The Tomotherapy accelerator upgrade and space renovation in room BW254 shall include replacing existing power conditioner, update local audio and video system, modify concrete floor slab, replace floor covering, install a new equipment access in the ceiling, provide new metal studs and drywall around the new access shaft, replace wall covering and paint, replace acoustical ceiling as needed, replace/upgrade lighting as needed, replace casework, replace sink and plumbing, upgrade Medical Gas (Oxygen, air and Vacuum) supply, and upgrade of fire suppression/detection systems as required by code.

Existing HVAC AHU, ductwork, building management system, and split system currently providing conditioned air to the space shall be analyzed to determine if the current system is capable of meeting the new system air conditioning, air flows, and cooling requirements as well as meeting the air conditioning needs of the adjacent spaces. HVAC supply and return ductwork shall be updated to comply with the air flow requirements of the new Tomotherapy system. Consideration should be given for increased air flow with a larger AHU fan drive, and a new Liebert HVAC cooling system in the vault. Existing HVAC ductwork, VAV units, power, control wiring, and chill water piping may need to be relocated to provide clear access for the new equipment access in Work Room BW252.

Existing Medical Gas, and Fire Protection piping may need to be relocated to provide clear access for the new equipment access in Work Area BW252.

A new 5’x9’ skylight/access hatch for equipment access is to be designed above Work Area in room BW252. New equipment access shall be located within room BW252 to minimize relocating existing HVAC ductwork, VAV units, power, control wiring, chill water piping, Medical Gas piping, and Fire Protection piping located above the ceiling. The AE shall provide two (2) design options for the new equipment access.

Option – A, the preferred option, will be to provide a water tight insulated skylight system that is removable for installation of new Tomotherapy Equipment and all future equipment. The skylight shall be designed so that it can be lifted off for equipment access and easily reinstalled maintaining a water tight installation.

Option – B will be to design a removable water tight covered access hatch that can be lifted off and reinstalled. Design all required structural support members for the access opening. The design options shall take into consideration that the skylight/access hatch will be located in parking lot #7 at ground level

(See Attachment C). The design shall provide protection for personnel and protection of the skylight/access hatch itself using curbs, bollards, and/or fencing as needed. AE to locate vaults in Parking Lot #7, and accurately reflect location of vaults on contract drawings.

Provide new air compressor, air tank, and air dryer as required to support the new Tomotherapy Equipment. Locate new air compressor, air tank, and air dryer in Mechanical room BW224 on existing equipment pad/foundation. Specify all required air piping, electrical power, instrumentation and controls wiring as required.

Provide for new sink and plumbing fixtures in the new casework.

Make accommodations for the floor pit drain below the gantry.

The Linear Accelerator #2 in room DW253 will remain in operation during the construction phase and during the installation of the new Tomotherapy Linear Accelerator #1 equipment. Consideration shall be given for work schedule, noise limitations, and vibration restrictions to avoid any disruption of service of the Linear Accelerator #2 or to the Service in general. Excessive noise and vibration as a result of concrete removal, hammer drilling, etc. shall be accomplished on off hours. Provide a phased construction and ICRA Plan as part of the design submission. Minor utility upgrades may be required to accommodate the upgrade to the Linear Accelerator #2 scheduled to be performed after the completion of the renovation to room BW254, and the installation of the Tomotherapy Linear Accelerator #1. Minor upgrades required to the Linear Accelerator #2 – room BW253 shall be included as part of this design.

Construction will be addressed in phases to allow operations to continue during construction to the extent possible. Phasing incorporated as part of the schematic design options and presented during the SD submission. Phasing must work within budget and allow the VA to continue operations at minimal interference.

Detailed phasing drawings and ICRA planning for each phase. Note that ICRA planning will require topping off of existing walls where walls around each phase do not go to deck. Walls, temporary or existing must be floor to deck. The architect shall identify those spaces where topping off of walls is required on the construction drawings, as well as document that the contractor is responsible for 1 hour rated full height walls on all temporary partitions
