Acord Ice Center Evaporative Condenser Replacement – Construction Documents
This is a construction documents package prepared by Architectural NEXUS, Inc. for Salt Lake County, Utah, for the removal and replacement of an evaporative condenser system at the Acord Ice Center located at 5353 W 3100 S, West Valley City, UT 84120. The project (NEXUS Project #25019, Owner Project #PAR133709) involves demolishing the existing evaporative condenser from the refrigeration room and relocating a new condenser unit to the exterior mechanical yard. The scope of work includes structural support installation and foundations, refrigeration piping modifications, electrical and controls integration, modernization of obsolete system components including replacement of an emergency pressure control box with an automated system, and abandonment of an underground dilution tank in favor of a new above-ground unit. The work is designed to enhance system reliability, safety, and code compliance while ensuring the long-term operational viability of the ice rink's refrigeration infrastructure. Construction shall comply with all Salt Lake County requirements, current general conditions, design and construction standards, and applicable codes including the 2021 International Building Code, 2024 International Mechanical Code, 2024 International Electrical Code, and seismic design standards for Seismic Design Category D.
The construction documents establish detailed requirements for structural steel fabrication and erection, concrete work, special inspections, and coordination among all trades and subcontractors. The structural design accommodates a concentrated condenser load of 12,000 pounds and includes a concrete foundation mat footing (10' x 5' x 18"), hollow structural steel frame members (HSS6x6x1/4 and HSS10x6x1/4), and galvanized structural steel components. Special inspections and non-destructive testing are required for structural steel welds, bolted connections, and concrete construction per IBC Chapter 17 and AISC standards. The contractor is responsible for all coordination between mechanical, electrical, structural, and plumbing systems; field verification of existing conditions; weather sealing; and correction of any deficiencies identified during inspection. Deferred submittals include shop drawings, welding procedures, material certifications, and concrete mix designs subject to architect and structural engineer review prior to fabrication or construction commencement.
