Technical Specifications Summary: Sky Ridge and Ridgegate Erosion Control and Seeding

This document comprises technical specifications for the Regional Transportation District (RTD) in Colorado for erosion control and seeding work at the Sky Ridge and Ridgegate Park-n-Ride facilities. The project addresses significant weed overgrowth and soil stability concerns by clearing debris, preparing soil with amendments, and establishing native, fire-wise vegetation. The work encompasses five primary sections: Selective Site Demolition (removal of existing mulch, vegetation, and irrigation materials), Earthwork (excavation, filling, backfilling, and grading to specified elevations within ±0.1 foot tolerance), Clearing and Grubbing (removal of sod, vegetation, stumps, and roots to 12 inches below finish grade), Soil Preparation (ripping, fertilizing, amending, and conditioning soil to support plant growth), and Seeding (application of approved native seed mixtures with appropriate mulch and tackifier). Contractor submittals are required 30 days prior to material delivery, including demolition schedules, preconstruction photographs, seed mix approvals with certification labels, soil test results, and as-built drawings. All seeded areas must achieve 75 percent coverage of specified grass species within one year of substantial completion, with warranty coverage extending one year and maintenance responsibility assigned to the contractor throughout the warranty period.

The specifications establish comprehensive quality standards requiring contractors to demonstrate not less than three years of successful seeding installation experience and seed suppliers to have not less than five years of experience. Seed must be Pure Live Seed (PLS) basis with specified purity and germination percentages, and all materials including fertilizers and mulch must be delivered in original, sealed containers with manufacturer certifications and compliance with state and federal regulations. Soil testing is mandatory at multiple project phases, including preconstruction analysis of existing onsite soil and imported topsoil, with testing agencies approved by the Project Manager. Fill material compaction requirements vary by application area: 95 percent maximum standard Proctor dry density under pavements and structures, and 85 percent under landscape areas. Seeding operations are restricted to September 1 through consistent ground freeze or spring thaw through May 15, and must be completed last after all other construction tasks. Straw mulch (1,500 pounds per acre) is required on slopes less than 3:1, while wood cellulose fiber mulch (150 pounds per acre) is specified for steeper slopes greater than 3:1, with tackifier and water applications standardized at 100 pounds and 700 gallons per acre respectively.
