SOW addendum Fri Feb. 18th, 2022 - Mold remediation Laboratories 0133-0137

Previous SOW states:

The Contractor is required to completely remove and remediate existing mold in the defined areas including but not limited to, underneath floors, ceiling tiles, subfloors, dark corners, inside wall cavities, sheet rock, HVAC systems and ventilation ducts, under sinks, along any steam lines, incubators, cabinets and shelving, non-porous materials, like metal, tile, sinks, and countertops.

When possible and cost effective, efforts should be made to remove mold by cleaning. If it is not possible to remove the mold, a complete replacement of the existing components of infrastructure is required including the ceiling tiles, piping and duct insulation, flooring, new mechanical equipment installations, piping, and related impacts to walls, ceilings, floors, etc.

Additional Clarification:

Laboratories 0133-0137 are approximately 1296 sq feet. Please refer to the attached floor drawings.

Mold remediation and associated repair / remodel is required for all spaces within the two doors from the outside hallway. This includes two internal office spaces, the two laboratories, and the adjacent steam pit room.

The ceiling is comprised of a concrete ceiling and a suspended subceiling of 2’x2’ acoustical ceiling tiles. Within the interstitial space are electrical conduits, insulated HVAC ducting, fire suppression components, IT cables, and natural gas piping. All interstitial spaces and their contents between the concrete and suspended ceiling must be included in all mold remediation efforts.

Within the ceiling are 18 – 2’x 4’ and five 2’x 2’ fluorescent lighting fixtures, and nine 2’x 2’ ceiling supply & return air registers and grilles.

mailto:chris.mehelis@usda.gov

Please note portions of the natural gas piping above the acoustical ceiling are rusted and corroded and if required by code - must be replaced.

There are two fume hoods, four refrigerators and freezers, three incubators, and two growth chambers inside the laboratories that require mold decontamination.

There are two emergency showers, two eye washes, two deep sinks, and several small sinks on laboratory counter tops.

There is visible mold infiltration and damage to some seams of linoleum flooring. Any flooring if replaced, must be replaced with laboratory grade linoleum.

All duct work within the laboratory must be decontaminated, this must extend at least 6 feet beyond the walls and ceiling of the laboratories.

All duct insulation requiring replacement must be replaced with R8 installation.

The door from the laboratory into the steam pit room requires replacement. The open window in the steam pit room will be repaired by the USDA. The exhaust fan in the steam room needs mold decontamination.

All existing laboratory debris present at time of project start (which will be minimal) will require disposal.

Mold clean-up and remediation will be verified by a third party procured by the USDA.
