The Copper Door is a wood-framed, three-story apartment building constructed in 1972 containing 14,368 square feet, with an 800-square-foot addition built in 1998. The project requires contractors to remove the building and all its components to greenfield condition in compliance with City of Boulder code requirements. Contractor submissions must include comprehensive scope details covering permits, performance and payment bonds, labor, materials, equipment, site safety, traffic control, utility coordination, temporary facilities, backfill, compaction, grading, seeding, and irrigation. A full asbestos survey and lead-based paint sampling report dated April 22, 2026, has been completed and is provided to bidders.
Proposals must include a W9 form, certificate of insurance matching the specified insurance requirements in Exhibit A, and any comments regarding the proposed contract terms. Boulder County is exempt from sales and use tax; the selected contractor must submit form DR-0172 to obtain exemption through the State of Colorado. The City of Boulder's sustainable deconstruction requirements serve as the code enforcement authority and are detailed at the provided link. Contractors are responsible for managing and coordinating all utility disconnects and service removals, backfilling and compacting excavations, site grading, and may exclude irrigation and reseeding if performed under a separate contract.
