About this file

This document is a Contractor Questions and Answers (Q&A) file for a National Park Service (NPS) gutter replacement project at Big South Fork National River and Recreation Area. The Q&A provides critical clarifications about the project scope, including changes to the building inventory (12 total structures), roof types (primarily standing seam metal), and specific installation requirements. Key details include:

Specific installation specifications mandate that new gutters and downspouts must match existing system colors, with white gutters required for Blue Heron Dorm and Bear Creek Bathhouse. Contractors must use hidden aluminum hangers, seal all gutter joints and seams with manufacturer-recommended sealant, and place downspouts to maximize water flow rather than centering them. The project excludes gable trim and gutter guards, and fascia wrapping will only be done as needed. No formal building drawings will be provided, and contractors must verify site conditions during a pre-bid site visit. The project will result in separate punch lists for each building, with work to be completed between 6/16/2025 and 9/16/2025.

Contractor Q&A – BISO 140P5325Q0026:

Cyclic Replacement of Gutters and Downspouts

Clarifications & Updates | 27MAY2025

Scope & Site Updates

Q: Has the total number of buildings changed?

A: Yes, but the total remains 12 structures. Two original buildings have been removed:

• Removed: Leatherwood Comfort Station and Water Treatment Building

• Added: Station Camp Bathhouse and KY SAR Cache

Q: What are the details for the new locations?

• Station Camp Bathhouse has the same dimensions and layout as Bear Creek

Bathhouse.

• KY SAR Cache will require approximately 120 linear feet of guttering (two sides) and

120 linear feet of downspouts (at corners).

Building & Installation Clarifications

Q: What roof types are present across the project?

A: The majority of structures have standing seam metal roofs. One is roofed with asphalt shingles.

Q: Will gable trim be replaced?

A: No. Gable trim is excluded from the scope.

Q: Are gutter guards to be replaced or reinstalled?

A: No. Gutter guards are not included in the scope.

Q: Should new gutters and downspouts match existing colors?

A: Yes. All replacement materials should match the existing system colors. Submit samples to the COR for approval.

Q: Should Blue Heron Dorm and Bear Creek Bathhouse use white gutters?

A: Yes, see above.

Q: Fascia at Blue Heron Dorm is wood-only. Will it be wrapped?

A: Fascia wrapping with PVC-coated trim coil is only required as needed to match finishes.

Damaged fascia will be repaired by NPS prior to gutter installation.

Q: Should downspouts be centered on the small upper bathhouse sections?

A: No. Downspouts should be placed to maximize water flow. Centered placement has caused runoff issues in the past.

Q: Are existing straps reused?

A: No. All straps will be removed and replaced with hidden aluminum hangers, as specified.

Q: Should all gutter joints and seams be sealed?

A: Yes. All joints, corners, and seams must be sealed using manufacturer-recommended sealant.

Q: Does PVC-coated rim coil mean painted coil?

A: No. PVC-coated coil is aluminum coil with a polyvinyl chloride (PVC) protective coating. It is not the same as painted coil. Samples are required for COR approval.

Inspection & Closeout

Q: Will there be a single punch list or one per building?

A: A separate punch list will be created for each building as work is completed.

Site Access & Reference Materials

Q: Are contractor campsites available?

A: Campsite use is not guaranteed or included in the contract. Further information and availability can be found at recreation.gov

Q: Are building drawings, diagrams, or photos available?

A: No formal drawings are available or included in the SOW. Contractors must verify all site conditions during the scheduled pre-bid site visit.
