Offeror Questions and Answers
1. I would like to discuss a potential modification to the floor plan. Specifically, I would like to add a janitor's closet to our design. I understand that this would be designated as our area and not part of the VA's allocated space. Wanted to make sure it was ok for us to add this to the design.
I'm assuming that the HAC room is considered the VA's storage space and not a space for the janitor's closet.
Answer: Yes, it should be included in your design. The Housekeeping Aide Closet (HAC) or Janitor’s closet is a space for the Lessor and will not be used for VA storage.
1a. Should the HAC be included in the ABOA or Rentable Square Feet?
Answer: The HAC should be included in the Rentable Square Feet but not the ABOA Square Feet calculations.
2. 1.04 UNIQUE REQUIREMENTS (OCT 2021)
The offered space will not be considered if it is located in close proximity to residential neighborhoods or industrial areas.
Could you please clarify the following:
· What specific distance is considered "close proximity"?
· Is this distance measured from the building itself or from the lot boundaries?
Answer: This will be determined by the Lease Contracting Officer. Each site will be evaluated on an individual basis.
