RE: 402 Theodore Street, Scranton, PA 18508 City of Scranton Office of Economic and Community Development City of Scranton, Lackawanna County, Pennsylvania

Dear Mr. Connors, Barry Isett and Associates, Inc. visited the property known as 402 Theodore Street, Scranton, PA 18504, on Monday May 19, 2025. During the site visit, the structure was evaluated for demolition.

The evaluation was based on visual inspection of the exterior only. The conditions present in the field the day of the site visit of this structure show various structural and architectural failures that are a hazard to public safety and welfare. The structure is also showing evidence of structural failures including a collapsing roof and damage to wall construction and finishes. The electrical service line is frayed and exposed wire are present. In our opinion, the structure is beyond repairs that exceed 85% or more of the value but is not deemed an emergency demolition.

402 Theodore appears to share a driveway with 371-373 Ferdinand.

Should you have any questions or comments regarding this information, please do not hesitate to contact our office.
