Questions & Answers

1. Have there been any inquiries about providing a controls alternative to the Johnson Controls Metasys DDC? Based on the spec verbiage I’m not expecting much, but I wanted to make sure.

A1: No alternatives to the Metasys DDC are permitted.

2. Who would be a good person to reach out to if Siemens wanted to get involved earlier in the design process for future

Oregon projects?

A2: The design team would reach out to varying manufacturers.

3. Do the Superintendent, SSHO and QC Manager need to be 3 separate individuals?

A3: There needs to be a competent individual on site for each position, at all times. If one person is handling all three positions, then a competent alternate needs to be designated in advance if the individual is not available.

4. Can the period of performance be extended after award once the material/equipment lead times are confirmed due to current market conditions for the equipment for this project?

A4: The building will be occupied, and all work will need to be meticulously scheduled with the Salem Office maintenance staff and COR to minimize impact on operations and allow the contractor to optimize their performance.

There will be from 50 to 100 employees in the office, depending on the day of week and time of day.

There are no temporary heating/cooling requirements, however the work shall be coordinated to provide the least impact on the building climate.

5. Can the period of performance be extended after award once the material/equipment lead times are confirmed due to current market conditions for the equipment for this project?

A5: No. Contract terms changes will be governed by the relevant FAR authorities and will be up to CO discretion.

6. Are soil boring reports available? If not, it will be assumed that excavation will be clear of rocks and obstructions.

A6: No excavation should be taking place. Please provide what reference infers that excavation is necessary. Note, the building is surrounded with fill material.

7. Please provide the contact information for the control’s contractor.

A7: Northwest Control Company is the contractor that has been servicing the existing Symmetry system: 503-656-9205.

8. Please provide the contact information for the fire alarm company.

A8: Sonitrol is the monitoring contractor: 503-223-5822.

Western States Fire Protection Company is the repair contractor: 503-657-5155.

9. Please confirm the manufacturer of the existing roofing system and who carries the current warranty of the roofing system.

A9: Records indicate the existing roof is a Hypalon material membrane that was installed in early 2000’s.
