About this file
This Statement of Work (SOW) details the replacement of overhead garage doors at two historic buildings (N101 and N201) in the Nisqually Entrance Historic District of Mount Rainier National Park. The project involves removing existing overhead doors and installing new 16-gauge steel sectional doors with specific requirements: dark-brown baked-on finish, 20,000-cycle torsion springs, keyed locking devices, and no openers or windows. The work must comply with preservation standards, including the Secretary of the Interior's Standards for Rehabilitation and NPS Director's Order 28.
The project is scheduled for August 1 to December 31, 2025, with careful considerations for historical preservation, environmental protection, and minimal disruption to park operations. Specific requirements include coordinating access through Nisqually Park Road, working only in dry conditions, protecting historic landscape vegetation, and maintaining 24-hour egress for building occupants. Deliverables include manufacturer's product data sheets, daily logs, a final inspection checklist, and record drawings. The Contracting Officer's Representative is Jane Ziolkowski, and the Contracting Officer is John Flatt from the Pacific West Region.

Mount Rainier National Park Facilities Maintenance Division
Statement of Work (SOW) Replacement of Overhead Garage Doors – N101 & N201
PMIS Project No.: 323461 Performance Period: August 1, 2025 – December 31, 2025 Prepared by: Frances Holmgren, Facilities Operations Specialist Date: July 10, 2025
Project Overview
The Nisqually Entrance Historic District, listed on the National Register of Historic Places (NRHP Ref. No. 91000172), includes distinguished National Park Service Rustic structures constructed between 1926 and 1934. Among these are Building N101 (the single-bay employee housing garage) and Building N201 (the six-bay service garage), both contributing resources that retain original site grading, historic plant palettes, and stonework. This project provides for the full removal and off-site disposal of existing overhead garage doors at these structures and the installation of new 16-gauge steel sectional doors with a dark-brown baked-on finish, 20,000-cycle torsion springs, no openers, keyed locking devices, and no in-panel glazing. All work shall comply with the Secretary of the Interior’s Standards for Rehabilitation, NPS Director’s Order 28, and NPS Preservation Briefs 14 & 47;
accommodate remote-access and weather-window constraints; maintain uninterrupted egress; and integrate environmental protections (erosion/sediment control and vegetation preservation), utilizing a staging area provided by the COR.
