1. The language in the Statement of Work says “All work shall meet current ALTA USA Department of Justice Title Standards with the exception that chains-of-title will be brought back to the creation of the parcel if possible.”
Typical search periods and the accompanying chains-of-title (deeds) for the DOJ Title Standards is 60 years. Therefore, please clarify if the government is expecting the contractor to conduct the search back to patent on each parcel.
A. Yes, the government is requesting additional title search/chain-of-deeds beyond the 60-year requirement to original parcel creation, should difficulties arise the expectation is limited to public records (registry, probate other gov. offices).
2. For the pricing on Chain of Title including Copies of Deeds and Copy Fees and Administrative Expenses, is there a cushion on these line items because exact fee is not known at this time until the work is performed?
A. Per the solicitation: a) Award will be firm fixed price contract.
