Section II.a.ii.2 – Statement of Work indicates “minimum of 97% Annual Fuel Utilization Efficiency (AFUE).” AFUE ratings only apply to residential hot water boilers less than 300,000 BTU/HR and AFUE is not applicable for 1,000,000 Btu/Hr boilers. It is my understanding the current Energy Conservation Standards (Effective January 10, 2023) for Small Gas-Fired Hot Water Commercial Packaged Boilers ≥300,000 Btu/Hr and ≤2,500,000 Btu/hr input is 84% ET (Thermal Efficiency). Per the AHRI Directory of Certified Product Performance website, Thermal Efficiencies of modulating condensing hot boilers range from 91% to 98%, with approximately 50% being above 96%. Please advise minimum Thermal Efficiency requirements for this project?

5. Section II.a.ii.3 – Statement of Work indicates “Boilers shall have BACnet capabilities”. Please advise if BACnet IP or BACnet MS/TP.

6. Section II.a.iii.2 – Statement of Work indicates “The contractor shall be responsible for a 12-month warranty on all equipment beginning on the start-up date”. Most modulating condensing boiler manufactures have stringent water quality WARRANTY requirements. The existing hot water heating system has insufficient air removal, dirt removal, and thermal expansion system components to help comply with the boiler manufacturer’s warranty requirements. Are the following recommended properly sized components required to also be installed?
