Questions and Responses

1. Please confirm the exact square footage for each room and corridor receiving new LVT flooring and cove base, as shown on Drawing A14. Will a detailed room-by-room area schedule be provided?

a. Room schedule will not be provided. Contractor shall obtain quantities from scaled drawing provided.

2. Please confirm the total number, locations, and types of steam radiators that are to be removed and reinstalled. Does this scope include mechanical disconnection and reconnection?

a. Yes, removal and reinstallation of radiators is required. See Drawing A14 drawing notes 1 and 14. A total number of 2 cast iron radiators are included in this project. A total of 8 fin tubed radiators are fed horizontally with supply/return steam piping and are not connected to any piping floor penetrations for these types of radiators and are not required to be removed to work on the flooring and wall base.

3. Specifications mention a cementitious skim coat to a maximum of 1/4 inch. Please confirm if greater depths should be included or treated as a change condition. Are substrate repairs to be included?

a. See note 6 on drawing A14 which states maximum of ¼” is anticipated on all floors.

b. Substrate repairs are included as part of this contract. Reference specification section 09 05 16 paragraph 2.2.C for application limits and paragraph 3.2.L for tolerances.

4. Please identify which rooms contain multiple flooring layers (e.g., carpet over VCT) and confirm how these should be handled. Will removal of mastic or VCT be compensated separately if discovered?

a. Reference drawing A14 note 3 and specification section 09 05 16 paragraph 3.2.A.2

5. Has asbestos testing been conducted for the flooring and adhesives in the areas of work?

If asbestos-containing materials are found, will abatement be handled by others or included in this contract?

a. All Asbestos Containing Materials (ACM) in the project area has been abated.

6. Please clarify how rubber cove base should terminate at wall transitions, inside corners, and adjacent to tiled wall finishes. Are pre-molded corner accessories required?

a. Reference specification 09 65 13 paragraph 3.3.D

7. Please confirm working hours for this project. Will any work be required outside of normal business hours due to occupancy or operational needs in the affected areas?

a. Hospital working hours are from Monday – Friday from 7:30am – 4:30pm.

Project area is currently unoccupied and will be available during normal business hours. Reference specification section 01 00 00 for other work restrictions such as utility outages and noise/vibration limitations.

8. Section 01 33 23 requires the use of Submittal Exchange. Is Submittal Exchange required on this project? Is the contractor responsible for subscription or access costs, or will the VA will provide access credentials?

a. Section 01 33 23 requires the use of Submittal Exchange. Contractor is responsible for the expense and arrangements necessary and will provide the VA access to the system.

9. Will temporary heating, ventilation, or humidity control be required during flooring installation to comply with manufacturer’s specifications?

a. Contractor is required to comply with all environmental requirements.

Reference specification sections 01 00 00 paragraph 1.16, 09 05 16 paragraph 3.1, 09 65 13 paragraph 1.7, 09 65 19 paragraph 3.1.

10. Is there a required phasing or sequence for the completion of specific areas (e.g., corridors, rooms, occupied zones)? Please provide any required milestone or area turnover dates.

a. Project area is currently unoccupied. The entire project area will be turned over to the contractor upon issuance of Notice to Proceed.

11. Do you want a 4" or a 6" Cove base, as a 4" will require painting to hide the damage for where was the tile cove base removed?

a. The use of 6” cove base to minimize the need for painting and patching is acceptable. If 6” cove base is chosen for use it shall be used in all areas throughout the project.

12. Is the Restroom operational on the floor?

a. Yes.

13. What is the total square footage required for the new LVT installation?

a. See response to Question 1.

14. Please identify the manufacturer and product information for the specified LVT.

a. Basis of design for flooring materials is:

15. Is Room 200 Stair included in the scope of this contract.

a. No, Room 200 Stair is not required and should be removed from the list of rooms on Drawing Sheet A14.
