Questions and the Government’s Response 140A0926Q0029, Gamerco Renovation Project Q1: Request blueprints or any drawings to help us price this job.
A1: Amended Scope of Work provides a Layout to the Buildings at Gamerco; however, no blueprint or drawings will be provided at this time.
Q2: Section 7 of the Scope calls for two aluminum ramps, each 8 ft x 8 ft, with aluminum steps, ramp sections, a handrail system and adjustable legs. I need to know what the 8 ft x 8 ft describes. Is that the dimension of the platform at the door, or is it the length of the ramp run down to grade, or is it the total footprint of the whole assembly including the steps.
The reason I am asking is that an 8 foot run only picks up about 16 inches of rise at a 2 to 12 slope. If the floor at either of those two south doors sits higher than that above grade, an 8 foot ramp will not reach the ground and the assembly would need a longer run or an intermediate platform. That changes the quantity of material, not just the layout.
A2: Branch of Facility Management amended the Scope of Work and removed the ramp and revised it to a stair system with a railing system at one location on the South side of the building. The 8ftx8ft is the dimension of the decking platform at the door.
Q4: See below.
A4: See below.
1. Do you have an approximate linear or square footage of cracks that need repaired?
2. How big of a crack will require grouting? 1/8", 1/4" etc...
Response to Question 1 & 2: Branch of Facility Management recognized that an assessment for the internal and external cmu walls would need further investigation, therefore the amended scope of work omits this tasks.
3.Is the aluminum ramp to be used for entry and exit of personnel, or to drive material handling equipment (forklifts, pallet jacks) on?
Response: Amended Scope of Work changes from a Aluminum Ramp to a Steel Stair system, eliminating the ramp system.
4.How many doorknobs are there that need to be replaced? The Amended Scope of Work shows there will be five doors that will have it replaced with a keyless door systems. Exhibit B of the Amended Scope of work shows the specification of the keyless door system.
5. How many total sets of concrete steps are there? There is only one concrete step area that is located on the West side of Building 320, shown in the layout of the Amended Scope of Work.
6. I didn't see a question/answer log on the solicitation. Have there been any other questions asked or answered by other contractors? Yes.
Q5: see below.
A5: see below.
The Statement of Work puts fabrication of the aluminum ramp systems at approximately 90 days. The period of performance is 60 calendar days ending 11/30/2026. Will the Government extend the delivery date, or does the Government intend to accept phased completion with the two ramp systems installed after the base period.
Response: The Branch of Facility Management acknowledges the potential delay associated with material acquisition and fabrication of the stair systems. In recognition of these timing constraints, the original 60‑day period of performance was removed in the amended Statement of Work. This adjustment allows additional time for the fabrication and delivery of the stair systems without requiring phased completion beyond the base period. In addition, in the amendment, Branch of Facility Management removed the ramp and revised it to a stair system with a railing system.
2. The continuation sheet lists two line items, 00010 and 00020, both titled Renovation with the same period of performance. How does the Government want pricing allocated between them.
Response: The two line items, 00010 and 00020, are included because the project is supported by two separate funding sources. Contractors should submit one consolidated price that encompasses all tasks identified in the Statement of Work. The Government will allocate the appropriate portions internally according to the designated funding lines.
3. Section 2.g and Section 3.e of the Statement of Work reference a site assessment for power availability and access control for an automatic gate, and coordination on electrical or solar power selection. No gate work appears in the Scope. Is gate work included in this requirement.
Response: The references to gate power assessment and access control in Sections 2.g and 3.e were removed in the amended Statement of Work. As a result, gate-related work is not included in this requirement.
4. Section 4 of the Scope calls for CMU repairs to internal and external walls using high strength grout. Does the Government have a quantity of affected wall, and is cell reinforcement with rebar required or is grout injection sufficient.
Response: Branch of Facility Management recognized that an assessment for the internal and external cmu walls would need further investigation, therefore the amended scope of work omits this tasks.
5. Section 6 of the Scope calls for repair of a damaged steel door frame. Which building and door, and is the damage limited to one jamb or the full frame.
Response: The Branch of Facility Management determined that additional assessment of both the interior and exterior CMU walls would be required to accurately define the quantity and nature of repairs. As a result, this task has been removed from the amended Scope of Work.
6. Wage Determination NM20260024 Mod 1 dated 05/18/2026 is attached to the solicitation. Will the Government confirm this is the determination in effect at award.
Response: Yes.
