About this file

This is a Scope of Work document for the Regional Transportation District (RTD) in Colorado detailing erosion control and seeding services at two Park-n-Ride facilities located in Lone Tree, Colorado. The project addresses significant weed overgrowth and soil erosion concerns at the Sky Ridge and Ridgegate Parkway Park-n-Rides, with work scopes including site clearing and debris removal, soil preparation and amendments, seeding with native fire-wise vegetation blends, straw mulch application, and establishment irrigation. The Sky Ridge Park-n-Ride site encompasses approximately 20,500 square feet (0.5 acres), while the Ridgegate Park-n-Ride site covers approximately 241,000 square feet (5.5 acres). RTD personnel evaluated the sites on December 21, 2023, confirming the presence of multiple weed species including those on Colorado's noxious weed list and visible signs of soil erosion. The contractor must submit a proposed construction schedule and site plan that ensures pedestrian traffic remains unimpeded, as the Light Rail Platform will remain operational throughout the project. The document is dated April 30, 2026, with landscape site plans included as supporting exhibits.

The contractor is responsible for providing all labor, equipment, machinery, vehicles, power tools, consumable supplies, and required authorizations and permits without additional reimbursement. The contractor must maintain 24/7 availability through a designated supervisor and primary contact with response times of 15 minutes for messages and one hour for dangerous or unacceptable conditions. All hazard warning equipment and traffic strobe lighting must be operational on vehicles during work activities. Material Safety Data Sheets (MSDS/SDS) for all products must be submitted for RTD approval prior to use. Upon completion and RTD inspection confirming satisfactory work performance and plant establishment, RTD will issue written notice of final acceptance and finalize warranty periods. The contract specifies that the Light Rail Platform must remain active throughout the project duration, requiring careful coordination and scheduling.

Sky Ridge and Ridgegate Erosion Control and Seeding

Regional Transportation District

Erosion Control and Seeding for Sky Ridge and Ridgegate Park-n-Rides

Date: April 30, 2026

Project Background:

RTD’s maintenance team reported significant overgrowth of weeds and concern for long-term soil stability at the Sky Ridge and Ridgegate Parkway Park-n-Rides. The suggested course of action is to clear the area of weeds and debris, prepare the site with soil amendments, and seed with a native, fire-wise blend as the original design intended.

Summary of Events in response to notification of erosion concern:

• Thursday, December 21, 2023 – RTD visits Sky Ridge and Ridgegate Park-n-Ride to evaluate identified overgrowth and erosion concerns. The area is confirmed to be overgrown with many species of weeds (including some of those on Colorado’s noxious weed list) and signs of soil erosion are present.

* Please refer to all project drawings and corresponding general and technical specifications for specific information.

SCOPE OF WORK

The intent of this contract is to resolve the identified concerns for weed overgrowth, long-term slope stability, and erosion control along the Ridgegate Parkway and Sky Ridge Light Rail Platforms through seeding and establishment irrigation.

This project will include site clearing and haul away of vegetative material and site debris, soil preparation and amendments, seeding (seed drilling if and where possible), and cover with straw mulch. A plan for establishment irrigation will be necessary for the seed to survive and thrive.
