SECTION A
PARTITION REMOVAL
I. MEASUREMENT
Work involving the removal of partitions shall be performed on a “unit price per square foot of partition" basis. The area of one and two-sided partitions shall be the actual length times the actual height of one side of the partition, and shall be rounded off to the nearest square foot. No deductions shall be made for windows, doors, etc.
II. SCOPE
1. Provide all labor, materials, and equipment necessary to perform demolition as required in the work order.
2. The impact of products affecting the indoor air quality must be considered when selecting products to be used in renovation/construction projects. Products that reduce emissions from material must be used.
3. Provide all labor, materials, and equipment required to clean and dispose of waste, dust, residue or spoil caused by work required in the work order on a daily basis or more frequently if deemed necessary by the Contracting Officer's Representative (COR).
4. Contents in and on partitions to be removed include windows, doors and frames, wiring, conduit, switches, receptacles, etc. Wiring and conduit shall be removed to nearest junction box. Existing wiring in junction box that is disturbed shall be re-taped. Conduits, wires, plumbing, etc., not terminating in partitions are not part of this contract.
5. Repairs necessitated by removal of partition includes ceiling tiles, plastering, patching, painting to match existing, repairs to floor slab, etc., are the responsibility of the Contractor. Does not include repairs to carpet, floor tile, walls or ceiling systems where walls go through these items.
III. MATERIALS REMOVED FROM PRESENT WORK
1. Materials and items required to be removed but which fully meet and comply with the contract requirements, or are considered suitable by the decision of the Government Representative, may be reused in the contract work.
2. Materials and items required to be removed, and subject to reinstallation or storage, shall be removed in careful workmanlike manner, de-fabricated only as necessary for easy and adequate handling.
3. Materials and items required to be removed, but which are to be retained by the Government, shall be stored within the building premises where directed by the Government Representative.
4. Materials and items required to be removed but not permitted to be reused in the contract work, and not to be stored, shall become the property of the Contractor and shall be removed from the building and premises after an inventory has been certified by the Government Representative.
5. Divert the maximum amount possible of demolition waste from the landfill with a minimum of 50% and a goal of 75% or more. Documentation showing weights and disposition of each recycled material must be provided to the Contracting Officer Representative (COR).
IV. WORK REMOVED
1. See other sections of the specifications for items not included here.
2. Remove metal, glass and metal, demountable and bank type partitions, including doors, hardware and accessories where required, for reuse in the work. Any such items removed and not reused in new work shall remain property of the Government and shall be stored within the building, as designated, by the Government representative. See under respective section.
3. Remove wood and metal stud partitions where required. Contractor is hereby cautioned that wallboard on these partitions is not a reusable item, regardless of condition.
4. All doors and frames shall be removed carefully and if not re-used in the work, shall be stored with hardware including stops and closers packaged, and tied to door, within the building, as designated, by the Government representative. Doors damaged due to Contractor's negligence shall be replaced with new doors to match existing.
SECTION B
PARTITION INSTALLATION
MEASUREMENTS
1. The gross area of a partition shall be the overall measured length multiplied by the measured height and rounded off to the nearest whole square foot.
2. Should the partition to be installed contain glass, windows, or doors, or be intersected by a beam, the area of the opening(s) representing the glass, windows, or doors, or beam shall be subtracted from the overall square feet only if an opening exceeds [24 S.F.].
METAL STUD AND WALLBOARD PARTITION
I. GENERAL
Work covered by this section includes construction of new steel stud and wallboard partitions, floor to ceiling type. Maximum height of partitions will be 14 ft. Partitions shall be constructed on existing finished floor over any type of floor coverings. See Special Conditions for location and extent of work. Partitions will be installed complete with all metal accessories, including mullions, and hardware needed to start, butt, or otherwise terminate, at no additional cost to the Government.
II. MATERIALS
1. Width of studs shall be not less than [2 1/2"] by full height. Splicing will not be permitted. Studs shall have nailable features, or fastenings may be clips or self-tapping screws. Design shall permit placing concealed electrical wiring. Studs shall receive and positively retain screws, nails, staples, clips or other types of accessories, which will hold the gypsum board tight against the studs. Nailable studs may be solid or punched;
single thickness not lighter than 19 gauge steel, double thickness mechanically fastened to form a single number not lighter than 24 gauge steel; box or channel formed, folded or with nailing members locked to web not lighter than 25 gauge. Wire truss studs not lighter than 7 B.W. wire gauge. Screw type studs, box or channel type, punched or solid, not lighter than 25 gauge.
2. Floor and ceiling tracks, bridging, etc., shall be steel, of size and gauge to securely retain studs in place and fully develop the strength of the members. Clips, screws, anchors, nails, etc., shall be manufacturer's standard except as otherwise specified.
3. All ferrous metal should be zinc-coated, cadmium plated, or shop-coated with rust-inhibiting paint. Metal shall be well finished with clean smooth surfaces rolled or formed to shape.
4. Base shall be [4"] or [6"] high, set-on type, rubber or vinyl. Corners shall be preformed. Adhesive shall be manufacturer's standard or shall be as recommended by manufacturer of base.
5. Gypsum wallboard: SS-L-30c, INT.AMD 3, Type III, Grade X, Class 1, Form a, Style 3 for wallboard; all accessories such as metal-edge molding, corner beads, perforated joint tape, premised joint compound, screw clips, etc., shall be manufacturer's standard or shall be as recommended by manufacturer of the wallboard. All gypsum board shall be [1/2"] or [5/8"] thick.
(Work order shall specify size.)
6. Gypsum Board can not contain any added urea-formaldehyde resins.
III. CONSTRUCTION AND ERECTION
1. Fasten runner track on finish flooring and secure runner track to floor with [1/8"] diameter anchor bolts or nails. Place and secure runner track at ceilings and over door openings, under and over borrowed lights or other wall openings that do not extend to floor or ceiling. Runner track shall be securely fastened to ceiling in a manner and method suitable for type of ceiling and as approved by the Government Representative. Additional effort may be required to access areas above ceilings or areas adjacent to construction. Contractor shall gain necessary access, and restore area to finishes prior to entry.
2. Studs shall be erected plumb and straight and shall be secured to floor and ceiling runner tracks with screws, bolts, clips, or other approved device. Studs shall be cross braced with continuous bridging at midpoint to height of ceiling. Spacing of studs shall not be over [24"] on center.
3. An extra stud at each jamb, extending from floor to ceiling, shall be placed adjacent to and as close as practical to door bucks. Double studs shall be bolted together, bolts spaced not over [24"] on center. Door frames shall be securely fastened to double studs near top, bottom, and intermediately not over [24"] on center by bolts or clips, and shall be secured to floor with anchor bolts, 2 per jamb.
4. Studs shall be faced, both sides, with one layer of gypsum board [4' x ½" or 5/8"], placed vertically in one piece from floor to ceiling, secured at all edges, and intermediate bearings at not more that[12"] on center with nails or screws. Heads shall be recessed below level of surface for covering. Screws, if used, shall be bugle head type.
5. All external corners of partitions shall have metal corner beads, with metal or perforated fiber flanges secured with adhesive or by metal accessories and finished with joint compound. Where edges of wallboard meet ceilings and walls, the edges shall be covered with metal moldings secured to the stud of runner.
6. Interior corner and joints between wallboard panels shall be covered with perforated tape embedded in joint compound. After drying, joints shall be lightly sanded and covered with a layer of joint compound feathered out [2"] beyond each sides of tape. Fill all nail or screw heads. After second coat is dry, sand lightly and apply a third coat feathered out [6"] each side of joint. Apply a second coat to nail heads. After drying, joints shall be sanded smooth and a primer coat of paint applied to all surfaces. Upon completion, the walls shall be free from cracks, dimples, and all other defects.
METAL PARTITIONS
I. GENERAL
The work covered under this section includes the removal and installation of existing or Government-furnished metal and metal and glass type partitions and accessories including doors. All materials for partitions will be furnished by the Government, except as otherwise required herein. See “Special Conditions" for location and extent of work. Partitions referred to in this section includes partitions of several manufacturers and types.
Partitions of one type or brand shall not be installed together with partitions of a different type or brand. Generally, partitions are approximately [9'] high.
II. ERECTION OR RELOCATED METAL PARTITIONS
1. Partitions shall be erected in a rigid and substantial manner straight and plumb with horizontal lines, level on top of the finished flooring and floor coverings, against finished walls and ceilings, scribed and neatly fitted to existing building conditions. Units shall be interlocked and aligned at all panel and door unit joints. Floor fastenings shall be concealed and adjustable to variations in floor level. Doors shall work freely and be without sag, warp, or twist. Hardware shall be carefully fitted, adjusted, and left in good working order. Glass and metal surfaces shall be cleaned and left free from scratches or defects. Floor to ceiling reinforcements shall be provided in unsupported runs over 20 ft[6096 mm] in length or wherever necessary to provide adequate support. The Contractor shall furnish floor, ceiling and wall fastenings, anchors and shields and flat steel interlocking shims for the installation and leveling of new and relocated partition. Sizes, lengths, spacings, quantity and quality of materials shall match existing installation. Contractor may reuse existing steel shims at his option. Partitions shall be secured to floors, walls, columns, and ceiling same as existing installation. Additional effort may be required to access areas above ceilings or areas adjacent to construction.
Contractor shall gain necessary access, and restore area to finishes prior to entry.
2. Where existing and filler panels cannot be reused in the work, the Contractor shall supply means to store excess materials in an area designated by a Government representative. End filler panels shall fit neatly into wall post or channel, which is securely fastened to wall or column. End fillers furnished by the Government shall be cut and revised as necessary to provide a rigid and substantial installation.
3. Partitions intersecting at corners shall have corner crown or cornices and corner posts, plinths, etc. Exposed partition panel edges will not be permitted.
III. REARRANGEMENT OF PANELS
The Contractor shall, upon instructions from the Contracting Officers Representative (COR), rearrange individual panels in existing walls to allow for removal or addition of walls to facilitate proper line up of remaining walls. Work shall include removal of baseboard, top mold, various sized panels from the top and bottom track, and reinsertion of these panels to give the exact length of the remaining portion of the wall. Required work shall also include cutting and revising end of fillers as necessary to provide a rigid and substantial reinstallation. The rearranged panels shall be replaced in the track, fastened properly, and shall meet all requirements of a new installation as specified in the above paragraphs.
DEMOUNTABLE METAL STUD AND GYPSUM WALLBOARD SYSTEM
I. EXTENT OF WORK
Provide and install demountable partitions systems as described in the work order or as shown on the drawings using materials and methods specified herein.
II. GENERAL
1. All partitions indicated on the drawings to be pre-finished gypsum board on metal studs shall be erected after all adjacent wall finish, floor finish, base and suspended acoustical ceiling is installed. All other partitions shall be installed before wall finish, floor finish, base and ceiling is installed, unless required by the work order to be installed in another manner.
2. Adjacent surfaces shall be adequately protected from damage during installation of gypsum board, metal studs and furring at no additional cost to the Government. Additional effort may be required to access areas above ceilings or areas adjacent to construction. Contractor shall gain necessary access, and restore area to finishes prior to entry.
3. Provide all accessories required to attach electrical and mechanical boxes and equipment.
4. Demountable partitions shall be installed using pre-finished painted or vinyl gypsum board or unfinished gypsum board, as specified. Pre-finished gypsum board removed from partitions to be deleted may be reused for new demountable partitions if undamaged. At the discretion of the COR, metal studs and accessories removed from partitions to be deleted may be reused on demountable partitions if undamaged. All new material that is used to extend or modify an existing demountable partition system shall match that used in the existing demountable partition system.
III. MATERIALS
Materials shall meet the requirements of the referenced Federal Specifications and the requirements specified herein:
a. Studs: Rolled or formed to two 1/2” [13 mm]deep channel or box shape of steel 0.022 inches [0.56 mm]single thickness. Clips, screws, anchors, runners, and other accessories shall be manufacturer's standard for the system used. All ferrous metal shall be zinc coated.
b. Gypsum Board: Type III, Grade R, Class 3 (vinyl covered), Form a, Style 1 for pre-finished gypsum board. Type III, Grade R, Class 1, Form a, Style 3 for all other gypsum board, except at ceramic tile, which shall have Type IV, Grade R, Class 1, Form a, Style 2 gypsum board. All gypsum board shall be 1/2” [13 mm] or 5/8” [16 mm] thick. (Work order shall specify size.) Color and pattern of vinyl shall be selected after the award of the contract.
Gypsum Board can not contain any added urea-formaldehyde resins.
c. Accessory items for pre-finished gypsum board: Door frames, battens, trim, corners, etc., shall be manufacturer's standard items for demountable partition system. Exposed aluminum surface shall be anodized. Battens, corners, etc., shall be applied on the surface over butt joints in the gypsum board and shall conceal all screws in gypsum board; screws in battens and corners shall be covered with a continuous vinyl insert. Vinyl insert for aluminum battens shall match existing in color.
d. Accessory items for other types of gypsum board: Perforated joint tape, compound, etc., used in finishing surfaces shall be standard items supplied by the manufacturer of the gypsum board.
e. Sound board or sound blanket: Standard product of a nationally known manufacturer with a flame spread rating of 25 or less. Soundboard or blanket shall be furnished as required to provide a sound transmission class of 50 or greater for the partition in which it is to be installed.
IV. SAMPLES
When required by the work order, catalogue diagrams, samples, and manufacturer's literature showing thickness of metal, design and details of construction, fastenings and anchors shall be submitted for approval.
V. PARTITION ERECTION
1. Surface of gypsum board shall be level or straight and free from warp or buckle, molded members shall be straight and true, and miters shall be true in alignment. Fastenings shall be concealed.
2. Fasten runners on floor over a continuous strip of rosin sized paper, full width of runner. Place and secure runners at ceiling and over door openings. Runner shall be secured to studs with bolts or clips.
Additional effort may be required to access areas above ceilings or areas adjacent to construction. Contractor shall gain necessary access, and restore area to finishes prior to entry.
3. Studs shall be single continuous lengths for full height as required by the type partition to be installed. Studs shall receive and securely retain the fastener or other type accessory that will hold the gypsum board tight against the studs. Maximum stud spacing shall be 24” [610 mm] on center for partitions up to 13’ [3962 mm] in height, 16” [406 mm] on center for partitions up to 14’6” [4420 mm] in height and 12” [305 mm] on center for partitions up to 16’ [4877mm] in height. Where existing demountable partitions system is being extended in which the studs are 30” [762 mm] on center, the new studs shall be 30” [762 mm] on center. Headers shall be installed between studs where horizontal joints occur in the gypsum board.
4. Gypsum board shall be continuous single panels from floor to ceiling and shall be 48” [1219 mm] wide nominally or shall match the width of existing wall panels in existing demountable partition systems. Panels shall be cut and trimmed as required over doors. Joints shall occur over studs or headers.
Gypsum board shall be attached with self-tapping drywall screws or drywall nails. Horizontal joints will be allowed in gypsum board that is to be painted or receive vinyl wall covering.
5. All joints in pre-finished gypsum board shall be covered with matching pre-finished battens or corner moldings. Joints between pre-finished gypsum board and ceiling shall be covered with continuous anodized aluminum trim.
All trim may be galvanized material in areas where it will be painted.
6. All joints in gypsum board that are to be painted or receive vinyl wall covering shall be covered with perforated joint tape and joint compound to provide a smooth continuous surface.
7. Installation and assembly shall be in accordance with wallboard manufacturer's data and printed directions except as modified herein.
8. Upon completion, the walls shall be free from cracks, holes, dimples, or other defects.
9. Base shall be 4” [102 mm] or 6” [152 mm] high, set-on type, rubber or vinyl. Corners shall be preformed. Adhesive shall be manufacturer's standard or shall be as recommended by manufacturer of base. Premolded pieces shall be installed on interior and exterior corners. Base between corners shall be one piece or shall be of long lengths with smallest piece not less than 12” [305 mm].
SECTION C
ACOUSTICAL CEILING SYSTEM
Suspended ceiling construction work that requires furnishing and installing suspended ceiling systems shall be performed on a unit-price-per-square-foot basis. No deduction shall be made for the area of lighting fixtures installed within the surface area of the ceiling. The area shall be the product of the measured length times width of the ceiling rounded off to the nearest one-tenth of a square foot. Light fixtures installed with suspended ceilings shall be paid for on a price-per-fixture-installed basis.
II. EXTENT OF WORK
1. Furnish and install new suspended acoustical ceiling system as described in the work order or as shown on the drawings using materials and methods specified herein.
2. Remove, and dispose of, acoustical tile units, including grid system as required by the work order.
III. SUSPENSION SYSTEM
1. Suspension system horizontal members shall be steel. All exposed surfaces of “tee" and wall angles shall be the same width and approximately 1” [25 mm] wide. The grid pattern shall be size required on the work order. When existing ceiling systems are being extended, the grid pattern shall match the existing.
2. Suspension system shall be a standard design of the manufacturer and shall be capable of supporting 8 lbs/SF [383 Pa] uniform load with deflection of not more than 1/360 of the span after it is installed. The suspension system includes all tie wires, hanger wires, “tees", clips, etc., that are required to install the complete grid system ready to receive the ceiling tile.
3. Installation of the various parts of the system shall be in the proper sequence as recommended by the manufacturer, and at the height shown on the drawings. The connections shall be able to resist 100 lbs [445 Newtons] tension or compression and shall also restrain the “tees" against lateral displacement and rotational deflection.
4. The grid system shall be accurately leveled to within 6 mm [1/4"] in 20’ [6096 mm], and shall be continuous from end to end and side to side of the complete zone.
5. All exposed surfaces shall have a baked enamel factory finish, white, ivory-white, or black with color to be selected by Government Representative.
6. Contractor shall install exposed grid system, with main “tees" spaced 2’ [610 mm], 4’ [1219 mm], or 5’ [1524 mm] o/c. and cross “tees" spaced 2’ [610 mm] o/c.
7. Hanger wire shall be #12 guard, spaced 4’ [1219 mm] o/c. and securely anchored into existing ceiling with 4” [6 mm] toggle bolts or 4” [6 mm] lead tap in anchors. Powder actuated fasteners will not be permitted.
IV. ACOUSTICAL TILE
1. Acoustical tile units shall comply with Federal Specifications SS-S- 118A(3) INT.AMD 4, Type III, Pattern d, Class 25, NRC 70 for suspended ceiling. Tile units shall have standard white factory finish and shall be of size required to properly fit the suspension system grid pattern. Thickness shall be 5/8” [16 mm] minimum.
2. Products containing the maximum amount of recycled content shall be used if available. Products should have a minimum of 10% post-consumer recycled content or 20% post industrial recycled content. Products not meeting this requirement must be approved by the COR.
3. Fixtures are to be located where shown on the drawings. Escutcheons shall be provided for opening around fittings. Contractor shall furnish all necessary supports for their materials independent of the suspended ceiling and prior to the installation of the ceiling tile.
4. When recessed or surface mounted fixtures are specified, additional hanger wires shall be provided at each end of the.
5. Cutting of the tile units shall be neatly done as required for pipes, air conditioning ceiling diffusers, lighting, etc., and shall be left clean and undamaged.
6. Ceiling tiles will be recycled. Appropriate documentation must be provided to the COR.
V. SAMPLES
The Contractor shall submit representative samples of the acoustical tile units, and suspension system members, complete with descriptive literature, to the Contracting Officer for approval.
VI. All exposed surfaces of the grid suspension system and tile units shall be clean and undamaged at the time of final inspection of the work by the Government Representative.
SECTION D
DOORS AND FRAMES MEASUREMENTS
1. All units are designated as each size indicated on drawings on purchase orders.
2. Unit price for installing Government or contractor furnished doors and frames includes painting or finishing and installation of Government or contractor furnished hardware.
3. New doors and frames: Prime or stain with two (2) finished coats.
4. Existing doors and frames: Paint or varnish two (2) finished coats to match existing.
5. Unit price for installing doors includes installing all hardware, including Government furnished locksets.
METAL DOORS AND FRAMES
I. SCOPE
1. Provide and install new metal door frames, knock down type, and/or doors as required in work order using materials and methods specified herein.
(Includes prime coat and two finished coats of paint).
2. Install Government furnished metal door frames, knock down or rigid type, and/or doors as required in the work order using materials and methods specified herein.
3. Provide and install metal louvers as required in the work order using materials and methods specified herein.
II. GENERAL
1. When required by the work order, shop drawings shall be submitted for approval. Shop drawings shall show thickness of metal, details of construction, profiles of moldings, reinforcement, locations of hardware and method of anchoring.
2. The following American Standards Association standards shall govern with modifications as specified herein.
a. A 115 American Standard Specification for Door Frame Preparation or Door Locks and Flush Bolts.
b. A 123.1 American Standard Nomenclature for Steel Doors and Steel Door Frames.
3. Doors and frames shall be neat in appearance, free from defects, waves, scratches, cuts, dents, ridges, holes, warp or buckle. Molded members shall be clean-cut, straight and true, with joints coped or mitered, well formed and in true alignment. Exposed welded and soldered joints shall be dressed smooth.
4. Products containing the maximum amount of recycled content shall be used if available. Products should have a minimum of 10% post-consumer recycled content or 20% post industrial recycled content. Products not meeting this requirement must be approved by the COR.
III. PROVISION FOR HARDWARE
1. Provisions for a receiving hardware shall meet requirements of U.S. Department of Commerce Standard CS 242 and American National Standard ANSI A 115 where applicable, with modifications as specified. Reinforcement shall b e of same metal as item to which applied.
2. Minimum thickness of reinforcement for doors and frames in inches are as follows for the following items:
Surface applied hardware [0.0598"]
Lock, latches, and strikes [0.0747"]
Hinges [0.1345"]
Flush bolts [0.0747"]
Door closers (manual or power operated) [0.1046"]
Top and bottom pivots [0.1495"]
3. Welding of hardware reinforcement: Either continuous fillets at both edges of long dimension [1/2"] fillets not over [2"] apart on all contact edges, or spot welds at points not over [2"] apart in both directions of contact surfaces.
4. Hardware shall be shop fitted, either to templates or to the hardware item.
5. Frame anchors, doors, hinges and exit device reinforcement shall meet requirements of ANSI Standard A 151.1.
IV. MATERIALS
1. Materials shall meet requirements of referenced Federal Specifications, American Society for Testing and Materials Standards, and requirements specified herein.
2. Steel sheets: Cold rolled or hot rolled, pickled and oiled, meeting requirements of QQ-S-698(3). May be electrolytic zinc-coated and phosphatized.
3. Thickness of metal: Sheet steel is listed in decimal equivalents of manufacturer's standard gauges. Minimum thickness shall be as follows:
Door frames [0.059"]
Louvers [0.035"] Flush type doors, face sheets [0.047"]
Composite construction Perimeter channels [0.047"]
Surface sheets [0.035"]
Loose moldings and muntins [0.035"]
Sheet metal not otherwise specified [0.047"]
4. Paint: TT-P-615(3), primer coating; basic lead silico chromate, ready-mixed. TT-P-645, primer zinc chromate, alkyd type.
V. FRAMES
1. Steel door frames shall be full welded or knock down type, meeting requirements of CS 242 Federal Specification RR-D-575B and as specified herein. Edges of flanges shall be turned to form retainers for adjustable anchors where frames are set without rough bucks, and to form plaster keys where plaster occurs. Frames to be anchored with flat head expansion bolts shall be counter sunk at anchor bolt locations. Exterior frames shall be provided with a caulking groove approximately [1/4" x 3/8"] in section with closed back.
2. Door frames shall be punched to receive silencers. Cover boxes shall be provided on inside of frame for hardware cutouts.
3. Frame for fire doors shall be full welded type only, of minimum thickness specified for door frames and shall meet classification requirements specified for fire doors.
4. Where wood trim occurs in connection with metal frames, flanges of frames shall be back flanged to receive wood grounds.
5. Frame dimensions shall be as required for the type and thickness of partitions in which frames are installed.
VI. ANCHORS AND FASTENERS
1. Anchors for built-in bucks shall be [2" x 1/8"] flats with turned ends, and shall extend not less than [12"]into masonry unit and tile and [8"] into brick masonry. Anchors shall be bolted to buck s through slotted holes for adjustment.
2. Anchors for rough bucks set in prepared openings shall be [3/8" x 2 ½”] expansion bolts. Anchors for frame set in prepared openings shall be [3/8"] flat head expansion bolts.
3. Anchors for frames or rough bucks set in stud partitions shall be angle or channel sections and engaging both edges of each stud. Fasten to wood studs with round head wood screws and to steel studs with round head machine screws, lock washers and nuts.
4. Anchors shall be placed near top and bottom of each jamb and at intermediate points not more than [25"] apart.
5. Adjustable floor clip angles and removable spreaders shall be provided at bottom of door jambs. Spreaders shall be left in place until the bucks or frames are properly set and secured.
6. Floor anchors shall be [1/2"] diameter, fitted with lock nut and traveling nut for vertical adjustment, extending not less than [2"] into the structural floor. Anchors shall be grouted into concrete slab or fill over steel floor system at no additional cost to the Government.
7. Provide and install concealed fastenings for trim applied to rough bucks.
VII DOORS
1. Doors shall be steel flush hollow metal type or flush panel type as indicated on the work order. Steel doors shall meet requirements of CS 242 with modifications specified herein. Flush doors shall be of fully welded construction with no visible seams or joints on their faces or vertical edges.
2. Door sizes shown on work order are nominal. Sizes shall include standard clearances as follows: [3/32"] at jambs and head; [3/16"] at floor where opening has threshold and [11/16"] at opening without threshold. Where resilient floor covering is shown the thickness is included in the [11/16"] clearance.
3. Meeting stiles of single-swing double doors shall have standard bevel.
4. Internal constructions of the door shall conform to one of the following standard methods:
a. Vertical or horizontal metal stiffeners, or both, rigidly formed members welded to the face panels. Panels with metal stiffeners shall have filler applied to the inside to eliminate metallic sound incident to normal do or operation.
b. Metal stiffeners for flush type doors shall be a minimum of 0.48” [12.2 mm] thick, either channel or Z-shaped sections extending full dimension of door and spaced a maximum of [15"] on center and welded to each inside face of surface sheets, or continuous truss formed core of sheet metal not less than 0.015” [0.38 mm] thick, spot welded to inside face or surface sheets 3” [76 mm] on center vertically and horizontally.
c. Filler for doors with metal stiffeners shall fill all spaces between stiffeners. Panels shall be filled solid.
d. Filler material shall be foamed-in-place insulation, solid mineral insulation or honeycomb. Foamed-in-place insulation shall be a non-burning type in accordance with ASTM Standard D 1692, shall have a compressive strength and a shear strength of not less than 20 psi [137.9 kPa], shall have an insulation to steel strength at least equal to the strength of the insulation, shall be dimensionally stable within plus or minus 5% volume after 24 hour exposure to temperatures ranging from -15 degrees F [282.6 K] to 200 degrees F [366.5 K], shall have no voids exceeding 1/2" in any direction, and shall have a density of not less than 1.8 lbs/cf [28.8 kg/m3].
Solid mineral insulation shall have a density of not less than 20 lbs/cf [320.4 kg/m3]. Honeycomb mineral shall have a crushing strength of not less than 4,000 psf [191.5 kPa], and the lamination shall withstand not less than 1,500 psf [71.8 kPa] surface shear.
5. Fire doors
a. Doors shall have Class B label fire resistance classification. Door and frame construction and type of hardware shall meet requirements of the Underwriters' Laboratories, Inc., for class of door furnished. Proof of such conformance shall be submitted. Label of Underwriters' Laboratories, Inc., will be accepted as evidence of meeting this requirement.
b. In lieu of ULI label, contractor may furnish certificate from an independent testing laboratory, acceptable to the Contracting Officer, attesting that the doors and frames and hardware meet classification standards and test procedures of Underwriters' Laboratories, Inc. Doors and frames shall bear manufacturer's label attesting to conformance to fire resistance classification requirements.
c. Installation of doors and frames, including hardware and operational characteristics shall be in accordance with National Fire Protection Association Standards No. 80 and No. 101.
d. Construction generally shall be as specified for doors of similar type, subject restrictions for the required classes as to maximum size of door and minimum throw of lock or latch. Double doors shall have an astragal welded to the active leaf, except Class A doors which shall have astragals on both active and inactive leaf.
e. Class B label fire doors shall have a minimum rated temperature of not more than 650 degrees F [616.5 K] after 30 minutes of exposure.
VIII. DOOR LOUVERS
1. Louvers shall be made of 20-gauge steel and shall have inverted “V" sight tight vanes with 75% minimum free area. Steel shall have shop coat and be painted to match door color.
2. When louvers are required in a new door they shall be factory installed and shall be an integral part of the new door. When louvers are required in an existing door, the frame shall be adjustable and the louver unit shall be installed from the “Office" side of the door, and shall match existing finish.
IX. INSTALLATION
1. Frames shall be set plumb in correct location and supported so that the finish installation is at the correct elevation, plumb, level, in line, and in the correct location in the wall.
2. Frames set in prepared concrete or masonry openings shall be set attached with 3 anchors per jamb.
3. Frames for fire-rated doors shall be set so the door will swing in the direction of egress, except fire doors from offices into public corridors, which shall swing into the office space.
4. Frames set in demountable or re-locatable partition system shall be set in accordance with printed instructions from the partition system manufacturer.
5. Louvers, when required on the work order, shall be centered between the vertical edges and shall be 10” [254 mm] from the bottom of the door to the bottom of the louver.
X. SHOP PRIME ON STEEL
Concealed and exposed metal surfaces shall be cleaned, chemically treated to provide a strong bond between metal and paint, and given a factory dip, or spray coat of primer. Exposed surfaces shall then be filled and ground smooth, followed by one coat of primer. Each coat of paint shall be baked separately, or oven dried, in accordance with manufacturer's standard practice.
XI. FINISH
1. Finish on metal doors and frames shall be as specified in Section P, Painting and Varnishing.
2. Doors shall be factory templated to receive hinges and locksets where metal frames exist and/or are furnished.
3. Paints and Coatings must meet Green Seal’s Standard GS-11 requirements.
WOOD DOORS
I. EXTENT OF WORK
1. Provide all labor and equipment required to install Government furnished wood doors as shown in the work order or on the drawings using materials and methods specified herein.

II. GENERAL
1. Coordination and correlation of shop drawings, templates, and schedule of doors, frames, hardware, glazing, painting, and finishing necessary to ensure that doors shall be properly finished, machined for hardware and ready to hang shall be accomplished by the approved door manufacturer following receipt of the Contracting Officer's approval.
2. Store doors in fully covered, well-ventilated areas and protect from extreme changes in temperature and humidity.
3. Door frames and finish hardware are specified in other sections of the specifications.
4. Forest Stewardship Council (FSC) certified wood must be used.
III. QUALIFICATIONS
Doors shall be the product of a manufacturer who can furnish supported evidence that he is in business and operating as an individual, company, firm or corporation having a trade name or mark which is recognized by the wood door manufacturing industry and has the capability and sufficient production capacity to meet construction schedules in the production of doors complying with the contract requirement.
IV. SHOP DRAWINGS
Shop drawings and door schedule to be submitted within 45 days following receipt of approval of the door manufacturer.
V. DOORS
1. Doors shall meet the requirements of Commercial Standard CS 171, and Federal Specification LLL-D-581D (1). For natural finish, doors shall be premium grade of face veneer in accordance with CS 171. When laminated panels for paneled doors are furnished, they shall be not less than 3-ply.
2. The species of wood for natural finish doors shall match existing doors.
The species of wood for painted doors shall be paint grade gum.
3. For wood doors that are to be finished natural on one side only, the species and grade of the door shall be as specified for natural finish.
4. Doors shall be [36"] wide by [84"] high [3' x 7']) unless shown otherwise on the work order or drawings. Doors shall be (minimum) [1 3/4"] thick, solid core or hollow core as required by the work order.
5. Fire doors shall be of solid core flush construction and shall meet the performance requirements of the Underwriter's Laboratories for the fire resistance class required and as described in UL (10) for the appropriate class.
VI. GLASS OPENINGS
Where shown, prepare doors for reception of glass. Glass openings for exterior doors shall be flashed and shall have glazed beads back-primed.
Finish woodwork for glass openings shall be solid wood. On doors having transparent finish, same wood species, grade and color of face veneer of door shall be used. On doors having painted finish, wood species and grade, shall be determined by the appropriate quality specified for the door. Muntins shall be tongued into edge strips. Loose bead members and joints in molding and trim shall be mitered at corners.
VII. DOOR LOUVERS
1. Where required, doors shall be provided with louvers of a size to match existing adjacent louvers, centered between the vertical edges and shall be 10” [254 mm] from the bottom of the door to the bottom of the louver. Louvers shall be of 20 gauge formed steel or 16 gauge extruded aluminum and shall have inverted “V" sight tight vanes with 75% minimum free area. Frames shall be adjustable and of the same material as the louver vanes. Louver shall be attached from the “Office" side. Louvers will be installed in cutout in door and secured with 1/4 round wood mold or metal finished to match door.
2. Finish for aluminum shall have natural color anodized coating. Steel shall have shop coat and be field painted to match the door color.
3. Paint grade doors shall receive steel louvers and natural finish doors shall receive aluminum louvers unless required otherwise by the work order.
VIII. ADHESIVES AND BONDS
Adhesives and bonds shall be in accordance with NWMA Standard I.S.1, using requirements for Type II Bonds for interior doors. Adhesives for doors to receive a natural finish shall be non-staining.
Adhesives and sealants must be low VOC (Volatile Organic Compound)Green Seal Standard GS-11 requirement.
IX. TOLERANCES
Allowable tolerances shall meet requirements of CS 171 for size, squareness, and warp or twist tolerance.
X. INSTALLATION
Install doors only after completion of all other work that would raise the moisture content of the doors or damage the surface of the doors. Fit, hang and trim as required by the openings so door will close. Provide a clearance of [1/8"] at sides and top and a clearance of [1/4"] at bottom over thresholds and [1/2"] at other locations unless otherwise shown. The lock edge of doors shall be beveled at the rate of [1/8"] in [2"]. Seal cuts made on the job immediately after cutting, using a clear water-resistant varnish or sealer. Install weather stripping at exterior openings to provide a weather tight installation.
FINISH HARDWARE
1. Provide and install finish hardware as shown in the work order or on the drawings using materials and methods specified herein. (Silencers and hinges to be furnished and installed by the Contractor.)
2. Install Government furnished hardware (locksets, kick plates, closers, doorstops, or latchsets) as required in the work order using materials and methods specified herein.
II. GENERAL
1. The type number specified are taken from the following Federal Specifications and all hardware shall conform to the applicable requirements of the specifications cited, except as herein modified. FF-H-116E-Hardware, Builders' Hinges.
2. Where the finished shape or size of members taking hardware is such that it prevents or makes unsuitable the use of the exact types specified, suitable types shall be furnished having the same quality, operation, and function as the type specified and of ample size for the service required.
3. All modifications in hardware, necessary to meet any special features of the project, shall be made to operate as required to meet functional requirements.
4. Hardware that will be attached to metal shall be made to standard templates so far as is practical. However, to meet special conditions, special templates or actual samples shall be furnished the manufacturers of metal items requiring templates hardware. These provisions shall apply even when the type numbers specified are for non-template hardware.
5. Insofar as is practical, and unless otherwise specified, all hardware for each function or operation shall be the product of the same manufacturer.
III. FINISH
Hardware furnished for each work order shall match the existing hardware in color, finish, and design.
IV. HARDWARE ITEMS
1. Hinges: Types 2125 for doors with natural finish and Type 2127 for doors with paint finish. Template hinges shall be provided when connecting to metal frames. All hinges shall be [4’1/2"] by [4’1/2"] in size.
2. For fire doors only: Type 2102 or 2105 for fire doors with natural finish and Type 2106 for fire doors with paint finish.
3. Door closers: Door closers and accessory items and supplementary pivots and thresholds shall be types, grades, and sizes described in Federal Specification FF-H-121.
SECTION E
ELECTRICAL WORK
1. All units are designated as “each".
2. Removal: Items removed to be retained by the Government shall be stored as directed by the Contracting Officer's Representative. Other materials shall be removed from the premises. Removal includes up to [15'] maximum wiring/conduit to nearest junction box and installation of blank covers if applicable. (Work order will specify type and number of each.)
3. Relocate: Contractor furnished material, unless otherwise noted. Includes [15'] maximum wiring/conduit to nearest junction box. Furnish and install blank covers as appropriate. (Work order will indicate type and number of each.)
4. Installation: Contractor furnished material, unless otherwise noted.
Includes [15'] maximum wiring, conduit, and raceway to nearest junction box.
II. WORK INCLUDED
1. This section includes the removal of existing receptacles, outlets, raceway, conduit, wiring and lighting fixtures; the installation of Government furnished equipment; and the furnishing and installing of lighting fixture s, receptacles, switches, telephone and clock outlets, raceway and conduit as required. Includes [15'] maximum wiring, conduit, and raceway to nearest junction box. Additional effort may be required to access areas above ceilings or areas adjacent to construction. Contractor shall gain necessary access, and restore area to finishes prior to entry.
2. Refer to work order or drawings for the locations, types, and quantities of the above items.
III. GENERAL
1. All conduit shall be concealed where possible. Exposed raceways and outlets in finished areas shall be of the surface metal type. Raceways in concealed or unfurnished areas shall be electrical metallic tubing.
Approved raceways in movable partitions shall be utilized where provided.
2. All materials removed shall remain the property of the Government.
3. Fluorescent ceiling lighting that are T8’s or otherwise are to contain less than 80 pico-grams of mercury per lumen hour.
4. The use of 25 Watt T8 lamps are required.
5. Lighting density should be less than 1 watt per square foot. General lighting density should be a follows:
Public areas within the building: 16-25 foot candles (FC)
Normal work stations, overhead, and task lighting: 42-56 FC
General work areas: 16-26 FC Storage areas: 9-26 FC
6. All lighting systems are to be connected into the Facility Building Automation System for unoccupied mode control, if available.
IV. BRANCH CIRCUIT CAPACITIES
Individual lighting and applicable branch circuit loads shall not exceed 1450 watts for 120-volt circuits, and 3100 watts for 277-volt circuits. Not more than 8 receptacles shall be connected to one circuit.
V. CUTTING AND PATCHING
Cut and repair all walls, floors, and ceilings necessary for the installation of electrical work. Repair all walls, floors and ceilings damaged by the removal of existing electrical equipment at no additional cost to the Government. Paint to match adjacent surfaces, if applicable.
VI. CODES AND GUARANTEE
All work and materials shall comply with the National Electrical Code and applicable local codes.
VII. RACEWAYS
All raceways shall be steel and supported at intervals not exceeding [5'0"].
Wire ties will not be acceptable. Fittings for conduit shall be threaded type; setscrew fittings will not be permitted. Where flexible metallic conduit is used for receptacle and switch installations, a separate green ground wire shall be installed from point to point as prescribed in national electrical code. Minimum [1/2"], maximum [1"].
VIII. WIRE
Minimum conductor size shall be No.12 copper, and maximum No. 10 wire. Branch circuit wiring shall be Type THW, THHN or THHW. Tap conductors with adequate temperature rating shall be used in lieu of branch circuit conductors if a higher rating is required for the fixture connection.
IX. OUTLET BOXES
Standard galvanized steel outlet boxes shall be provided at all outlets for lighting, switching, receptacles, and telephones.
X. UNDERFLOOR DUCT OUTLETS
Fittings required for the installation of telephones and electrical outlets shall be furnished and installed by the Contractor.
XI. RECEPTACLES
Wall receptacles and underfloor duct receptacles shall be 20 ampere, 125 volt, 2 pole, 3 wire grounded duplex type, with double-sided brush contacts for the grounding blade. Receptacles shall be identified by catalog No. 5262 from Hubbell, H&H, Bryant, P&S, or of equal quality. Special receptacles that differ from catalog No. 5262 shall be designated by the Government Representative.
XII. SNAP SWITCHES
Switches for use on incandescent or fluorescent lighting circuits shall be the A.C. general use type, and shall be fully rated 20 amperes at 120-277 volts. Switches shall be quiet type and specification grade.
XIII. WALL PLATES
A wall plate shall be provided for each switch, receptacle, and telephone outlet. Plates shall be of the same material as existing plates or of comparable quality.
XIV. LIGHTING FIXTURES -GOVERNMENT FURNISHED
1. The Contractor shall install new fixtures and lamps furnished by the Government. No fixtures may be connected by means of exposed conduit nipples.
Fluorescent fixtures shall not be supported from the ceiling except in exposed grid acoustical ceilings where added support has been provided for the fixture. All other fluorescent fixtures shall be supported with [1/4"] diameter steel rods attached to the ceiling.
2. Recessed fluorescent fixtures shall be installed with flexible metallic conduit of approximately [6'] in length. The flexible conduit shall connect the fixture to an accessible junction box above the suspended ceiling. Wiring in flex conduit shall be considered as branch circuit conductors.
XV. LIGHTING FIXTURES - CONTRACTOR FURNISHED
New fixtures shall be furnished by the Contractor and installed, as described above. The new fixtures shall be as specified below:
1. Fixture Type “A" shall be ceiling recessed fluorescent, lighting troffer designed for recessing in an acoustical ceiling with exposed tied suspension.
The lighting fixture shall be supported independent of the suspended ceiling.
Lighting fixtures shall be new, modern, energy efficient, high performance, low-brightness, recessed, parabolic type lighting fixtures, with energy efficient lamps and ballast’s. Fixtures shall be designed for optimum efficiency and visual comfort. Fixture size (i.e. nominal [2'x 4'], [2'x 2'], [1' x 4'], etc.) and number of lamps shall be determined by project design requirements.
2. The fixture housing shall be fabricated of not less than 20 U.S. gauge steel, or if of 22 U.S. gauge steel, the housing must have die-formed strengthening rib configurations, or the housing may be fabricated of extruded aluminum sections of die-formed from aluminum sheet.
