About this file

This is a specification document for door hardware and related installation requirements for a federal construction project. The specification establishes comprehensive standards for all door hardware components, including hinges, locks, closers, exit devices, thresholds, and accessory items required for complete door installation and operation at the W.G. (Bill) Hefner Department of Veterans Affairs Medical Center in Salisbury, North Carolina (Project 659-22-405).

The specification mandates compliance with multiple standards including ABAAS (Architectural Barriers Act Accessibility Standards), NFPA 80 and 101 for fire-rated doors, ANSI/BHMA standards for specific hardware types, and UL listing requirements. All hardware must be from the same manufacturer for mortise locksets, hinges, and overhead door closers. Hardware sets are organized by door type and function, with seven specific hardware sets detailed for various applications: exterior electrified general purpose doors, fuel yard doors, generator room doors, MEP rooms, and fire-rated assemblies. Key performance requirements include door opening force not exceeding 22.2 N (5 pounds) per ADA standards, adjustable closing force on closers, 7-pin removable core cylinders keyed to a Grand Master Key System, and specific installation heights for hardware (e.g., locksets and exit devices at 1024 mm from finished floor). Warranty periods vary by component, with locks and latches requiring 5 years, door closers and continuous hinges requiring 10 years, and automatic door operators requiring 2 years. The contractor must conduct a preinstallation meeting at least 30 days before hardware installation and provide maintenance manuals, installation instructions, certificates of compliance, and test reports. All hardware must be delivered in original containers with necessary appurtenances, and a final inspection with demonstration of mechanical and electrical systems is required upon completion.

For new buildings locate hardware on doors at heights specified below, with all hand-operated hardware centered within 864 mm (34 inches) to 1200 mm (48 inches), unless otherwise noted:

Hardware Heights from Finished Floor:

Exit devices centerline of strike (where applicable) 1024 mm (40-5/16 inches).

Locksets and latch sets centerline of strike 1024 mm (40-5/16 inches).

Deadlocks centerline of strike 1219 mm (48 inches).

Centerline of door pulls to be 1016 mm (40 inches).

Push plates and push-pull shall be 1270 mm (50 inches) to top of plate.

Push-pull latch to be 1024 mm (40-5/16 inches) to centerline of strike.

Locate other hardware at standard commercial heights. Locate push and pull plates to prevent conflict with other hardware.

INSTALLATION
