About this file
This is a Questions and Answers document providing clarifications on cleaning service requirements for a federal facility contract.
The document addresses six key inquiries regarding daily and periodic cleaning operations. Daily vacuuming applies to all carpeted areas (approximately 80% of the building), while daily wet mopping is limited to restrooms, front office area, file room, break room, and three entryways (private offices contain no tile flooring). Quarterly and annual cleaning tasks cover all 19 rooms including 11 private offices and are incorporated into Item 1002's lump-sum price alongside interior window washing, with a corrected Schedule of Items uploaded to SAM.gov. At the warehouse location (2847 Wood Canyon Road), employee restrooms require daily cleaning during summer months and twice-weekly service during winter months due to lower traffic patterns, with the full comprehensive restroom cleaning standard (disinfecting all surfaces, walls, stall partitions, ventilation grates, and entry doors) expected at all restroom locations. The visitor entrance/self-service vestibule requires general dusting of shelves, window washing as needed, sweeping, mopping, vacuuming of rugs, and cobweb removal due to high-traffic public access, though wall-mounted posters and fixtures are excluded from contract scope.

1. Does "vacuumed daily" mean the full sq ft of carpeted area in all rooms is vacuumed every visit, or does daily vacuuming apply to high-traffic areas only (entry, hallways, conference room) with a full-building pass performed weekly? Applies to all carpeted areas daily. Which is about 80% of the building.
2. Does "all floors" mean every tile surface including inside private offices is fully swept and wet-mopped every visit, or does daily wet mopping apply to restrooms and the foyer/hallways only?
Private offices do not have tile. Daily mopping applies to all restrooms, front office area, file room, break room and 3 entry ways.
3. Do quarterly tasks cover all 19 rooms, including all 11 private offices or only common areas (lobby, conference room, hallways, restrooms)? Are they all bundled into Item 1002's lump-sum price alongside interior window washing? It would include all rooms. A corrected Schedule of Items (SOI) has been uploaded to SAM.gov regarding the quarterly and annual cleanings.
4. The PWS identifies the warehouse at 2847 Wodd Canyon Road as requiring cleaning of 2 employee restrooms but does not state how often. Is service required daily or is reduced frequency such as two or three times per week sufficient given that it is an employe-only location with lower daily traffic? Cleaning of restrooms will be daily during the summer months. Winter months can be two times per week, due to lower traffic. We have employees at this location daily during the busy summer months.
5. The PWS section 2 describes a comprehensive restroom cleaning standard that includes fully disinfecting all surfaces, walls, stall partions, ventilation grates, and entry doors. Is that full standard expected at the warehouse employee restrooms on every visit, or is a practical maintenance-level clean (wipe fixtures, mop floor, restock supplies) the expected approach given the lower-traffic nature of the location? Full Standard would be expected for all restrooms.
6. The office photos show a separate tile-floored entry vestibule before the main lobby, with a large floor mat, wall-mounted displays, framed photos, and a mount. This space does not appear to be listed by name. Are the wall displays and mounted items considered part of the regular dusting and cleaning requirement? This is the visitor entrance/self service area. Posters and Wall Mount would not be part of the contract, but general dusting of shelves, window washing as needed, due to high traffic, sweeping, mopping, vacuuming rug and keeping cobwebs knocked down would be expected. This is the only public entrance to building.
