The house at 1120 US Route 40 E in Xenia, Greene County, Ohio provides a significant link to the life and times of Col. Charles Young (1864-1922). It was purchased by Young and his wife, the former Ada Mills (1880-1953) in 1907, and it served as the Young family home for three quarters of a century. The Youngs made major changes to the nineteenth century farmhouse during Charles Young’s lifetime. Soon after they bought the house, they added Queen Anne style embellishments to the façade and expanded the rear. In 1916, they built a two-story frame addition onto the back wall and added a new side pergola. The house has seen only minor changes to form and patterns of fenestration since, and it retains an impressive amount of original historic fabric.

Project Background – Existing Conditions

North/Rear Facade South/Front Facade East/Side Facade West/Side Facade

The front and center sections of the house have stone foundation walls which include footings below all early fireplaces and masonry interior partitions. Most of the eastern rooms sit over crawl spaces, and there is a basement below the west rooms (Figures 10, 11 and 12). The basement rooms are located below the entrance hall and the front west room (Rooms 100 and 101), as well as the stair hall (Room 103). The basement is currently accessed via an exterior bulkhead door located on the north end of the center section. The basement underwent significant changes when the house was remodeled in the 1980s. That project included supplementing some foundation walls with modern concrete supports, installing new columns and adding a concrete floor.

Basement

First Floor

Second Floor

Introduction The second floor of the house can be accessed by either the central stair or the back stair. The original ca. 1839 portion of the house consisted of current Rooms 200, 201, 203, 202B and 205. The ca. 1907 renovation added current Rooms 202A and 204. The north addition, built ca. 1916, added Rooms 202C through 209. The second floor saw major renovations during the fraternity renovation that altered several of the historic room layouts. The current second floor is approximately 2,317 gross square feet. Ceiling heights in the south (front) portion of the second floor are approximately 8’-9”, while ceiling heights in the rear ell portion of the house range from 7’-4 1/2” to 7’-7 1/2.” Wood flooring was originally installed throughout the second floor but has been replaced in some areas with carpeting. Second floor decorative wood trim is painted, except for the center stair railing. This exposed wood finish treatment on the stair railing dates to the fraternity renovation, when all of the first floor trim was stripped. The original treatment for the trim during the period of significance was likely painted.

Third Floor (Attic)

Introduction The third floor is currently accessed from a pull-down stair which was installed by the NPS in the fall of 2013. Prior to that installation, access had been by ladder through an access hatch; the original stair was removed during the fraternity renovation. The third floor has two primary finished attic spaces over the rear ell portion of the house. Attic areas over the south (front) portion of the house are unfinished, as are eave spaces flanking the finished rooms. The attic area over the north addition is accessed from a hatch in the ceiling of Closet 206A. The third floor areas have witnessed many changes since initial construction ca. 1839. These changes help tell the story of the substantial renovations through the clues left behind in the framing and masonry. Nails from the Episodes 1-3 portions of construction are all cut nails, while nails used in the ca. post-1907 rehabilitations are consistently wire nails, used on all lath and plaster walls and new framing.
