The 12 large tall windbreak glass and metal doors and frame shall be equal (or better) in detail, quality, material, style, color, dimensions, type, etc. as the existing.

Completion Time: 90-calendar days from Notice to Proceed

1) Two historic maintenance buildings (one is a small standalone, the other is attached to a newer half) have painted brick exterior and wood trim elements. The brick and wood elements for both historic buildings need repainting (approx. 980 s.f. small bldg., 1280 s.f. larger bldg.) Numerous sections of brick are severely deteriorated or damaged (especially the lower front of the standalone building) and need to be replaced (remove and replace damaged brick and tuck point new brick). Restore all the exterior paintable brick, wood as well as metal surfaces that are currently painted (except roll up garage doors on both buildings) by removing/scraping the lead-based paint and providing high grade primer and 2 coats of high grade paint (color to match existing). The areas included but not limited to are: gables, louver, fascia, soffits, eaves, trim boards, door and frame, windows (frame and grids), window sill, downspouts, electrical conduit, etc. The work includes lead paint abatement, all preparation work as needed including, the appropriate masking of protected areas. All painting and painting preparation shall be in accordance with the paint manufacturers written recommendations. All painting shall be performed by a licensed painter or painting company that works as full-time painters and has two or more years of experience in painting of buildings. Contractor must have valid historic restoration experience.

a) Removing/scraping the paint off of the brick also includes removing all the loose brick and mortar material to a solid surface. Nearly all of the brick and paint has aged considerably and will have some amount of loose material that will be required to be scraped off (all work related to this is considered incidental to the project). Assume 300 brick will need to be removed, replaced (with new brick) and tuckpointed back into place due to its excessive deterioration. The replacement brick shall match as closely as possible in design, material, texture, dimension and detail. All new mortar for this project shall have the color match with the existing aged mortar.

Complete an initial test section of the brick tuckpointing and obtain COR approval for color and workmanship prior to proceeding with the entire project. It is essential that the proposed work on the historic structure matches the adjacent undisturbed areas. The surface finish tooling pattern of all retuck pointed joints are to match the existing surface finish tooling pattern of the adjacent existing areas of the brick.

b) The work includes lead paint abatement, removing/splicing rotted wood sections (assume 20% of the area needing replacement), caulking around all the framework, minor carpentry work (securing loose boards, splicing in new boards, making sure doors & windows open & close without issue, etc.). The building is historic therefore all salvageable wood materials must be reused (non-rotted section of boards are salvageable). The work includes all preparation work and priming as needed including wall patching of holes and other imperfections as well as the removal and replacement of all furnishings as required to perform the work. Several fascia boards have the gutter and downspouts attached. It will be the contractor’s responsibility to temporarily remove and reinstall the gutters and downspouts back to its original location in order to restore all the painted surfaces (incidental to the project).

2) The interior concrete block walls containing the employee break room and office space in the large storage building, needs the interior walls insulated. Procure and install (approx. 475 s.f. of wall area [approx. 50 l.f x 9.5’H) ¾-inch of Polyisocyanurate rigid foam insulation with a minimum R-Value of 5 such as Rmax Thermasheath, 7/8-inch furring hat channel (galvanized steel) and ½-inch of drywall against the existing block walls. The work includes but is not limited to: working around and providing a smooth transition for the windows and doors, electrical switches, outlets, lights, ceiling (including caulking), etc. Electrical items (switches, outlets, etc.) that require adjusting so as to be flush against the new wall will be considered incidental to the project. The work includes all preparation work as needed including removing the existing flexible wall base as well as the temporary removal (to be re-used) and replacement (re-install) of any items attached to the wall or floor mounted items as required to perform the work (incidental to the project).

a) Provide interior painting to the newly installed drywall (minimum 1 coat of high grade primer and 2 coats of high grade paint) the same color as the existing concrete block walls or as determined by the COR. Provide transition painting as required to blend back to the existing surfaces.

b) Procure and install new flexible wall base around the perimeter of the floor in the areas the old sections were removed. The areas shall also include transitioning back to the existing wall surface. The wall base shall be commercial grade equal (or better) in quality, style, color, dimensions as the existing and installed in accordance with the manufacturer’s requirements and installation guidelines.

3) The committal shelter has 12 tall windbreak steel framed doors with tempered glass that need repainted and their latches and locks replaced with new. The cedar ceiling decking on the interior and exterior needs to be refinished. The two storage doors in the back need to be repainted and properly realigned/adjusted. The skylight leaks and needs to be reset and properly sealed.

a) Each of the 12 tall unique door latches contain a long pin that secures the bottom to a sleeve in the concrete floor and a long pin (flush bolt) in the top of the door that secures it to the upper frame. Each of these latches (2 per door-one to the bottom and one to the top) need to be replaced as well as the lock for each door. The work includes but is not limited to: removing the levers and the long pins and its related hardware components and replace with new equal in quality, style, color, material, dimension, etc. as the existing. The doors and frames will also need to be repainted which includes cleaning, removing/scraping the paint and rust and providing high grade primer and 2 coats of high-grade paint (color to match existing) on all the painted metal areas related to the door and frame (including the grids). The work includes all preparation work as needed including the appropriate masking of protected areas, removing the doors, safely shipping them to and from another location to be worked on, if necessary (incidental to the project). In addition to the work above, 2 tall doors (opposite sides, near the front adjacent to the service seals) are slightly warped and need to be realigned/straightened to properly fit the pin latches into their respective sleeves (incidental to the project).

b) The exterior cedar deck ceiling (approx. 504 s.f [approx.112 l.f. x 4.5’ W] ) and support joists needs to be stripped (also sanded) and resealed with 2 coats of high quality semi-transparent or transparent stain (coordinate with the COR). The exterior decking contains water stains and will require additional effort such as sanding to properly remove (incidental to the project). The contractor is responsible for protecting the adjacent areas from any harm such as from stripping, cleaning, staining, etc). All work shall be completed in strict accordance with the manufacturer’s instructions and recommendations.

c) The two doors in the back storage of the committal shelter (one is a roll-up, the other is a standard hollow metal door) need to be painted. Work includes cleaning, removing/scraping the paint and rust and providing high grade primer and 2 coats of high-grade paint (color to match existing) on all the painted metal areas related to the door and frame (both sides). Also, both doors do not properly open and close and both need to be realigned. Any dismantling of the doors or replacement parts needed to provide a properly operating door is considered incidental to the project. In addition to the above, the handle and lock on the standard hollow metal door does not function properly and needs to be replaced. Procure and replace the handle and lock with the same quality, type, style, color, material, dimensions, etc. as the existing.

d) The skylight currently leaks and needs to be reset. The contractor shall remove and replace (re-use existing) the existing skylight and provide the required flashing, caulking, roofing cement, shingles (if needed), etc. required to properly seal the skylight back to a watertight condition in its designated location. All work related to this i.e., removing the skylight, cleaning the areas around the skylight for a clean seal, resetting the skylight, providing new metal flashing, providing new shingles, caulking, etc. is considered incidental to the project.

4) The route of construction traffic to and from the project site shall be clear of debris at all times as well as the required safety signage and barricades for the safe passage of visitors. Thoroughly clean up the work area at the end of each day’s work and at the completion of the project. Leave the premises clean and free of waste, scrap, used equipment or other material intentionally delivered to the site by the contractor or contractor’s personnel.
