About this file

This is a California fire sprinkler system inspection, testing, and maintenance report form (AES 2.3) for dry pipe systems required under California Code of Regulations Title 19. The three-page form documents compliance with NFPA 25 standards and tracks both quarterly and annual inspection activities for fire protection equipment.

The report covers property and contractor information, riser specifications, and main drain test data. Quarterly inspections include 16 items such as control valve identification and inspection, waterflow alarm devices, supervisory devices, gauges, air and water supply pressure verification, hydraulic design information signs, heat tape, spare sprinklers, fire department connections, dry pipe valve exterior inspection, and pressure reducing/backflow preventer devices. Annual inspection, testing, and maintenance requirements encompass an additional 16 items including building freeze protection verification, sprinkler and pipe/fitting inspections, hanger and seismic brace assessment, small hose connection testing, field service tests, recalled sprinkler identification, water flow alarm device timing tests, main drain tests, priming water level tests, dry pipe valve trip tests, valve trip time measurements, quick-opening device tests, low air pressure and temperature alarm tests, automatic air pressure maintenance device tests, control valve operation tests, valve supervisory device tests, backflow preventer assembly tests, and pressure reducing valve partial flow tests. The form includes sections for documenting deficiencies and comments, maintenance actions performed, and certification by a licensed contractor that all equipment has been inspected, tested, and maintained in accordance with applicable regulations. The sample report provided is for Ranger Club Dorm (Valley location) with one basement riser, completed by HCI Systems, Inc. on 08/14/24, documenting multiple deficiencies requiring corrective action.
