Sheet1 Key: Revised Responses 8/15/24

#QuestionAnswer
There are plans for Polished Concrete floors, but there isn't much detail provided about them. Could you please provide more information about your expectations for this project. The rooms that are scheduled with P-CONC as a finish are maintenance type spaces that need a floor that is sealed and dust free and meet minimum criteria as noted in te VA.Til.
For rooms 164 and 165D – what is base RMB-1?This has been corrected to read "RB-1"
Drawing I103 - Rooms 164 & 165D – finish schedule & finish box state flooring to be LVT1, however graphic shows CPT1. What is correct flooring?Room 164 is to have CPT-1 as the floor finish. 165 D is to have LVT1 as the floor finish.
Window type A is to match existing; do we know the spec for the existing windows? The specifications, ground and 1st floor window drawings is included for clarification
What is the basis of design for window types C and D? The section detail 2/A501 says to refer to the plan for the window spec, but the plan does not specify anything.Window types C & D are for the MSA, it needs to slide as shown on the interior elevations, per VA comments. No cutsheets exist. This is a Wilmington VA standard.
Should we assume that Window type B is a hollow metal frame?Window Type B is a HM frame
Document “S02 – Att 05 - Limitations on Subcontracting” references “Construct Community Living Center” in the header of the document, not “Addition for Mental Health”.PCAC: An updated Att05 has been included with the correct project name "Addition for Mental Health"
Drawing I102 – The type “4” sign detail is obscuring the 2nd signage schedulePettit Group has corrected this issue an will reissue this sheet
Drawings A402, A404, A407, A408, A409 – WC-1? Is this supposed to be AWC-1?Correct - the finish should be AWC-1
Spec. Section 07 27 27 – Fluid Applied Membrane Air Barriers, Vapor Retarding. Please provide more information on where tis is being applied? Is this the same as the polyethylene vapor retarder shown on detail A/S300?Spec Section 07 27 27 would be applicable where portions of the facades are being infilled. This is not the same as the polyethylene vapor retarder shown on detail A/S300. Refer to attached specification for the polysthlyene vapor barrier.
Confirm that there are no auto door operators included in this project. For reference, the description for door hardware type 12C in spec section 08 71 00 states that “ALL HARDWARE BY SECTION 08 17 10, INTEGRATED DOOR ASSEMBLIES AUTO DOOR OPERATOR AND CONTROLS BY SECTION 08 71 13, AUTOMATIC DOOR OPERATORS.” However, the description for door hardware type 12C in spec section 08 17 10 doesn’t include door operators. Please advise.Door opertaors are required for this project. Doors 1120 on the first floor leading into the consult room area.
Please provide more information regarding the Deductive Item #1 scope of work: a. Are all interior walls that extend from the Ground Floor to the 1st floor still being demolished? b. Will stairwell 166 be constructed? c. Will new Ground Floor windows, including window sills (precast and solid surface) and window treatments, still be installed? All interior and perimeter walls and all associated mechanical, electrical and plumbing components whithin the ground floor auditorium will be demolished. However, all supporting structural framing, piles, footing etc. that supports the construction and framing of the 1st floor will need to be maintained/constructed. It is the intention of Bid Deduct #1 to completely demolish all of the non-essential components of the ground floor that does not support framing or bearing support of the 1st floor. This scope will still include Infilling the ground floor so it is leveled (not sloped towards the west side and level with the corridor), apply perimeter drywall (finished, fire rated as required and insulated along colums H, P and 9), lighting, HVAC, sprinkler system, constructing a finish barrier between ground floor ceiling and the 1st floor, and providing a double door entrance into the shelled space. Additionally, the new stairway (166) from the 1st floor to the ground floor is still required along with the associated exterior entrance. Windows on the ground floor elevation is not required as part of this Deduct. To be clear, this bid deduct does not eliminate any scope on the 1st floor.
Where in the mechanical room is the tar vapor barrier located that is mentioned in the Hazardous Material Survey Report? After reviewing the chains of custodies (COC), versus the analysis report for the referenced tar vapor barrier,it was noted that the COC line for 09-18 was blank, so the third-party lab likely assumed that it was ’ditto’ to the previous line for sample 08-17. The main entrance to the mechanical room location appears to be referring to the door caulk 08-17 and 08-16; hence the main entrance description. Vapor barrier located in mechanical room 3092 for sample 09-20 has the positive results (8%). So, 09-19 is inconsequential from a results and location standpoint since it’s homogeneous to the 09-20 sample, which was positive for asbestos. Without seeing the material by being onsite since 2021 we cannot 100% guarantee that the vapor barrier is a black coating on the mechanical room walls. But, from our experiences, a tar vapor barrier is a building material coated on walls and floors and rarely but occasionally on ceilings. The bidding contractors will have to be advised of any black tar vapor barriers in the MER that they have to penetrate for equipment installation or old equipment demo will have to be removed by an abatement contractor prior to impact. The other equipment’s samples all appear as non-asbestos materials. We train our inspectors to specifically identify and describe the materials if it’s on equipment. Vapor barriers are not a mechanical equipment material. But we would not quote that in an RFI. So, in general all black tar barriers found in the MER 3092 need to be addressed as ACM.
Would the lead paint also mentioned in the Hazardous Material Survey Report be considered Lead In Construction?Yes
Drawing T-501 – Technology Symbols calls for a wireless panic button. The hospital standard is a panic button hardwired into the existing Lenel or Bosch Intrusion System.Provide hard-wired panic buttons that are compatible with the hospitals existing duress system. This hardwired system needed to be compatible with the Hospital's exisiting LENEL physical security system.
Does the existing Lenel Access Control Panel have room for expansion?Depending on the quantity of new access card location an expansion may be needed.
Drawing T-502 – The camera spec is not clear (cameras are labeled as A1)Refer to Figure 1 below`
Drawing T-502 – Does this project require new NVR?New cameras will need to be on Avigilon system, new NVR for the renovated 1st floor will be required.
