About this file
This document is a collection of fire protection system inspection, testing, and maintenance reports submitted to comply with California Code of Regulations Title 19 requirements under NFPA 25 standards.
The reports document quarterly and annual inspections of wet pipe fire sprinkler systems and electric fire pumps across multiple buildings at properties located in Mountain View, California (1176 Old Middlefield Way) and Palo Alto, California (3801 Miranda Avenue). Buildings inspected include VA Mountain View, VAPA Buildings 8, 9, 100, 102, 520, Building 4, Building 5, Building 6, Building 7, and Building 10. Inspections were conducted between August 2024 and August 2025 with a CSLB-licensed contractor. Key inspection items include control valves, waterflow alarm devices, supervisory devices, pressure gauges, sprinklers, pipes and fittings, hangers, seismic braces, backflow preventers, fire department connections, and main drain tests. Most systems passed inspection with "P" ratings. Notable deficiencies documented include out-of-date riser gauges requiring replacement, painted sprinkler heads requiring maintenance in Building 100 (with over 20-year-old heads needing testing), missing sprinkler coverage and hose cabinet components in Building 6, and fire pump controller gear operation issues in the VAPA electric fire pump system. Certification statements confirm all equipment was inspected, tested, and maintained in accordance with CCR Title 19 Sections 901-906 and is fully operable except as noted in deficiency sections.
