RADON EXPLANATORY NOTES

The US Environmental Protection Agency (EPA) has established a radon action level of 4.0 picoCuries per liter (pCi/L). Occupied buildings with radon concentrations less than 4.0 pCi/L do not require radon mitigation; un-occupied buildings, or those buildings which are occupied only infrequently for brief periods of time, also do not require radon mitigation. Occupied buildings with radon concentrations greater than

4.0 pCi/L require radon mitigation and verification of radon reductions as soon as possible, with priority given to dormitories and student recreation buildings. Occupied buildings with radon concentrations greater than 20.0 pCi/L should be considered significant radon exposure hazards, and priority for mitigation should be given to buildings with these highly elevated radon concentrations.

Radon mitigation techniques include: (1) adjustment of the building HVAC system to create a positive pressure within the building; (2) sealing of foundation wall cracks, penetrations, or other openings;

(3) sealing crawlspace openings and sump pits; (4) installing an active subslab depressurization (ASD) system.

Comments:

Paving Type for Roads & Parking

Parking spaces are adequate throughout the Center. However, the asphalt roads throughout the Center have single line and alligator cracks. At the time of the July 2015 facility survey the Center was in the process of repairing some of the single line cracks in the asphalt roads. The areas with alligator cracks, if not repaired, will further deteriorate to become depressions in the road. A deficiency was written to address this issue.

Comments: Heating and Cooling is provided by a geothermal heat pump system and four heating boilers. It consists of 60 bores under the north parking lot. Water flow is maintained in the system using primary/secondary pumping system using n+1 redundancy, two pumps in parallel flow and one in standby each with variable speed drives.

Heat pumps add or remove heat from the loop to maintain space temperature of areas they serve. Primary pumps are manufactured by Bell & Gossett, model 1510BFW10.25, with a capacity of 190 GPM and 100 feet of head each. The four gas-fired boilers are manufactured by Lockinvar; model KBN399, with a capacity of 383.9 MBH each. The three secondary circulating pumps are manufactured by Bell and Gosset, model 1510BFW12.125, with a capacity of 235 GPM and 145 feet of head each. The system circulates water in the range of 55 to 90 degrees fahrenheit to all water source heat pumps on the site.

The primary overhead service is brought to the Center from transmission lines along the west perimeter of the campus. The overhead lines transit to underground service which loops around the campus, starting from the northwest of the campus and connecting back to the overhead lines at the southwest of the Campus. The underground service feeds pad-mounted transformers with corresponding current transformer cabinets and secondary meters located behind each building served. Comments: Electrical service to this building is provided from a utility owned 500 kVA pad-mounted transformer, located west of the building and terminates in a 1600A main switchboard, located in the electrical room.

The MDP is protected by a factory-installed 250 kA transient surge suppression (TVSS) module. A meter is located on the building near the transformer.

FIRE ALARM

Comments: The fire alarm control/annunciator panel is a Simplex 4100U unit located in the vestibule. The building fire alarm system is monitored by the central fire alarm control/annunciator panel in Welcome Center Building 100.
