SOLICITATION QUESTIONS/ANSWERS
1. With the small scope of work, will this project need to go through the normal IHS submittal process for the design?
We will need submittals. Required submittals are shown in the SOW. This list is not exhaustive.
2. Will the designer need to provide interior finish specifications?
a. Cabinets? Yes. Submit for approval
b. Flooring? No. Flooring is not included in this project
c. Painting? No. Contractor will provide matching paint if touch ups are necessary for repairs during cabinet installation.
3. What is the current CT suite ceiling type, ACT or hard lid?
Current ceiling is acoustic ceiling tile 2’x2’
4. What is the current height in the CT suite?
Approximately 8’
5. Are they preparing contrast in this space, and is an emergency eye wash required at the sink?
No
6. Please confirm that the new RTU will also use electric for heating.
Yes. The electrical connection will need to be sized once the RTU selection is made depending on the demands on the heating coil. There is an existing electrical connection. To be clear, this project requires the input of an engineer for sizing and is considered a design-build.
7. Please confirm if the new humidifier distributer wand is to be located inside the new RTU, or inside the supply ductwork leaving the RTU.
a. The location of the steam wand is at the discretion of the mechanical engineer. The only requirement is to meet the design requirements listed in the SOW and design documents.
b. If inside the RTU, please confirm live steam is acceptable to be piped up through roof to
RTU.
Depending on the selection. Live steam may be piped through the roof if relevant codes and standards are met. A chase will be necessary if this is the case.
8. Please confirm that the existing return air plenum is to remain as is and a ducted return is not required.
Ducted return is not a requirement. A ducted return could be considered by IHS if the mechanical engineer recommends a preferred alternative.
9. Please confirm which cooling requirement figures to follow:
Meet growth allowance of 33,000 btu. Again, these values are a design consideration for the mechanical engineer.
SF30 Continuation Page 3
a. Minimum, Recommended, or Growth Allowance?
10. What is the type of roofing on the roof?
a. Fully adhered EPDM.
b. Ballasted EPDM.
c. Other?
11. Please confirm if a “curb adapter” would be acceptable if the new RTU does not fit on the existing roof curb. Yes
12. Section C. Statement of Work: 6.C mentions construction of new dry coolers. Please confirm that new dry coolers are not required as part of this project.
This section was mistakenly included. Dry coolers are not related to this project in any way.
Please disregard.
13. Is there existing lightning protection on the roof or RTU currently, and will the new RTU require lightning protection?
Lighting protection is not currently on this small section of roof. Lighting protection should be included on the RTU. Tie into existing nearby lighting protection.
14. Does the existing RTU have existing smoke detection? No
15. Who is the fire alarm provider for this space? Simplex
16. Is there any undercabinet lighting currently or is a new required?
No under cabinet lighting is required. No lighting is there currently.
17. Are existing as-built drawings available for these spaces?
The building was pre-fab. It was not included on the original drawings. The only drawings available are the simple architectural sheets included in the solicitation. Drawings for the areas outside of the ct unit are available.
a. If so, can they be provided in ACAD?
b. Architectural drawings?
c. Structural drawings?
d. Mechanical drawings?
SF30 Continuation Page 4
e. Electrical drawings?
18. Is there a Building Management System in place and if so, which type?
a. I assume building management system is referring to the Building Automation system which controls the buildings HVAC system. If so, yes, the building automation system is Johnson Controls METASYS. You will need to coordinate with JCI to add the new RTU to
METASYS.
b. See SOW –
i. d. Building Automation System: The design builder shall connect the new
RTU to the existing building automation system. The design builder shall install a new combination humidity and temperature controller in the CT unit control room. The new combination humidistat and thermostat shall be connected to the building automation system. The Quentin N. Burdick Memorial Healthcare Facility uses the Johnson Control’s Metasys building automation system.
19. Does the new RTU need to be connected to the BMS?
a. Yes. It should allow control of temperature and humidity from the BAS. Contract JCI to connect system and recommend control points. POC: Brian Metzger: 701-340-7862, brian.metzger@jci.com or Paul Rysted: 701-240-5153, paul.m.rystedt@jci.com
20. We understand the ASHRAE 170-2021 does not require a pressure relationship between adjacent rooms.
a. However, does the new RTU require a power exhaust?
i. A power exhaust is not required. Relief dampers may be required to meet the 2
ACH of outdoor air required for the space.
b. Does the owner want any room pressure monitors in the space?
i. NO
ii. If so, will they just report locally, or do they need to be connected to the BMS?
NO
