Pre-work operational tests with unit operating:

Perform vibration analysis. Record corrective measures if needed.

Perform thermal analysis. Record corrective measures if needed.

Stop the unit and clean/adjust:

Clean exterior of unit.

Inspect panels for damage.

Inspect air hoods and air louvers for damage and debris.

Inspect bird screens for damage and debris.

Inspect mist eliminators for damage, dirt and debris.

Check and clean grills, dampers, vanes, linkages as required.

Check damper actuators and linkage for proper operation. Adjust linkage on dampers if out of alignment.

Lubricate mechanical connections of dampers sparingly.

Vacuum interior of unit if necessary.

Check doors, handles, latches and hinges for proper operation.

Inspect door gaskets for damage and proper seal.

Check soundness of unit structure. (Is it falling apart?)

Service the fan:

Check belts for wear and cracks, adjust tension or alignment, and replace belts when necessary.

Check fan housing, wheel, shaft, frame, inlet vanes and bearings for damage, wear, loose parts, dirt and debris.

Check fan base, vibration isolators and thrust restraints for damage, wear, loose parts, dirt and debris.

Check sheaves for excessive wear. Submit a work order to replace the sheaves when the belts start riding low.

Check fan blades for dust buildup and clean if necessary.

Check fan blades and moving parts for cracks and excessive wear.

Check mounting bolts, set screws, etc. for security.

Check condition of extended lubrication lines when present.

Lubricate fan shaft bearings while unit is running. Do not over lubricate. Remove old or excess lubricant. (See manufacturer literature)

Clean and service the coils and cooling/heating components:

Inspect coils and clean by brushing, blowing, vacuuming, or pressure washing if necessary.

Check coils for leaks and adjust tightness of fittings when required.

Use fin comb to straighten coil fins. (If necessary)

For hydronic units, cycle all hydronic water valves two times and check for leaks.

For DX units, check for refrigerant leaks on all lines, valves, fittings, coils, etc. Submit a work order to repair any leaks found.

Check and repair damaged insulation.

Check filters and change if necessary.

Clean and service the condensate catch and removal components:

Flush and clean condensate pans and drains, remove all rust, prepare metal and paint where required.

Ensure condensate drain lines are clear and free running.

Treat condensate pans with an EPA approved biocide.

Service condensate pumps, if equipped.

Clean the strainers.

Service the motor:

Clean exterior of motor surfaces of soil accumulation.

Clean motor ventilation ports.

Check motor for damage.

Lubricate motor bearings with Polyrex-EM grease. Don't use fan bearing grease in the motor.

Check adjustable fan motor base and mounting hardware for damage or loose parts. Tighten as necessary.

Check grounding straps for tightness.

Check and record insulation resistance with a megger. Don't megger variable frequency drives.

Perform corrective measures identified during the pre-work operation test if possible as preventive maintenance. Otherwise, submit a work order for correction.

Remove tags, perform operational test, and return unit to service.

Check for proper condensate drainage.

Check for unusual noise or vibration.

Perform vibration and thermal analysis to verify correction of any pre-test problems.

Check unit sensors for proper readout at the building automation system.

Record motor running amps at 100 percent frequency and air loading.

Check fan housing, wheel, shaft, frame, and inlet vanes for damage, wear, loose parts, dirt and debris.

Check fan blades for dust buildup and clean if necessary.

Check fan blades and moving parts for cracks and excessive wear.

Check mounting bolts, set screws, etc. for security.

Service the coils and fluid systems:

Inspect and clean coils if required. Don't use a pressure washer.

Check coils for leaking and adjust tightness of fittings when required. On direct expansion units, check for refrigerant leaks on all lines, valves, fittings, coils, etc. Submit a work order to repair any leaks found.

Use fin comb to straighten coil fins. (If required)

Flush and clean condensate pans and drains, remove all rust, prepare metal and paint where required. Treat condensate pans with an EPA approved biocide.

Ensure condensate drain lines are clear and free running. Service condensate pumps, if equipped.

Check and clean strainers.

Cycle all water valves two times.

Check filters and change if necessary (pre-filters only on chem/bio units).

Service the motors:

Clean exterior of motor surfaces of soil accumulation.

Clean motor ventilation ports.

Check condition of extended lubrication lines when present.

Evaluate motor bearings and lubricate if necessary. (See manufacturer literature)

Check adjustable fan motor base and mounting hardware for loose parts. Tighten as necessary.

Check adjustable fan motor base for damage.

Check grounding straps for tightness.

Check motor insulation resistance. (Do not megger check variable speed drive units.)

Perform operational and running checks:

Check for unusual noise, vibration or leakage.

Check unit sensors for proper readout at the building automation system.

Perform vibration and thermal analysis to verify correction of any pre-test problems.

Record motor running amps at 100 percent frequency and air loading.

Restore unit to service.

Clean up work area and remove trash.

Inspect system for any signs of rust. Remove rust, prime with rust inhibitor, paint to match original condition. Rust must be completely removed down to base metal.

Clean blowers, fans, motors, drip pans and drain piping.

Check and adjust vibration eliminators.

Check hold down bolts and grounding straps for tightness.

Grease shaft and motor bearings, if needed.

Adjust the belt tension and alignment, if needed.

Check system for refrigeration leaks. If leaks are detected, submit a work order to correct the problems and recharge the system.

Remove locks and tags

Perform operational check and return to service.

Record suction and discharge pressures, sub-cooling and superheat.

EVAPORATOR PROCEDURE

GENERAL:

Cover all exposed surfaces below the evaporator.

Carefully remove access panels, covers, or ceiling tiles to gain access to the equipment.

CASING

CASING:

Clean the exterior and interior of the unit casing.

Remove rust and corrosion. Apply corrosion protection.

Carefully inspect all fasteners to ensure integrity and replace any which have rusted. Allreplacement components, parts, and materials should be of rust resistant manufacture.

Check belts and alignment, if applicable.

Inspect air side and condensate removal components:

Inspect and clean coils by vacuuming or brushing. Use coil cleaner if excessively dirty.

Use fin comb to straighten coil fins where necessary.

Inspect and clean washable filters if dirty. Recharge wire mesh filters with oil when applicable.

Inspect and replace disposable filters if dirty.

Drain and clean condensate pan. Check condensate lines for free flow.

Replace biocide strips.

Fix damaged or missing insulation on the cooling lines using "Armaflex" and/or no-drip tape.

Clean strainers.

Check controls, trap, freeze-stat, and control-stat for proper operation.

Service condensate pumps if equipped.

Clean and test motors and fans:

Check ventilation ports for soil accumulation, clean if necessary.

Clean exterior of motor surfaces of soil accumulation.

Clean fan blades and check for damage.

Check belts and alignment, if applicable.

Lubricate motor bearings where required. Check manufacturer's information for requirements.

Check motor windings for accumulation of soil. Vacuum if required.

Procedures

Verify that there are no gas or fuel leakages.

Make sure that there are no gas leaks on the pipework between the gas meter and the burner.

Visually inspect the flue, vent, and stacks.

Inspect the linkages, and check for proper operation.

Clean the outside of the blower.

Clean the flame inspection window.

Clean the glass cover of any dust that may have accumulated. The scanner is held in position by a pressure fit and can therefore be removed by pulling it outward forcefully.

Inspect burner components.

Visually inspect the igniter. Check flame signal strength.

Open the burner and make sure that all components of the combustion head are in good condition, not deformed by the high temperatures, free of impurities from the surroundings and correctly positioned. If in doubt, disassemble the elbow fitting.

Verify the condition of the nozzle filters, and clean or replace as required.

Verify the condition of the nozzles, and submit a work order if they need to be changed.

Check the flexible hoses, and ensure they are still in good condition.

Check all electrical connections for tightness.

Verify the proper operation of operating controls.

Check the low-water cutoff and alarm by performing a slow drain test in accordance with ASME Boiler and Pressure Vessel Code Section VI.

Clean the glass cover of any dust that may have accumulated. The scanner is held in position by a pressure fit and can therefore be removed by pulling it outward forcefully.

Visually inspect the flue, vent, and stacks.

Visually inspect the igniter. Check the flame signal strength.

Open the burner and make sure that all components of the combustion head are in good condition, not deformed by the high temperatures, free of impurities from the surroundings and correctly positioned. If in doubt, disassemble the elbow fitting.

Check the oil nozzles and strainers for dirt and wear.

Check the low-water cutoff and alarm by performing a slow drain test in accordance with ASME Boiler and Pressure Vessel Code Section VI.
