Barracks Door and Lock Replacement Questions and Answers
1. Do the new door surfaces require a finish (e.g., stain, clear coat)?
Answer: Yes, stain and clear coat. Door finish should as close as possible match the finish of the existing.
2. What is the desired fire rating (20, 30, 60, or 90 minutes) for the doors?
Answer: All doors shall be at least 20 minutes solid core replacements.
3. Can you confirm that the contract only requires new doors, locksets, and hinges, and excludes door closers?
Answer: Contract requires 47 doors with associated hardware to match existing.
Please see attached drawing to indicate the 47 doors to be replaced. Those marked in yellow are for bedroom doors – the bedroom doors shall be replaced with new solid core doors, with new locksets (BEST compatible to match CG’s cores), hinges and peep sights. Per response to question 7 we would also like to upgrade all room doors to have automatic closures. The two doors marked in red are for wing doors, they will need new handles to match other wing doors, and automatic closures to match existing. The Laundry room is marked in green and has an automatic closure and window which we would like to be replaced in kind (see responses below).
4. Please confirm whether the replacement door openings are required to be fire-rated?
Answer: No, the existing frames will remain and do not need to be certified.
5. If a fire rating is required, please confirm whether the existing frames must receive third-party certification or field labeling, such as Intertek certification, and whether the new doors must be furnished with the Government’s required fire rating.
Answer: No, they will not be certified.
6. Should the doors and frames be fire-rated, please specify the required rating (20, 45, 60, or 90-minute rating)?
Answer: See response to questions above. Doors 20 minute, frames will remain original.
7. Please confirm whether each fire-rated door assembly must include self-closing and self-latching hardware, smoke seals, and a bottom sweep.
Answer: Please include upgrade to self-closures on each of the bedroom doors. All other hardware to match existing.
8. For the upstairs laundry room door, please confirm whether the replacement vision lite must remain the same size as the existing window.
Answer: Request the replacement door be made in-kind. Window should be same/approximate similar size to existing window.
9. Clarify whether the glazing must be wired glass matching the existing condition or clear fire-rated glass.
Answer: Either option is acceptable.
10. Should the door assembly require a fire rating, please confirm the required fire-protection rating for the glazing.
Answer: Glazing shall match the doors ratings.
11. Please confirm whether the small-format interchangeable core, or SFIC, mortise housing must be configured for 7-pin cores.
Answer: Yes, the hardware must match the cores that were presented as an example during the walkthrough which are 7-pin.
12. Please confirm whether the contractor must paint all existing frame areas affected by patching, welding, preparation, certification, or fire-rating label installation.
Answer: Contractor is required to prepare the work area for painting to include primer but not required to apply paint.
13. Please advise whether painting will be performed by others and clarify the contractor’s required surface preparation and finish responsibilities.
Answer: USCG personnel shall conduct the painting of the frames, but all prep work required by what the contractor touches including primer shall be performed by the contractor.
