IHS POC

A0001 1 7/17/2026 Technical

I’m reaching out to see if you can help answer a question regarding the roofing membrane for this project. We typically use GAF products and would like to confirm whether they are approved for use on this project.

07/21/2026

The membrane installed must be compatible with the existing roof pvc membrane to ensure a watertight tie in where it may meet portions of the roof that will not be replaced. The product used must be compatibal pvc membrane roofing and must not compromise performance or manufacturers warranty. See SOW paragraphs1.E.

and 2.E.

IHS COR

A0001 2 7/19/2026 Technical

The insulation is specified as both R30 and 7" minimum. R30 is equal to 2 layers of 2.6" ISO (total of 5.2") while 7" would equal R41. We just need to clarify what to install. 07/21/2026

The minimum R-value required is R30. The thinnest insullation over the roof shall meet this requirement.

IHS COR

A0001 3 7/19/2026 Technical

The scope states that the ISO should be mechanically fastened but doesn't clarify how to install the cover board and membrane. Both the cover board and the membrane can be installed by either mechanical fastening or adhesion. I recommend adhering them which provides a better hail resistant assembly.

07/21/2026

The cover board and membrane shall be fastened by adhesion and the insulation should be mechancially fastened. Pine Ridge experiences extremely high wind events and very severe hail.

IHS COR

A0001 4 7/19/2026 Technical

Cover board is readily available in both 1/4" and 1/2" thick boards but the spec does not specify a thickness. I recommend 1/2" as it provides better hail resistance at only a slightly higher cost. 07/21/2026

1/2" cover board shall be installed

IHS COR

A0001 5 7/19/2026 Technical

The spec calls for replacing the parapet flashings. Does this include the existing metal coping cap? The existing metal coping is in good condition and could be reinstalled once the new membrane is installed on the walls.

This would easily save $10,000 - $15,000 in material costs alone. 08/03/2026

The metal coping cap is to be replaced with new for the parapet flashing.

IHS COR

A0001 6 7/19/2026 Technical

Concerning the warranty, we offer various warranties including the 15 year specified in the specification. I recommend clarifying that the Duro-Last 15 Year NDL (No-Dollar-Limit) Supreme warranty is required. In addition to covering the material and labor for 15 years this warranty also covers consequential (interior) damages, all at no extra charge! (See attached warranty sample.)

07/21/2026

See revised SOW paragraph 2.B. for warranty requirements.

IHS COR

A0001 7 7/19/2026 Technical

Is there interest in sustainability? Duro-Last has a "Recycle Your Roof" program (see attached flyer) and the EPDM and ISO could be repurposed through a company called "Repurposed Materials" (repurposedMATERIALS - Largest Industrial Thrift Store in America )

07/21/2026

The contractor is responsible for the disposal of the roof membrane, insulation, and all other removed materials as required by this project.

The method of disposal is not specified. IHS COR

A0002 8 7/23/2026 Technical

Based on the timing situation for solicitation and award, we are concerned about the weather impacting this project. Is the government trying to get this done before winter, or would doing the work next Spring after snow melt be acceptable? 07/29/2026

Priority for this facility is patient safety. It is expected that work may not proceed until snow melt in the early spring. It is imperative that the roof is not exposed to the elements durring inclement weather. That should take priority over having the project complete before the middle of winter.

IHS COR

A0002 9 7/31/2026 Technical

The indication to both adhere and mechanically fasten the cover board is not a tested system for wind ratings. Normal commercial specifications indicate an FM rating such as 1-90. That however only relates to uplift and most manufactures only cover around 56 mph wind speed. Systems and warranties can cover wind speeds of 80 to 90MPH with attachment enhancements. Can you state what wind speed the system will need to be designed for?

08/03/2026

The ultimate design wind speed for Pine Ridge is 90mph based on ASCE wind maps. The system will need to be designed for 90 mph wind speed level and be covered through manufacturer warranty.

IHS COR

A0002 10 7/31/2026 Technical

The indication stated as a class 4 impact resistance is a shingle designation which is not related to commercial roofing. Some manufactures have not tested their products or systems and use class 4 impact resistance to hide that fact. Based on this being a commercial roof assembly can you please state a hail rating of either (SH – Sever Hail) or (VSH – Very Sever Hail).

08/03/2026

A hail rating of Very Sever Hail shall be what the roof assembly is rated and warrantied for.

IHS COR

A0002 11 7/31/2026 Technical

The lightning protection cabling will need to be removed and reinstalled.

Will it be required that the system be certified?

08/03/2026

The lighting protection system does not need to be certified after re-installation.

IHS COR

A0002 12 7/31/2026 Technical

The roof to roof parapet separation walls have an expansion joint provision on top. Will it be required to remove and replace the top wall expansion joint material or can it be left in place and new membrane applied over the top. 08/03/2026

The expansion joint material will be required to be removed and replaced where it occurs over the parapets.

IHS COR

A0002 13 7/31/2026 Technical

Are the solar panels to be reinstalled? It was stated that the existing solar panels currently do not function, will they be required to operate at completion. 08/03/2026

The solar panels do not have to be re-installed on the roof. The contractor is to properly dispose of the solar panels and their appurtences. The contractor is to give the facility an opportunity to keep the solar panel materials before disposing.

IHS COR

A0002 14 7/31/2026 Technical

The existing roof plan provided shows four way tapered insulation sloping to the roof drains. By modifying slopes the tapered insulation will be more cost effective. Can the tapered insulation be redesigned.

08/03/2026

A re-design of the tapered system must come at no additional cost to the project and must be approved by the CO and COR before implementation.

IHS COR

A0002 15 7/31/2026 Technical

The new exhaust fan with high tower air release extension have guy wire sanctions attached over the roof system. Will new sanctions be required? If so will there be a provided manufacture and type of product? What structural element will the sanctions be required to be attached to? 08/03/2026

The exhaust fan shall have a new guy wire kit installed per the manufacturers recommendation. The fan manufactuerer is provided.

The sanctions must attach to metal deck.

IHS COR

A0002 16 7/31/2026 Technical

The color and surface of existing parapet wall flashing is damaged. The color appears to be brown, originally the color would have been either Colonial Red or Burgundy. Please clarify. 08/03/2026

New parapet wall flashing shall be provided for this project by the contractor. Re-using the parapet wall flashing will not be allowed. The color of paint on the new parapet flashing shall be burgundy. IHS COR
