About this file
This is an Authorization to Advertise document issued by the Collier County, Florida Procurement Services Division for Solicitation No. 25-8424 regarding Real Estate Services. The County seeks proposals from qualified real estate brokers and brokerage firms to provide comprehensive real estate services including property acquisition, leasing, market analysis, easement and property rights acquisition, and related consulting services for all County divisions, the Water-Sewer District, and the Community Redevelopment Agency. Proposals are due March 13, 2026, at 3:00 PM EST, with a pre-proposal conference scheduled for February 20, 2026, at 10:00 AM EST in Naples, Florida. The anticipated contract term is three years with two optional one-year renewal terms. The County anticipates annual real estate transactions exceeding $5,000,000 per fiscal year and reserves the right to award either a single awardee or multiple proposers as deemed in its best value determination.
Contractors must be licensed Florida Real Estate Brokers in good standing with a minimum of ten years of experience in relevant real estate transactions, particularly with public sector clients, and must maintain E-Verify enrollment at time of submission. Fees and commissions will be determined according to fee schedules submitted in response to the RFP and paid only upon successful completion of transactions. All proposers must provide comprehensive insurance coverage including Workers' Compensation, Commercial General Liability at $1,000,000 single limit per occurrence with $2,000,000 aggregate, Professional Liability at $1,000,000 per claim and in aggregate, and other specified coverages, with a bid bond equal to 5% of the cost proposal required. Local vendor preference of 10 points is available for firms maintaining a current Business Tax Receipt from Collier or Lee County with a permanent physical business address in those counties, though this is not a set-aside program and all qualified vendors may respond. The document indicates that budgetary resources have been identified to fund any resulting award and that grantor requirements are not applicable.
