General Questions:

1. Who will be removing all the contents of the buildings?

Answer: The Forest Service will remove the contents of the buildings. However, we are asking the Contractor to take down three chandeliers in the Main Lodge. The lumber rack in the Machine Shed is also the responsibility of the Contractor as stated in the specifications. Any remaining items in the work zone shall be protected.

2. The plan does not make note of areas of the building that are included in the "bird excrement removal" section of the specifications. Can a brief description of the areas this section of the specification is referring to be supplied?

Answer: See Amendment 4, dated May 15, 2020, Changes to Specifications Item 1, SECTION 02 8716.13 – EXCREMENT REMOVAL.

3. Would it be possible to get the sign-in sheet emailed out?

Answer: The list of the pre-bid attendees was included in Amendment 2.

Machine Shed Questions:

4. Do you know if the service coming into the building is a 3 or 4 wire feeder?

Answer: 3-wire

5. Do you have a lighting schedule?

Answer: See Amendment 4, dated May 15, 2020, Changes to Drawings Item 6, Sheet E2.2 Electrical Schedules.

6. The plans note replacing the existing recessed panel with a new surface mount. The existing is actually a fairly new surface mount already, can we plan on reusing this?

Answer: No, with the new insulation, the recessed panel will not work.

7. The existing shed is wired with Non-Metallic (Romex), can we plan on using Romex for the new wiring as the walls will be finished and wires covered? This would be acceptable per code.

Answer: No, install the wiring per the design.

8. There is loose wiring scattered throughout the machine shed, on commercial jobs that wiring is required in conduit. We would recommend installing new wiring where needed to make sure the code met. Would there be any consideration for upgrading this item?

Answer: Install the wiring per the design.

9. The plans say to patch and repair the concrete as necessary, (MS-A1.1, Floor plan Keynotes,

5) Does this mean the concrete needed for the catch basin and drain install only, or are there other repairs that are included in this?

Answer: The concrete work included will be for the catch basin and drain only.

10. The fiberglass ridge cap looks somewhat degraded, does the work include replacing this ridge cap with a metal ridge cap? The existing roof deck has numerous leaks, including where nails are installed through the ribs and have worked loose and no longer seal to the gromets. Will consideration be given to replacing the existing roofing?

Answer: Yes, refer to Amendment 4, dated May 15, 2020, for the plans and specifications to replace the entire Machine Shed roof and install snow guards.

11. Could Demilec Heatlok HFO Pro closed cell foam be listed as an approved equal closed cell spray foam product?

Answer: Yes, refer to Amendment 4, dated May 15, 2020, Changes to Specifications, Item 3.

12. The proposed truss plan does not allow for adequate blocking to hang a drywall ceiling. The current plan shows 9-10’ spacing of the current and reinforced trusses. We would recommend adding trusses every 2’ on center to strengthen the roof, as well as allow for appropriate blocking for a drywall ceiling. Would there be any consideration for upgrading this item?

Answer: The existing interior trusses are to be sistered with new trusses. The roof and the ceiling are supported by purlins running truss to truss, as shown on the plans.

13. The proposed drain structure in the floor does not drain anywhere. We recommend running a line outside the perimeter of the building, around 5’ deep to drain into the earth or a small drywell with stone encapsulated by fabric, if this is for nothing but snow melt. If this is a maintenance garage that contaminants were possible to leak into that basin, then the basin is appropriate without a drain.

Answer: Install the drain structure according to the plans and specifications. It will need to be pumped periodically.

14. There is concern on the Overhead doors if there is the proper clearance for a 9’-0” overhead door. Can this be an 8’-6” door?

Answer: Refer to Amendment 4, dated May 15, 2020, for changes to the overhead door size.

15. The plans call for the re-use of the existing metal exterior wall panels, assumed to be the panels salvaged from the sliding doors that are to be eliminated. The current wall panels are nailed to the sliding door wood framing. This framing is at a different spacing interval that the wall girts on the balance of the building. The re-use of the steel is not practical. Will a specification for new steel be provided?

Answer: No, re-use either the existing siding or roofing material.

16. If the current sliding door hardware is to be removed, does this include the door track? This track is an extension of the header and is cut into the existing metal siding and if removed will require the replacement of the affected siding.

Answer: The existing sliding door track remains. Refer to Amendment 4, dated May 15, 2020.

17. With the current truss layout, one of the trusses bears on the door headers. Will an increased header size be required?

Answer: Install (3) 2x8 studs under the truss. Refer to Amendment 4, dated May 15, 2020 for details.

18. Can we get an attic access detail, including how you want it trimmed out.

Answer: Yes, refer to Amendment 4, dated May 15, 2020 for details.

19. There is no Keynote 3 labeled on the plans on MS-A1.1 First Floor Plan.

Answer: See revised MS-A1.1, dated May 15, 2020.

20. 2 MS-1.1 Calls to fill gap between existing plywood gussets. Given the new trusses are to support the total load, would it be acceptable to remove the existing gussets where they come between the existing and new trusses?

Answer: No, install the plywood spacers between existing plywood gussets on the face of the existing that the new truss is against.

21. On Typical Wall Section Detail – A, how do you want us to replace the base structural member with treated lumber if currently not treated? Just verifying that you expect we will need to remove exterior siding all the way around structure to do so and then reinstall?

Answer: Replace any deteriorated areas with new pressure-treated lumber. This can be done by removing the bottom metal panel fasteners to facilitate wood plate removal and replacement.

22. Is any work on this shed requiring historical treatment procedures? If so, what steps need to be taken with the SHPO?

Answer: This building is not considered historical.

23. Which construction division do you want us to include the drainage basin and plumbing?

There is no plumbing division included.

Answer: The Schedule of Items has been revised to include Division 22 and a line item for the Catch Basin.

24. How much grading is necessary to install the gravel driveway?

Answer: Minimal.

25. Will the trees next to the machine shed be cut?

Answer: No, they will not be cut. The driveway will go around them. However, the Forest Service will trim them so they do not overhang the roof.

Main Lodge Questions:

26. Is the existing roof steel or asphalt shingles?

Answer: The exposed shingles are cedar shake.

27. The plans call for Doug-Fir beams in the Main Lodge. Are these beams to be smooth finish or is a rough sawn / hewn finish required?

Answer: Smooth finish.

28. The new beams will not match in color to the existing wood. Is there any requirement for treating with products to "age" the beam, or to stain to approximate the color of the adjacent wood? What is the specification for staining or sealing them, either for the interior or where they are exposed on the exterior of the building?

Answer: Refer to Amendment 4, dated May 15, 2020. The stain shall match the existing as closely as possible.

29. Does the Engineer/Architect for this project have an approved method for the joint between the new roof beams and the rafter poles? Do we need to cut a "birds mouth" in the rafter poles where they bear on each beam or is there another plan for that bearing connection?

Answer: Refer to Amendment 4, dated May 15, 2020, Revised Sheet ML-S1.1.

30. On the roof overhangs there are some rafter poles that are showing signs of rot. Are there criteria for evaluating and determining what rafter poles to replace? If rafter poles inside the building are cracked, do they need to be replaced?

Answer: If the crack is longitudinal, along the length of the beam, it is a check, and does not need to be replaced. If the crack is across the bottom of the beam, there is a potential it would need to be replaced. Refer to Amendment 4, dated May 15, 2020, Revised Sheet ML-S1.1, Existing Wood Framing Plan Notes, Number 6.

31. For the porch roof on the main lodge I am not finding details describing if the roof has to be rebuilt if the finished surface is to be just below the eave edge of the cedar shake roof or where that should be. If the roof is kept at the existing height the glulam beams installed to support the ceiling will have a bottom height of 5' 9" by the door out to the steps. Is that the intended height and headroom for this porch roof structure repair?

Answer: The porch roof framing has been revised to maximize headroom. The porch roof will be completely rebuilt. Refer to Amendment 4, dated May 15, 2020.

32. The roof is leaking currently and is part of the reason that the structure is failing. Before making improvements to the inside, we would recommend re-roofing the structure at the same time new beams could be installed for reinforcement. Would there be any consideration for upgrading this item?

Answer: No, the roof will not be replaced at this time.

33. Is there any recommendation on how one should access beneath the Lodge’s floor to install footings? There is around 2’ from bottom of floor joist to grade with plumbing and beneath that in areas.

Answer: Crawl space access is from the south-east side of the building. Contractor is responsible for determining how best to perform their work while respecting the contract, existing conditions and historical requirements. Refer to Amendment 4, dated May 15, 2020, for additional information.

34. Can you note the locations of foundation walls on plans to locate footing pads?

Answer: We do not have a survey of the original foundation.

35. Is there a stain and poly on the existing paneling or paint or poly?

Answer: It is not paint. The detail is not known.

36. Four of the concrete pads and columns that are required under the roof beams will be located in the full height mechanical basement. This area already has a concrete floor. Is the contractor to saw cut and remove a 2’x2’ section of this floor to re-pour a pad footing 12” thick?

Answer: Yes, refer to Amendment 4, dated May 15, 2020, Revised Sheet ML-S1.1. The sketch below indicates the new 2x2 footing locations.

37. The concrete wall on the northeast side of the mechanical basement is listing and in poor condition. If it were to fall in, it would damage existing mechanical equipment and could cause structural damage to the new column. Consideration should be given to replacing this concrete wall.

Answer: We do not have plans to replace the wall at this time.

38. The log beams located under the interior stud framed walls are in poor condition. Can a detail be provided showing the structural blocking and column caps that will be required where the columns in the crawlspace meet the underside of the main level floor framing?

Answer: Yes, refer to Amendment 4, dated May 15, 2020 for the detail.

39. To allow installation of the 6x6 columns in the wood framed interior walls. A section of wall sheathing will need to be removed from one side of the wall. There are two issues that arise here. The first is that the existing wall covering is a vertically installed 1x4, center groove, T&G. Is there any additional information on the substrate this is installed over, there must be some type of horizontal blocking or sheathing? The T&G is also aged and likely very dry.

Removal will be difficult and even the utmost care will likely damage a certain percentage of the paneling. What provisions are given for any new material that will be required? Second, there are two location where built in closets/wardrobes are located on both sides of the wall that will need to be accessed. These will need to be removed and pose the same general concern about damage to the historic materials.

Answer: Inside the wall is the best location for the columns. If the wood boards are not salvageable, new cover to match the existing will be required.

40. Two of the 6x6 columns for the screen porch roof structure (ones closer to the building) will fall within the planter. Will these columns need to be treated, and what type of column base attachment will be required? An alternate may be to pour a concrete curb within the planter to raise the column base above the planter dirt fill level. An alternate detail for this would be required as well.

Answer: Refer to Amendment 4, dated May 15, 2020, Sheet ML-S1.1 for the detail.

Preservative treated wood extending to concrete with stainless anchorage will be used.

41. The existing window screens will need to be removed to install the beams. Can a specification or detail be given for the new screens or is the contractor to attempt to salvage the existing screens and modify them to fit?

Answer: Salvage the existing window screens for reuse or replace in kind.

42. Details 10 and 11 on S3.1 will not work at the locations where the 10" deep and 14" deep beams meet. Will they want all beams to be the worst case sized 8x14, or will an alternate connection detail be provided?

Answer: This has been changed. Refer to Amendment 4, dated May 15, 2020, Sheet

ML-S1.1.

43. Is it their intent that we will remove, within reason, any existing sag in the log rafters, or are we just to support them in place?

Answer: It is assumed that some sag will come out of the existing rafters as the new beams are installed.

44. Is there public access needed while under construction?

Answer: No.

45. Is any work on this Lodge requiring historical treatment procedures? If so, what steps need to be taken with the SHPO?

Answer: This building is considered historical. SHPO has reviewed the plans, but a pre-construction meeting is recommended.

46. How deep and what size do we install the footings under each load bearing point?

Answer: The drawings indicate the locations and size of the new footings, 2’x2’x12”.

47. How are the existing trusses supposed to anchor to the new beams?

Answer: There are no trusses in the Main Lodge.
