrails is a minimum of 36 inches (ABA 405.5)
3. Access aisles shall have a cross slope less than 1:48 (2%) (ABA 405.3)
4. Landings shall have 5’ turning radius. (ABA 405.6)
5. Drawing of ramp provided assumes ending elevation. Adjust as necessary to provide a 1:12 slope (8.33%) to existing grade. (ABA 405.2)
6. Install 12” pad of E-1 gravel at end of ramp to provide smooth transition to existing grade.
F. Option Item 4: Garage Door Replacements Replace up to 12 - 8’w x 7’h garage bay doors and tracks.
G. Damage: Notify the CO immediately if any damage to the Quad is observed. All existing work or facilities damaged by the contractor’s operations, other than facilities to be removed, shall be repaired or replaced by the contractor at no cost to the Government.
H. On-Site Work Hours: 0800 to 1700 Monday through Friday, unless otherwise approved by the CO.
I. Work Schedule: Contractor shall submit a written work schedule showing beginning and completion dates for salient work items to the CO for approval prior to commencing work.
Contractor shall maintain the schedule is up to date and shall provide it to the CO upon request.
The base bid work for this contract shall occur in two phases, beginning with remodeling the 2-bedroom apartments (Units 13 and 14), followed by the 1-bedroom apartments (Units 11 and 12). Contractor shall provide for at least 2 weeks in between each phase to allow the 1 bedroom occupants to vacate the units. Special care shall be taken to minimize disturbance to Forest Service employees who will continue to use the buildings throughout the life of the contract. The Contractor may restrict access to portions of the building and grounds, however any restrictions to access must be first approved in writing by the CO.
J. Contractor’s Use of On-Site Facilities: Contractor will have access to electric power, potable water, and restroom facilities while working on site. Contractor’s use of facilities shall not impede government workflow, nor impose additional cleaning requirements.
K. Clean up: Remove all debris from the site daily. Debris generated by work shall be disposed in accordance with all local, state, and federal regulations.
L. Material Storage: All material shall be delivered, stored, handled, and installed per manufacturer’s specifications and recommendations. Material storage is allowed on-site during construction. Location(s) to be approved by Contracting Officer (CO).

C.4 Submittals
A. All submittals shall be provided to the Contracting Officer for approval, 14 days prior to the start of any work, and prior to ordering any of those materials. The contractor shall provide all submittals electronically to the COR.

C.5 Period of Performance
The completion time will be 180 days after issuance of the Notice to Proceed.

SECTION 1 - DEMOLITION
PART 1 - GENERAL
1.1 DESCRIPTION
A. This section covers the furnishing of materials, labor, and equipment required to partially or entirely remove and/or demolish those items identified on in this contract and restore any disturbed areas or components impacted by demolition.
1.2 JOB CONDITIONS
A. Protection: Ensure safe passage of persons around area of demolition. Conduct operations to prevent injury to adjacent buildings, structures, and persons.
B. Egress: Maintain two paths of egress to any occupied apartment.
C. Damages: Promptly repair damages caused to adjacent structures by demolition or construction operations at no cost to the Owner.
PART 2 - EXECUTION
3.1 DISPOSAL OF DEMOLISHED MATERIALS
A. All debris, rubbish, and other materials resulting from demolition operations and not identified as salvageable by the Owner’s Representative shall be removed and transported to a Contractor-furnished disposal site.
B. Burning of removed materials will not be permitted on site.
SECTION 2 - TRIM
PART 1 - GENERAL
1.1 DESCRIPTION
A. This section covers the furnishing of materials, labor, and equipment required for the installation of finished trim around window openings.
PART 2 - PRODUCTS
2.1 MATERIALS
A. Trim materials to be one of the following or approved other;
a. (Outside) 1” x 3.5” rough sawn wood, primed and painted to match existing
b. (Inside) 1” x 2” Primed and painted wood to match existing trim color
B. Fasteners
a. Use galvanized finish nails designed for the fastening of trim
PART 3 - EXECUTION
3.1 INSTALLATION
A. All new trim is to be primed and painted. Any scuffs in paint from installation are to be repainted.
B. Trim is to be fastened using mechanical means. Pneumatic or manual applications are acceptable means of applying finish nails to trim.
C. Nail heads are to be driven so that the nail heads are flush with the trim surface.
D. Nail heads are to be painted over after installation.
E. Trim splices are to be made with angled joints on the inside, and match trim configuration on the outside. (Outside trim is not angled on adjacent buildings)
SECTION 3 – VINYL WINDOWS
1 PART 1 – GENERAL
1.1 SUMMARY
A. Section includes vinyl-framed windows – horizontal slider.
1.2 SUBMITTALS
A. Product Data and Specifications
a. Vinyl windows - Include construction details, material descriptions, glazing and fabrication methods, dimensions of individual components and profiles, hardware, and finishes for vinyl windows.
b. Qualification Data: For manufacturer and installer.
c. Product Test Reports: For each type of vinyl window, for tests performed by a qualified testing agency.
d. Field quality-control reports.
e. Sample Warranties: For manufacturer's warranties.
1.3 PREINSTALLATION MEETINGS
A. Preinstallation Meeting – Conduct meeting at project site to address the following:
a. Review and finalize construction schedule and verify availability of materials, contractor personnel, equipment, and facilities needed to make progress and avoid delays.
b. Review and discuss the sequence of work required to construct a watertight and weathertight exterior building envelope and any questions relating to the window installation.
c. Discuss coordination of building occupants with work schedule
1.4 INFORMATIONAL SUBMITTALS
A. Qualification Data: For manufacturer and installer.
B. Product Test Reports: For each type of vinyl window, for tests performed by a qualified testing agency.
C. Field quality-control reports.
D. Sample Warranties: For manufacturer's warranties.
1.5 WARRANTY
A. Manufacturer's Warranty: Manufacturer agrees to repair or replace vinyl windows that fail in materials or workmanship within specified warranty period.
B. Failures include, but are not limited to, the following:
a. Failure to meet performance requirements.
b. Structural failures including excessive deflection, water leakage, and air infiltration.
c. Faulty operation of movable sash and hardware.
d. Deterioration of materials and finishes beyond normal weathering.
e. Failure of insulating glass.
C. Warranty Period:
a. Window: 10 years from date of Substantial Completion.
b. Glazing Units: 10 years from date of Substantial Completion.
1.6 DELIVERY, STORAGE and HANDLING
A. Comply with Manufacturer’s/Dealer’s ordering instructions and lead time requirements to avoid construction delays.
B. Delivery: Deliver materials in Manufacturer’s standard packaging for protection of product.
C. Storage & Protection: Store products away from exposure to environmental conditions that may be harmful to materials.
D. Store materials off ground in an upright position. Provide cover from weather and construction activity.
E. Follow Manufacturer’s instructions on label applied to units.

2.5 FABRICATION
A. Fabricate frames and sash with mitered and fusion welded corners and joints.
B. Trim and finish corners and welds to match adjacent surfaces.
C. Provide concealed metal reinforcements in sash frame for attachment of lock mechanism.
D. Factory interior glaze with snap-on mitered PVC glazing stops matching bevels on the sash and frame. Insulated glass units shall be reglazable without dismantling sash framing.
2.6 FINISH

2.7 SOURCE QUALITY CONTROL:
A. Inspect windows in accordance with Manufacturer's Quality Control Program as required by AAMA Gold Label Certification.
3 PART 3 – EXECUTION
3.1 EXAMINATION
A. Examine openings in which windows will be installed.
a. Verify that framing complies with AAMA 2400 (Mounting Flange Installation) & AAMA 2410 (Flush Fin Installation).
b. Verify rough opening dimensions, levelness of sill plate, and operational clearances.
c. Verify that fasteners in framed walls are fully driven and will not interfere with window installation.
d. Examine wall flashings, vapor retarders, water and weather barriers, and other built-in components to ensure weathertight window installation
B. Coordinate with responsible entity to correct unsatisfactory conditions.
C. Commencement of work by installer is acceptance of substrate conditions.
3.2 INSTALLATION
A. Install windows in framed walls in accordance with AAMA 2400 (“Mounting Flange Installation”) and/or AAMA 2410 (“Flush Fin Installation”).
B. Install windows level, plumb, square, true to line, without distortion, anchored securely in place to structural support, and in proper relation to wall flashing and other adjacent construction to produce weathertight construction.
C. Do not remove temporary labels.
D. Install insect screens on operable windows.
3.3 CLEANING AND FINISHING
A. Remove temporary labels and retain for Closeout Submittals.
B. Clean soiled painted surfaces and glass using a mild detergent and warm water solution with soft, clean cloths.
SECTION 4 – INTERIOR PAINT
PART 1 - GENERAL
1.1 DESCRIPTION
A. This section covers the furnishing of materials, labor, and equipment required for the preparation and/or painting of all interior walls and ceilings.
1.2 SUBMITTAL
A. Submit color samples for CO approval prior to ordering materials for project. Submit with other finish samples.
PART 2 – PRODUCTS
2.1 MATERIALS
A. Interior Paint
a. Paint is to be 100% lead free
b. Low VOC
c. Acrylic
d. Semi-gloss or satin
PART 3 - EXECUTION
3.1 APPLICATION
A. Paint is to be applied by rollers or sprayer. Brushes are only to be used for touching up work.
B. All bare wood shall receive one prime coat and two finish coats.
C. New interior surfaces, including gypsum board, doors, trim and shelving, shall receive one prime coat and two finish coats.
D. Kitchen walls shall be washed with degreasing detergent prior to painting.
E. Finished product will be uniform, free of runs, and not allow transparency to existing surface colors.
F. Existing interior surfaces shall receive two coats new paint. Apply additional coats as necessary for complete cover of existing surface colors.
G. New and refinished trim will receive one coat of primer and two coats of finish paint.
Perform painting after all feasible demolition and repair work is complete to eliminate potential damage to the newly painted surfaces.
SECTION 5 - CONCRETE
Concrete for concrete slabs on grade shall have the following characteristics:
• 4,000 psi minimum field strength at 28 days
• Type I or II cement
• Cement content not less than 6 sacks per CY of concrete
• Water content not more than 5 gallons per 100 pounds of cement
• Air content 6%
• Slump between 3” and 5”
Furnish a Certificate with each truckload of concrete delivered to the site, indicating the composition and quality of the mix. Include size and weight of each aggregate, sacks of cement, amount of water, and the amount and kind of any additives included in the concrete. Mix, place, consolidate, and cure and protect in accordance with ACI guidelines.
Prepare, and furnish strength test results for, a minimum of 3 test cylinders. Prepare and test cylinders per ASTM C31 and C39.
SECTION 6 – FINISH CARPENTRY
6.1 Work included: Installation of window trim, countertops, and interior doors. Interior trim is clear fir and exterior trim is clear cedar.
6.2 Install finish interior and exterior trim level and plumb to tolerance of 1/8 inch in 96 inch.
Install adjoining finish carpentry with 1/32 inch maximum offset for flush installation and 1/16 inch maximum offset for reveal installation. Fasten exterior trim with stainless steel nails or screws.
SECTION 7 - DOORS
7.1 Replace interior doors and frames as per Section 1. New doors and frames shall match existing. [Lynden LD3000 pre-hung nonrated; Lynden LD6000 pre-hung 1 ¾ “ thick solid core 20 minute rated]
SECTION 8 - VINYL FRAME SLIDING GLASS DOORS
8.1 Replace exterior doors to decks with new vinyl frame sliding glass doors, similar to those installed in Quad 2 and 3. Prefer frame configuration designed for replacement door installation to minimize damage to exterior siding and existing weather sealing. [Alpine 170 Patio Door with stainless steel roller, “commercial option”, low E glass, argon filled, heavy duty insect screen.]
8.2 Residential grade hardware, finish to match existing door hardware in quality and appearance.
SECTION 9 - EXTERIOR PAINTING
9.1 Prepare all exterior surfaces to be stained according to manufacturers instruction by pressure washing, sandblasting, scraping, wire brushing, washing, and/or sanding. All substrates must be internally dry, and surfaces free of contaminants such as dirt, grease, chalk, mildew, and loose or badly cracked paint.
9.2 All windows, doors, vents, fans, trim, and signs mounted on exterior building walls shall be marked off so that stain is not allowed on these surfaces. Olympic Linseed Oil Water Repellant Semi Transparent Stain, or approved equal, shall be applied on the siding, soffits, and fascia according to manufacturers recommendations for the severity of climate and type of substrate. Back roll sprayed surfaces. The final appearance shall have uniform color.
9.3 Olympic Linseed Oil Water Repellant Semi Transparent Stain, or approved equal, shall be applied on the trim, to the surface of the exterior door and window trim according to manufacturers recommendations for the severity of climate and type of substrate.
SECTION 10 - FLOORING
10.1 Remove and replace all existing vinyl. Also add 3’ x 7’ vinyl (with underlayment) in front of patio door in living room. Install and prepare underlayment under all vinyl to be installed under this contract per sheet vinyl manufacturer’s recommendations.
Vinyl Sheet Flooring shall be ASTM F-1303-95, Grade 1, Type I and II, 12 foot width, 0.020 inches minimum wear layer thickness, 0.080 inches minimum gage, heat-welded seams, color and pattern to be selected by CO from manufacturer’s standard range of products. [Mannington CustomSpec II]
10.2 Install laminate flooring in all living room, hallway, and bedrooms areas. Laminate flooring shall be heavy duty residential grade with stain guard. Colors to be selected by CO from manufacturer’s standard range of products. Color shall be similar to Quad 2 and 3. Remove wood stove hearth and install laminate flooring in its place. SCTION 11 - LAMINATE COUNTER TOPS
11.1 Remove existing countertops. Provide new countertops with high density plastic laminate top with laminate backsplash and beveled hardwood face trim. Provide full color/texture chips for selection by the Contracting Officer. Provide high-pressure plastic laminate, 0.050" thick, general purpose type GP50 with MDO plywood.
11.2 Attach counter tops securely to base units. Countertops shall be custom ordered to fit the space. Spline and glue factory cut joints in counter tops; provide concealed mechanical clamping of joint. Provide cutouts for fixtures and appliances as indicated; drill pilot holes at corners before making cutouts. Countertops shall have integral backsplash with rounded edges.
SECTION 12 - PLUMBING
12.1 Water Closets: white, vitreous china, close coupled, siphon jet, elongated bowl, Dual flush (1.1 gal and 1.6 gal flush, with white seat and cover. Floor to rim height 14-1/2 inches. [Kohler K-3422 toilet]
12.2 Lavatories: Cultured Marble integral sink and countertop [Starrow “Marble” vanity top with “Kailua Kona” bowl]. Single lever faucet and pop-up drain. [Delta Model No. 520-WFMPU].

4.9 FASTENERS

Provide nails or screws, in sufficient length, to penetrate not less than 1-1/2 inches (38 mm) into wood substrate.

4.10 METAL FRAMING ANCHORS
A. Allowable Design Loads: Provide products with allowable design loads, as published by manufacturer, that meet or exceed those [indicated on Drawings] [of basis-of-design products] [of products of manufacturers listed]. Manufacturer's published values shall be determined from empirical data or by rational engineering analysis and demonstrated by comprehensive testing performed by a qualified independent testing agency.
B. Galvanized-Steel Sheet: Hot-dip, zinc-coated steel sheet complying with ASTM A653/A653M, [G60 (Z180)] [G90 (Z270)] [G185 (Z550)] coating designation.

4.11 CONCEALED DECKING FASTENERS
A. Deck Splines: Corrosion-resistant metal or plastic splines that fit in grooves routed into the sides of decking material and are fastened to deck framing with screws. Splines provide uniform spacing of decking material.
B. Deck Clips: Black-oxide-coated, stainless steel clips designed to be fastened to deck framing with screws, and to secure decking material with teeth that also provide uniform spacing of decking material.
C. Deck Tracks: Formed metal strips designed to be fastened to deck framing and to secure decking material from underside with screws. Made from epoxy-powder-coated, hot-dip galvanized steel or stainless steel.
PART 5 - EXECUTION
5.1 INSTALLATION, GENERAL
A. Set work to required levels and lines, with members plumb, true to line, cut, and fitted. Fit work to other construction; scribe and cope as needed for accurate fit.
B. Framing Standard: Comply with AF&PA WCD1 unless otherwise indicated.
C. Install wood decking[ and stair treads] with crown up (bark side down).
D. Install plastic lumber to comply with manufacturer's written instructions.
E. Secure decking to framing with [deck splines] [deck clips] [deck tracks] [or] [screws].
F. Install metal framing anchors to comply with manufacturer's written instructions.
G. Do not splice structural members between supports unless otherwise indicated.
H. Apply copper naphthenate field treatment to comply with AWPA M4, to cut surfaces of preservative-treated lumber.
I. Securely attach exterior rough carpentry work to substrate by anchoring and fastening as indicated, complying with the following:
1. ICC-ES AC70 for power-driven fasteners.
2. "Fastening Schedule" in ICC's International Building Code.
3. "Fastener Schedule for Structural Members" and "Alternate Attachments" in ICC's
International Residential Code for One- and Two-Family Dwellings.
5.2 INSTALLATION OF ELEVATED DECK JOIST FRAMING
A. General: Install joists with crown edge up and support ends of each member with not less than 1- 1/2 inches (38 mm) of bearing on wood or metal, or 3 inches (76 mm) on masonry. Attach floor joists where framed into wood supporting members by using wood ledgers as indicated or, if not indicated, by using metal joist hangers. Do not notch joists.
B. Lap members framing from opposite sides of beams or girders not less than 4 inches (102 mm,) or securely tie opposing members together.
5.3 INSTALLATION OF STAIRS
A. Provide stair framing with no more than[ 3/16-inch (4.7-mm) variation between adjacent treads and risers and no more than] 3/8-inch (9.5-mm) variation between largest and smallest treads and risers within each flight.
B. Treads and Risers: Secure by gluing and [nailing] [screwing] to carriages. Countersink fastener heads, fill flush, and sand filler. Extend treads over carriages[ and finish with bullnose edge].
5.4 INSTALLATION OF RAILINGS
A. Balusters: Fit to railings, [glue, and] [nail] [screw] in place. Countersink fastener heads, fill flush, and sand filler.
B. Newel Posts: Secure to stringers and risers with [through bolts] [lag screws] [countersunk-head wood screws and glue].
C. Railings: Secure wall rails with metal brackets. Fasten freestanding railings to newel posts and to trim at walls with countersunk-head wood screws or rail bolts[ and glue].

6.1 PERFORMANCE REQUIREMENTS
A. Fire-Resistance-Rated Assemblies: For fire-resistance-rated assemblies, provide materials and construction identical to those tested in assembly indicated according to ASTM E119 by an independent testing agency.
B. STC-Rated Assemblies: For STC-rated assemblies, provide materials and construction identical to those tested in assembly indicated according to ASTM E90 and classified according to ASTM E413 by an independent testing agency.
6.2 GYPSUM BOARD, GENERAL
A. Size: Provide maximum lengths and widths available that will minimize joints in each area and that correspond with support system indicated.
