The scope includes equipment supply, installation with proper refrigerant charging and leak testing, thermostat calibration, system testing in both heating and cooling modes, and training on system operation. STATEMENT OF WORK

R1 FRC MINI SPLIT HVAC INSTALLATION

FEDERAL REGIONAL CENTER

63 OLD MARLBORO ROAD, MAYNARD,

MASSACHUSETTS 01754

1 a. Location Work location shall take place in the Front lobby at the Federal Regional Center located at 63 Old Marlboro Road, Maynard, MA. 01754.

b. Period of performance All work shall be completed within 90 days from the Purchase Order award date.

2. Description of work The work consists of providing all labor, transportation, materials, supplies, equipment, tools, and performing all work necessary for Installation of high-efficiency -Hyper-Heat inverter work capable of temperatures as low as -10F with guaranteed operation down to -22F ductless mini-split heating and cooling system ,Equipment with efficiency rating 35 SEER at the Federal Regional Center, Maynard Ma. The working hours are from 6:30 am to 2:30 pm. The contractor shall remain solely responsible for filling in all paperwork with the State and EPA to satisfy all prescriptive and performance requirements in this Statement of Work.

3. Principal Elements

3.1. The contractor shall follow all State and Federal regulations.

3.2. The contractor shall be HVAC/Electrical licensed and insured.

3.3. The contractor shall provide a Schedule of the work to be performed and a duration of each phase of work and attend a pre-job briefing to discuss the scope of work and scheduling.

3.4. The contractor and shall have a primary POC on site while the work is being performed.

3.5. The contractor shall work using OSHA Safety and a schedule of work approved by FEMA prior to the start of the project.

3.6. The contractor and shall be responsible for providing the proper Personal Protection equipment.

3.7. The contractor at the end of each day shall leave the work area clean and tidy prior to leaving for the day.

3.8. The contractor shall be required to coordinate scheduling of work with the government to: (a) minimize disruption. (b) execute the work diligently. (c) commence work under this contract within 10 calendar days after the date the contractor receives notice to proceed. (d) complete the entire work ready for use not later than 60 calendar days after the notice to proceed.

3.9. Contractor and employees must comply with all applicable OSHA standards.

3.10. Security

3.10.1. All persons accessing the site must be in possession of a Real-ID, Passport, or approved Real-ID Alternative Document. Failure to have Real-ID or approved alternative will result in denial to enter facility.

3.10.2. All persons working on site must pass a National Crime Information Center (NCIC) Check. Any person with an incomplete or denied NCIC check will not be permitted to work on site at the facility.

3.10.3. All persons entering the facility are required to undergo an administrative inspection which may include inspection of vehicles, persons, and belongings. Failure to submit to an administrative inspection will result in denial to enter facility.

3.10.4. Firearms, weapons, and other prohibited items will be prohibited from entering the facility.

3.10.5. Photography and video recording are prohibited in the facility.

4. Objective Contractor shall provide all unit Mini Split system sizing based on room’s size, equipment and windows. Contractor must size Mini Split system based on room size of 16 feet x 32 feet with 9-foot ceiling. With glass outer walls measuring 46 feet wide x 9 feet tall of glass windows and doors. Installing a high efficiency -Hyper-Heat inverter work capable of temperatures as low as -10F with guaranteed operation down to -22F ductless mini-split heating and cooling system to improve comfort, energy efficiency, and zone control for the specified space. Equipment with efficiency rating 35 SEER rating. Two indoor wall units and one outdoor condensing unit. At the Federal Regional Center, Maynard MA. All electrical wiring must be included in the work.

5. Project Location 63 Old Marlboro Road, Maynard, MA.01754.

6. Work to be Performed

6.0. Electrical

6.0.1. Powering line voltage from panel R-2-2

6.0.2. Contractor to calculate, verify sizing amps and electrical capacity for wire gauge and breaker size for approximately 200 feet dedicated circuit.

6.0.3. Confirm wall/ceiling structure use independent mounting supports.

6.0.4. Install dedicated breakers and wiring from panel to outdoor unit.

6.0.5. Provide disconnect switch at outdoor unit and any wiring must be in protective piping or liquid tight.

6.0.6. Recommend optimal outdoor unit placement for airflow and service access; final location determined by the COR.

6.0.7. All wiring must be installed in electrical EMT conduit in tunnels, hall ceilings, and supported to electrical codes in any area structure of building.

6.0.8 Installation must follow all national, state, and local electrical codes.

6.1. Equipment Supply

6.1.1 One high-efficiency -Hyper-Heat inverter mini-split system, 35 SEER. The unit system shall meet or exceed the specifications of Mitsubishi Multi-zone 36000 BTU Wall-mounted. Unit shall Include;

6.1.2 Two Indoor wall-mounted units with separate wired wall mounted temperature controls with passcode capability.

6.1.3 Outdoor condenser unit mounted with wall bracket.

6.1.4 Refrigerant lines, insulation, and lines shall be all hidden in slim duct covers both indoors and outdoors.

6.1.5. Contractor must size Mini Split system based on room 16 feet x 32 feet with 9-foot ceiling, With glass outer walls measuring 46 feet x 9 feet tall glass windows and doors.

6.1.6. Contractor must account for existing equipment such as self-service kiosk and screening equipment (x-ray and magnetometer) producing heat in lobby.

Equipment Heat BTU per hour:

6.1.6.1 Smiths Detection X-ray machine - 3,412 BTU per hour

6.1.6.2 Ceia walk through magnetometer (metal detector) -137 BTU per hour

6.1.6.3 Self-service Kiosk - 850 BTU per hour

6.2. Installation

6.2.1. Mount indoor unit(s) securely and level one on each side of front entrance.

6.2.2. Install outdoor unit per manufacturer’s clearance requirements.

6.2.3. Run refrigerant lines, condensate drain, and electrical wiring between units must be protected in slim duct or piping.

6.2.4. Evacuate and charge system to manufacturer specifications.

6.2.5. Seal all wall penetrations weather tight or fire caulking when required.

6.3. Testing & Commissioning

6.3.1. Perform leak test and verify refrigerant charge.

6.3.2. Test heating and cooling modes for proper operation.

6.3.3. Calibration of thermostats and controls and set default temperature settings.

6.4. Training & Handover

6.4.1. Demonstrate system operation to owner.

6.4.2. Provide owner’s manual, warranty documents, and maintenance guidelines.

6.4.3. Final Inspection and Approval (COR must inspect the services/installation upon completion of work and approves the work performed.)

6.5. Exclusions

6.5.1. Structural modifications beyond mounting requirements.

6.5.2. Painting or cosmetic repairs beyond sealing penetrations.

6.6 Warranty

6.6.1. Manufacturer’s warranty on equipment through contractor.

6.6.2. 1 - year workmanship warranty on installation.

6.6.3. A written warranty for the contractor workmanship, minimum, one year coverage defects, and installation, not caused by abuse or building movement.

6.6.4. The contractor shell corrects any defects in materials or workmanship identified during the warranty. No additional cost to the government.
