About this file

This document comprises issued construction drawings for the Bibb County Board of Education (Bibb BOE) Energy Upgrade Project Phase 1A, prepared by MERIK, INC. Building Construction Consultants. The project encompasses roofing system recovery and replacement work at three facilities: Heritage Elementary School, Rutland Middle School, and Rutland High School, all located in Macon, Georgia at 6050 Thomaston Road. The scope of work includes preparation of existing modified bitumen roof systems to receive new mechanically fastened, 60-mil white TPO (thermoplastic polyolefin) roof membrane systems installed over new adhered tapered polyisocyanurate insulation board and a 2-inch mechanically fastened polyiso board layer. Work also encompasses removal and replacement of wet insulation, installation of new flashing systems, gutters, downspouts, copings, and associated sheet metal components. The project includes an independent third-party infrared roof moisture survey to be conducted by the contractor within 30 days of Notice to Proceed, complying with ASTM C1153-97 and verified using ASTM D7954/D7954M standards. All work must comply with current Georgia Building Code (IBC 2024 with Georgia Amendments 2026), IECC 2015 with Georgia supplements, OSHA, and NFPA 241 standards.

The drawing set includes comprehensive details addressing roof plans for Heritage Elementary School and Rutland Middle and High Schools, wind uplift design zones and pressures based on ASCE 7-22 standards with a basic wind speed of 115 mph for Risk Category III exposure, tapered insulation system plans, wet insulation identification maps, and detailed construction specifications for flashing, edge metal, gutters, scuppers, roof drains, curbs, pipe penetrations, and equipment supports. The contractor is responsible for verifying all field dimensions and conditions prior to bid submission, documenting existing conditions before work commences, and protecting building occupants and existing property. A preliminary infrared scan has been conducted by a third party, with results included in the drawings. All construction submittals and field reports from contractors and manufacturers must be submitted within three business days of third-party site visits in Adobe PDF format. The design professional shall determine if enhancements to existing roof material securement are needed to meet specified wind uplift values for new materials only.

LEGEND:

AREA OF MOISTURE

DETECTED IN ROOF SYSTEM

NOTES:

1. IR Roof Scan: The Contractor is to conduct their own roof independent thrid-party moisture survey within 30 days after Notice to Proceed. The roof moisture survey shall per ASTM C1153-97, “Standard Practice for Location of Wet Insulation in Roofing Systems Using Infrared Imaging and verify this survey using ASTM D7954/D7954M, "Standard Practice for Moisture Surveying of Roofing and Waterproofing Systems Using Non-Destructive Electrical Impedance Scanners”. Evaluate all roofs in the scope of work. Mark, with spray paint, areas determined to have indications of trapped moisture on the roof surface. Provide a PDF plan that documents the actual extent and locations of these areas. Provide a written report with photos that documents the locations and extent of moisture. Test result reports are to be copied to Merik, Inc. employees:

Michael Baker, AIA, RRC, baker@merikinc.com Jody Usry, jusry@merikinc.com and Chuck Kilgore, ckilgore@merikinc.com.

2. Wet Area Repairs: Remove existing membrane, insulation, base flashings, and base boards, down to the roof deck and outward until wet insulation is no longer present when evaluated by using a two-pronged moisture meter probe or other approved equipment. Remove in rectangular areas that can accommodate new polyiso insulation board rectangular shapes. Review the metal roof deck and remove any corrosion by wire brush. Reprime and coat brushed area with a compatible galvanizing paint prior to installing new polyiso insulation.

Install, as loose fill, new polyiso insulation board in two layers in the opening. Flush insulation board out with adjacent roof membrane surface height. Seal any gaps over ¼” with roofing two-part foam urethane. Patch by lapping a modified bitumen cap sheet a minimum of 3” on all sides over the opening.
