Permanent preliminary remark of the LB
Unless otherwise stated in the preliminary remarks or item texts, the following regulations apply:
1. Standardized service description:
This bill of quantities (BOS) was created using the standardized service description for building services, version 013 (2021-12), published by the Federal Ministry for Digital and Economic Affairs
(BMDW).
2. Ambiguities, contradictions:
In the event of any ambiguities or contradictions in the wording, the following order of precedence shall apply:
1. Follow-up text of an item (before the associated basic text)
2. Position text (before the preliminary remarks)
3. Preliminary remarks of the underperformance group
4. Preliminary remarks of the performance group
5. Preliminary remarks on the service description
3. Material/product/type/systems:
Building products (e.g. building materials, building elements, building systems) are referred to as materials, while the terms product/type/systems are used for technical devices and systems.
4. Bidder information on materials/products/types/systems:
The materials/products/types/systems offered in the bidder gaps meet at least the technical requirements stipulated or usually assumed in the invitation to tender.
Materials/products/types/systems offered shall be deemed to be part of the contract in the event of acceptance. Changes are only permitted with the express consent of the client.
At the request of the client, the bidder shall provide full proof of the technical requirements stipulated or usually assumed in the specifications (fulfillment of the minimum quality).
5. Exemplary materials/products/types/systems:
If additional exemplary materials/products/types/systems are listed in the specifications for individual items, equivalent materials/products/types/systems may be offered in the bidder gap. The criteria for equivalence are described in the item.
If the bidder does not insert any materials/products/types/systems of its choice in the bidder gap, the materials/products/types/systems listed as examples shall be deemed to have been offered.
6. Approvals:
All materials/products/types/systems used have all the approvals or CE marks required for the project-specific intended use.
7. Scope of services:
Any reference to certain technical specifications shall apply in principle with the addition that legally approved equivalent technical specifications shall also be recognized by the Client, provided that the equivalence is proven by the Contractor.
All services described include delivery, unloading, storage and transportation (carrying) to the installation site and processing or relocation/installation of the materials/products/types/systems.
If special inspections, findings, approvals, operating instructions or documentation are required for the commissioning or use of a service provided, any costs for these are included in the unit prices.
8. Delivery only:
If only delivery has been expressly agreed, transportation to the agreed unloading point shall be

(delivery address) and unloading are included in the unit prices.
9. Only processing or moving/installing:
If only the processing or relocation/installation of materials/products/types/systems has been expressly agreed, the transportation (carrying) from the storage point or from the unloading point to the installation point is included in the respective unit price of the associated processing or relocation/installation items.
10. Floors:
All services apply regardless of the floor.
11. Recycling, landfilling or disposal Unless otherwise specified, materials that are demolished, for example, become the property of the contractor, who is thus explicitly commissioned to recycle, landfill or dispose of the construction waste in an environmentally friendly manner.
12. Working heights:
All work/services are included in the unit prices up to a working height of 4 m.
The working height is the height above floor level (above ground level) or above the installation surface of the climbing aid at which the service to be provided is located.
00 General provisions

0011 Offer conditions
001102 The tendered service will be awarded in accordance with the following provisions:
001102A Award according to ÖNORM A2050
ÖNORM A 2050 (Awarding of contracts for services).
001103 The form of the offers is regulated as follows:
The form drawn up by the tenderer must always be submitted with a legally valid signature. If, from the perspective of the applicant or tenderer, a correction to the invitation to tender (including any health and safety plan) is required, the applicant or tenderer must notify the client of this 14 days before the end of the tender period.
001103A Data carrier exchange
An exchange of data carriers in accordance with ÖNORM is permissible if the tenderer has received a data carrier with the tender specifications from the tenderer.
If the bidder makes use of the option of submitting a data carrier, it is permissible for the bidder to submit its own automated and legally signed bill of quantities instead of the bid prepared on the tenderer's forms.
The minimum content of the printed tender specifications must comply with the provisions of the
ÖNORM.
The data carrier is read in by the tenderer. In the event of contradictions or ambiguities, including technical problems when reading in the data carrier, it is agreed:
-The offer is provisionally recorded on the basis of the written specifications submitted.
The defective or illegible data carrier shall be replaced by the bidder with a defect-free one within a reasonable period of time set by the tenderer.
If the tenderer is unable to submit a defect-free data carrier corresponding to the printed tender in due time, which complies with the provisions of the ÖNORM and can actually be read by the tenderer, the tenderer is entitled to remedy this defect at the tenderer's expense.

If the bidder has submitted his bid on the tenderer's form, it is not necessary to submit a data carrier.
Data carrier: A2063 format
001103C Copies/prints permitted
The tender can be prepared on the tenderer's forms or copies identical in content or own computer printouts with complete long text. In the event of inconsistencies between the form and the copy, the tenderer's form shall apply.
001104 Irrespective of any provisions in laws and regulations or any provisions in the ÖNORM, an offer shall be deemed complete if it contains the following information and documents:
001104A Completeness of the offer
Information provided by the bidder in all price fields provided by the tenderer in the specifications and in any enclosed forms, as well as other evidence and enclosures to the bid required in the invitation to tender.
001112 Proof of financial and economic capacity is required:
001112B Account SVA
Last valid account statement from social insurance institutions and other funds for social contributions.
001114 Proof or assessment of reliability is required.
001114A Criminal record extract
Certificate from an authority (e.g. extract from the criminal record) that no legally binding decision has been issued against the entrepreneur or against physical persons who are active in the management of the company, which calls into question the professional reliability of the entrepreneur.
001125 In implementation of the provisions of the Construction Work Coordination Act (BauKG), the invitation to tender consists of the bill of quantities, any enclosures, and the health and safety plan (SiGe plan) as well as the document for subsequent work.
001125A Safety and health protection
Measures in the health and safety plan are binding. The health and safety plan must be taken into account when calculating the quotation.
Costs for measures that the contractor must carry out in accordance with the health and safety plan are included in the general collective items of the summary of construction site overheads sub-performance group, unless the specifications contain individual items for this in the construction site overheads sub-performance group. It also includes costs that are required for the safety and health protection of the company's own employees due to legal regulations, if these are not included as ancillary services in other items.
The framework dates specified in the health and safety plan or in the specifications are binding specifications for the offer. The exact execution deadlines are determined by the client in consultation with the construction site coordinator and in agreement with the companies carrying out the work. Any difficulties arising from such deadlines within the framework schedule are taken into account.

001180 Z Reservations - Changes - Alternatives
If the bidder wishes to make reservations, changes or alternatives to the specifications, these must be enclosed in a letter accompanying the bid. The new final sum must be immediately recognizable from the accompanying letter at the opening. For similar system components for which make and type are optional, uniform makes are to be offered in order to simplify the stocking of spare parts and maintenance.
001181 Z Seizures
For orders with a contract sum of EUR 70,000 (net production sum) or more, the client must provide security in the amount of 20% of the contract sum in the form of an abstract bank guarantee from a recognized domestic or foreign banking institution.
001182 Z Pricing
The bid price shall be for complete, correct, adequate and professional finished workmanship including all materials, if not specifically mentioned, and in addition bases, labor and related services, including but not limited to the following:
- All machines, tools and equipment, scaffolding, lifting gear, cranes, safety and protective measures
- All packaging, transportation, storage and handling, disposal
- Manual additional work, proceeding in sections with particular caution and care - Construction site protection, which must be carried out in such a way that the protection of third parties is also ensured
- Difficulties or additional costs for e.g. arches and curved shape and additional costs for snow and ice, height, danger and other surcharges.
- Working in confined areas as well as mixing, sealing and fastening materials and the weather-resistant design of all parts and details.
- Protection of components, traffic systems and equipment to prevent damage or injury.
- All measures to protect the listed work against the weather conditions.
- All measurements, construction details and other services and their transfer to the plans for execution.
- Taking natural dimensions and creating the execution and work planning according to natural dimensions
- Protection of already installed elements against soiling and damage until acceptance.
- Compensation of unevenness within the tolerances of the previous work and on adjacent components.
- All connection and adaptation work to adjacent building components, regardless of the execution time, including waste disposal and all material consumption.
- Static calculation (if required) for all statically effective components
The prices include all deliveries and services, including those not specifically mentioned and going beyond the provisions of the ÖNORM standards, which are usually required for proper and professional, complete and ready-to-use execution.
Construction electricity and construction water can be taken from the in-house supply lines free of charge for the contractor.
001183 Z Proof of reliability
The following documents must be submitted in full and in an up-to-date version in the course of submitting the tender in order to prove or assess the bidder's reliability:
• Valid confirmation of the existence of public liability insurance
• Current credit report (showing that no bankruptcy or insolvency proceedings are pending)
• Extract from the company register
• Proof of a valid registration in the SAM system ((contract award management system= contractor register))

The contract documents apply in the following order:

0012 Circumstances of service provision
001201 The following specifications and requirements regarding the manner in which the service is to be provided are deemed to have been agreed and are included in the unit prices of the relevant items.

001203 The following specifications and requirements regarding the manner in which the service is to be provided are deemed to have been agreed and are included in the unit prices of the relevant items.
001203A Special difficulties/facilitations
Special difficulties/facilitations: The building is occupied during the execution of the work and is in operation during the execution of the work. All work must be carried out in consideration of the operational processes and in close coordination with the user.
Slots and openings in the old stock:
ÖNORM EN 1996-1-1 clause 8.6 (2013 edition) is deemed to have been agreed.
The following applies to the load-bearing wall and ceiling structure of the existing building (walls, columns, vaults, ceilings, etc.):
All construction details (openings, slots, drill holes, etc.) in the general planning for measures on this structure are binding and can only be changed after approval by the structural engineer or the general planner.
Vertical slots can be made up to a maximum depth of 3 cm without clarification with the structural engineer. Horizontal slots are not permitted, with the exception of a maximum depth of 2 cm for masonry at least 17.5 cm thick after approval by the structural engineer.
Openings must always be made using diamond tools and construction methods that are gentle on the structure (cutting, drilling, milling).
In cases where it is not possible to work with such tools, it is also possible to work manually with light equipment on special (written) instructions from the structural engineer. The pipe systems / support systems, etc. laid in the slots may only be clamped mechanically (plaster, quick cement not permitted).
All fixings: Special fixings such as injection anchors / adhesive anchors must be taken into account due to the existing masonry.
Installation must be carried out under the following difficulties in existing buildings: Rooms with low ceiling heights, short pipe sections, installation in cavities, difficult installation due to third-party installations, installation in existing suspended ceilings, etc.
The work area must be secured during operation by means of barrier tapes, warning signs, etc.
The work area must be continuously secured and removed daily once the work has been completed.

001290 Z Payment
The Contractor must submit a detailed quotation calculation to the COR after the order has been placed. The quantities and materials actually delivered and processed shall be invoiced. The services shall be invoiced after completion of the same and acceptance free of defects with a final invoice with a separate detailed cost statement.
The Contractor must submit invoices according to the progress of the work, based on the percentage of work already performed. If it is determined by the client that the invoiced amount is incorrect, the company must submit a corrected invoice within seven days.
The Contractor must identify its last invoice as the final invoice. The final invoice should show the final payment resulting from the existing contract including all modifications, if any. The final invoice should also include the Contractor's Release of Claims Certificate as well as warranty claims and other guarantees and documents to be submitted for finalization.
The terms of payment according to the order letter shall take precedence
001291 Z Service provision
By signing the offer, the contractor confirms that he has all the necessary materials, labor, equipment and facilities as well as the necessary knowledge to be able to carry out the required services professionally and on time.
The deployment of labor and machinery must be adapted to the respective requirements of the construction progress.
The contractor is responsible for the daily cleaning of the construction site. Construction schedules should be drawn up in such a way that they do not disrupt the normal embassy operations.
Any delay or stoppage in the work, even if caused by the Embassy, will not result in any additional costs. All employees of the Contractor shall comply with the rules, instructions and requirements of the Embassy. The Contractor accepts all responsibilities in connection with its activities.
The contractor is responsible for verifying all details, measurements and quantities required for his work and is also responsible for any inaccuracies resulting from unforeseen circumstances and the resulting costs. International, Austrian and American building codes and standards and/or specifications shall apply to all work performed by the Contractor.
The Contractor shall be liable to the Embassy in accordance with applicable law for any damage to the Embassy caused by the Contractor's negligent performance of the services under the Contract.
The rights and remedies resulting from this Agreement in favor of the Embassy are in addition to any other rights and remedies provided by law.
001292 Z Partial awards - Settlement
It is possible that various tendered partial services are not carried out at the decision of the client or are carried out in a different time frame.
The contractor cannot derive any additional claims from this and must provide the remaining services at the unit prices valid on the basis of the invitation to tender.
The quantities and materials actually delivered and processed are invoiced.

001301 The following specifications and requirements regarding the manner in which the service is to be provided are deemed to have been agreed and are included in the unit prices of the relevant items.
001301A Description of the service
Summary description of the service: This project concerns the Chief of Mission Residence (CMR) of the United States of America at Weidlichgasse 1-5, 1130 Vienna, Austria. The residence, a landmarked villa built in 1931, was acquired by the U.S. government in 1950 and is listed on the Culturally Significant Buildings Register of the US State Department listed.
The aim of the project is to implement the Architectural Barriers Act (ABA) in order to ensure barrier-free access to the residence. The plan is to install an elevator with a vestibule in front of it (vestibule) to provide barrier-free access from the garden level via the first floor (semi-public area) to the upper floor (private area). There is currently no barrier-free connection between the floors, which makes it impossible for people with limited mobility in particular to use the building.
For the elevator construction, the supply lines for electricity, water, sewage and gas in the affected area must first be relocated. The elevator will be housed in an external tower made of a steel and glass construction, as will the vestibule in front of the elevator. The latter serves as a thermal airlock to protect against the ingress of cold and moisture. Access is controlled via the outer door of the vestibule. To ensure privacy, the glass surfaces of the elevator car are made of electrochromic or frosted glass. The materials and technical standards used comply with European norms, which also meet the requirements of the ABA.
ELECTRICAL ENGINEERING:
1. Installing the power supply for the elevator Installation of a separate power supply for the elevator, including all necessary cables, protective devices and connections to the main distribution board.
2. Lighting and control in the vestibule Installation of lighting equipment in the vestibule.
Integration of a control system (motion detector) for efficient lighting control.
3. Electric heating Supply and installation of electric radiators for the elevator shaft and electric underfloor heating for the vestibule.
Installation of a control system (e.g. thermostats or automatic controllers) for temperature control.
4. Dismantling existing electrical installations Professional dismantling and removal of existing electrical installations, in particular the alarm contacts on two windows that are being converted into elevator doors.
5. Reinstalling the alarm contacts New installation of the alarm contacts on the two access doors to the vestibule to maintain security.
6. Alarm system Delivery, installation and commissioning of a wireless alarm system. Monitoring of four doors by the system for reliable intrusion detection.
7. Workshop drawings and assembly planning Preparation of workshop drawings and detailed assembly planning for all the above-mentioned systems and components.
8. Testing, commissioning and documentation Carrying out all necessary electrical and functional tests. Commissioning the systems and components.
Issue of certificates of conformity, installation book and a comprehensive electrical report.

0014 General provisions
The mutual rights and obligations of the contracting parties are set out in all documents on which the conclusion of the contract is based.
001401 The following ÖNORM standards are agreed as the contractual basis.
001401B Z Contractual basis ÖNORMEN
The ÖNORM B 2110.
US laws and standards are applied if they are specifically mentioned in the specifications or if a higher quality of execution is derived from compliance with them.
001402 The unit, lump-sum and direct prices offered in the list of services shall apply as:
001402C Z Fixed prices
All services listed in these specifications are agreed as fixed prices. The prices quoted are binding and include all expenses required for the proper execution of the services.
The fixed price shall apply until the complete and defect-free handover of the work to the client (project completion). Additional claims due to calculation or other planning errors are excluded unless changes or extensions to the services have been agreed in accordance with the contractual provisions.
001497 Z Law, contractual disputes
The performance of this contract shall be governed by U.S. law. Contract disputes shall be settled in accordance with the U.S. Contract Disputes Act of 1978, as amended (U.S.C.601-613).
With the order, the contractor assumes full and unlimited responsibility for the correct choice and processing of the most suitable, flawless materials as well as for the proper and professional execution.
All relevant ÖNORM standards, laws and ordinances (e.g. employee protection laws, construction worker protection ordinance, etc.), official requirements, regulations and orders, the guidelines, descriptions, processing instructions and data sheets of the manufacturing plants as well as the recognized rules of the trade and technology shall be binding for the provision of services in the latest valid version. US laws and standards shall apply if they are specifically mentioned in the specifications or if a higher quality of execution is derived from compliance with them.
The Contractor shall provide all labor, materials, supervision, equipment, insurance, taxes, administration and all items and services necessary to complete the Work in accordance with the Specifications.
The execution includes the complete services, even if these are no longer expressly mentioned in the description or plans, i.e. e.g. including substructures, anchoring material etc. as well as all associated ancillary services. All parts must be installed in the correct position, aligned, straight, flat and level. All system components are to be supplied and installed to the highest possible quality in accordance with the latest state of the art.
001498 Z General contractual bases
In the event of an assignment, the contractual conditions of the U.S. government shall apply.

These provisions can be viewed in detail at the Procurement and Contracting Office of the U.S.
Embassy.
In the event of contradictions, the German-language version shall apply to the technical provisions, taking into account the severability clause.
Any of the bidder's own terms of delivery shall not be recognized for the performance of the contract.
In the event of non-compliance with the agreed deadlines, the client shall be entitled to assert claims for damages ("liquidated damages") in accordance with the provisions of contract law.
The Contractor shall be liable for the flawless execution of the usually required and contractually stipulated provision of services as well as for the flawless quality of all building materials and materials used by it.
If materials are provided by the client, the contractor must check them for their suitability.
001499 Z Contract language
The languages spoken on the construction site are German and English. The personnel of the Contractor, its subcontractors, suppliers and other assistants must be sufficiently proficient in these languages so that all legal and contractual obligations can be fulfilled in full and, in particular, communication with the Client and third parties functions smoothly and instructions from the Client or authorized third parties can be fully understood and implemented.
0016 Special provisions for individual cases
001601 The following apply as integral parts of the contract:
001601C Z Additional safety measures
Measures of the American Health & Safety Guidelines are binding. The American Health & Safety Guidelines must be taken into account when calculating the tender. Costs for measures that the bidder must implement in accordance with the American Health & Safety Guidelines are included in the general collective items of the sub-service group Summary of site overheads, insofar as the specifications do not contain any individual items for this in the sub-service group Site overheads. It also includes costs that are required for the safety and health protection of the company's own employees listed below due to legal regulations, if these are not included as ancillary services in other items.
(a) High risk activities.
If the project involves any of the following high-risk activities, the Contractor shall follow the section of the U.S. Army Corps of Engineers Safety and Health Manual, EM 385-1-1, latest edition as of the date of the solicitation, that corresponds to the high-risk activity. Before work can proceed, the Contractor shall obtain approval from the COR for the written safety plan in accordance with FAR 52.236-13, Accident Prevention Alternate I (see paragraph (f) of this clause), which includes specific hazard prevention and control measures.
(1) Scaffolding.
(2) Work at heights above 1.8 m.
(3) Trench excavation or other excavations greater than one (1) meter in depth.

(4) Earthmoving machines and other large vehicles.
(5) Cranes and hoists.
(6) Welding or cutting and other hot work.
(7) Partial or complete demolition of a building.
(8) Temporary wiring, use of portable power tools, or other recognized electrical hazards. Temporary wiring and portable power tools require the use of a ground fault circuit interrupter (GFCI) in the affected circuits; other electrical hazards may also require the use of a GFCI.
9) Work in confined spaces (limited exits, oxygen content below 19.5% or flammable atmosphere, risk of ingestion of solid or liquid substances or other hazards considered directly dangerous to life or health, such as water tanks, transformer vaults, sewers, cisterns, etc.)
(10) Hazardous Materials - Materials that pose a physical or health risk, including, but not limited to, flammable, explosive, corrosive, toxic, reactive or unstable materials or processes that cause any type of contamination in an occupied building, such as dust from demolition work, paint, solvents, etc.
(11) Hazardous noise levels according to EM 385-1 section 5B or local standards if more stringent.
(b) Safety and health requirements The Contractor and all subcontractors shall comply with the latest edition of the U.S. Army Corps of Engineers Safety and Health Manual EM 385-1-1 or OSHA 29 CFR Part 1910 or 1926 if EM 385-1-1 requirements are not applicable, and the Contractor's approved written safety program.
(c) Reporting of incidents.
The Contractor shall immediately report all incidents to the COR and the Contracting Officer. An "incident" is any event that results in injury, illness, death, loss of materials, or property damage, or an event that causes environmental contamination. The reporting requirement includes fires, explosions, hazardous material spills and other similar incidents that may endanger people, property and equipment.
(d) Records.
The Contractor shall keep accurate records of all accidents occurring in the course of work performed under this contract that result in death, injury, occupational illness, or damage to or theft of property, materials, supplies, or equipment. The Contractor shall report such data in the manner prescribed by the Owner.
(e) Subcontracts.
The Contractor shall insert this clause, including this paragraph (e), into the subcontracts with appropriate changes in the names of the parties.
(f) Written action plan. The plan required under paragraph (f)
(1) of the provision entitled "Accident Prevention, Alternative I" shall be referred to as the Site Safety and Health Plan (SSHP) and shall include all activities listed in paragraph (a) of this provision or other measures required by the Client/COR.
The SSHP must be submitted at least 10 working days before the start of any activity at the site.

(2) The plan must provide for the preparation of hazard analyses for specific activities ("AHA"). The AHAs shall define the activities to be performed and identify the work procedures, specific anticipated hazards, site conditions, equipment, materials, and control measures to be implemented to eliminate or reduce each hazard to an acceptable level of risk. No work shall commence until the AHA for the work activity has been accepted by the COR and discussed with all parties involved in the activity, including the Contractor, subcontractors, and Government representatives on site.
(3) The names of the competent/qualified persons required for a specific activity (e.g. excavation work, scaffolding, fall protection, other activities in accordance with EM 385-1-1) must be specified and included in the AHA. Proof of their competence/qualification must be submitted to the client or the correspondent for approval before the start of the activity in question. 001676 Z Personnel supervision/working hours/construction site operations
Working groups working under the supervision of a US Embassy security officer may only move freely within the working area to the extent that an overview of the entire working group must be maintained at all times.
The safety instructions of the supervisory personnel must be followed immediately. The number of workers that can be employed simultaneously on the project depends on the number of supervisors and is determined by the client.
The regular working hours on the construction site are based on the security requirements of the embassy. Previously, the following working hours applied: Monday to Friday from 08:00 to 17:00, provided the ambassador is in the office or not on site. Currently, as there is no ambassador in the building, the working hours are temporarily extended: Monday to Friday from 07:30 to 17:00.
Working hours may change at short notice when a new ambassador takes office. In addition, work must be suspended on US public holidays and on days on which the ambassador is unexpectedly in the house or in the home office. In exceptional cases, if the ambassador is absent on an American holiday, work may be continued in consultation with the local site supervisor.
The following approach should therefore be used for the tender:
• One American public holiday and two additional days for possible work-related interruptions must be planned for each calendar month.
All complications and restrictions resulting from the above safety-related regulations must be fully taken into account in the unit prices.
Additional claims due to resulting hindrances are excluded, unless the work interruption was expressly ordered by the client.

The offer price also includes the provision of static certificates and type designations for the scaffolding used as well as the recurring inspections and maintenance costs. In addition, compliance with the Construction Workers Coordination Act and all necessary measures within the meaning of this Act are included.
This provision shall take precedence over all provisions and specifications made elsewhere in the functional service description, irrespective of whether they are broken down into service groups (LG), sub-service groups (ULG) and/or items or subsequent items are included.

The Contractor shall be responsible for obtaining permits and the associated charges and fees for the use, storage or erection of scaffolding on sidewalks, other public traffic areas or third-party properties at its own expense.
001684 Z Cleaning, debris removal
During the entire construction period, the Contractor is obliged to ensure the daily disposal of any material such as waste, rubble, packaging material etc. left over from its own work. Furthermore, the Contractor must dispose of any soiling resulting from its own work and ensure that its work areas are swept clean.
Mineral construction waste extracted from the erected structure (e.g. chiseling of slots) must be disposed of properly by the contractor.
If the Contractor fails to comply with this cleaning obligation, cleaning and removal shall be carried out by the Client without setting a grace period, whereby the costs incurred shall be borne by the Contractor.
The roads used by construction vehicles must be kept clean at all times. Pollution and contamination of public and private areas adjacent to the site must be avoided.
If soiling occurs on these surfaces, they must be cleaned at the Contractor's expense within one hour of soiling at the latest, depending on the degree of soiling.
001686 Z Unit prices/ancillary services

The following additional services are included in the offer prices:
• The services are to be protected against winter damage, groundwater, stratum water and daytime water, snow, ice, etc. without special request and are to be included in the offer price. Water, snow, ice, etc. must be removed to the extent necessary to carry out the work.
• The structure, enclosures, roads and installations & superstructures must be protected with the appropriate protective measures during the construction phase. Building markings, height specifications, etc. provided by third parties must be verified in a binding manner. The Contractor shall be liable for damage attributable to discrepancies; it may not invoke third parties as the cause of the damage.
• All wage costs incurred by the Contractor due to the shift and night work and overtime work required in accordance with the schedule.
• The total construction site overheads, such as setting up and clearing as well as the time-related costs, equipment and special costs of the construction site, as well as weather-related breaks and winter breaks.
• All material costs, i.e. also the costs of all aids and materials, e.g. scaffolding, armoring, drainage, assembly, small parts, fastening and sealing materials.
• The cost of all necessary caulking, core drilling and diamond sawing work
• All ancillary services and supplementary remaining work, even if not specifically listed in the specifications and tender enclosures, are included in the unit prices / lump sum prices.
This covers all services for production, packaging, transportation to the construction site, unloading, any interim storage and re-storage, as well as all transportation within the construction site, including floor surcharges and the removal and disposal of packaging.

001687 Z Dust and noise protection
The work must be carried out during the day with as little dust and noise pollution as possible. Any requirements of neighbors, employees of the client on the site and official requirements must be complied with by the contractor using suitable measures.
The required protective measures must be communicated to the client on a regular basis without being requested to do so.
All construction vehicles must be checked for soiling before leaving the construction site and cleaned if necessary. Any cleaning material left behind must also be professionally removed.
Contamination of the public ground caused by construction site operations must be removed on an ongoing basis, if necessary using street cleaning machines.
001688 Z Caulking, drilling and cutting work
Chiselling, drilling, cutting and grinding work on all components, in particular on load-bearing components, may only be carried out in agreement with the client and its representative and, in particular, in the case of chiselling, drilling and cutting work on load-bearing structures, only with the consent and approval of the structural engineer.
