The contractor must supply all filters, coil cleaner, lubricants, and tools, as well as approximately 150 feet of water hose for accessing ground-level water sources. The contract period spans five years: Base Year from March 1, 2026 through February 28, 2027, with four optional one-year periods extending through February 28, 2031.

Performance Work Statement
Service SNARC’s Nortek 100-ton package unit and one 3-tone package unit on the Acid Lab.
Service all roof top exhaust fans for SNARC’s Nortek package unit and one 3-ton package unit on the Acid Lab. Work must be performed by an authorized warranty and service contractor for Nortek equipment for Airtech to prevent voiding warranties on Nortek 100-ton unit.
Each quarterly service should include the following:
1. Roof top exhaust fans include 14 fume hoods that all have electric motors ranging from
1/2HP - 1HP and 3 restroom exhaust fans.
2. Replace all air filters and grease/lubricate bearings. Replace any belts damaged due to wear.
3. Check all electrical connections for proper tightness
4. Inspect refrigerant circuits for any possible oil residue or leaks.
5. Ensure contacts on relays/contactors aren’t burnt.
6. Perform ampere readings and voltage on all motors and document readings.
7. Wash and clean condenser coils until unit operation is 100%.
i. The contractor shall provide approximately 150’ of water hose to access the water faucet available on ground level.
ii. The coils on this unit are micro channel condensing coils and as such acid-based coil cleaners shall not be used to clean the coils.
8. Check refrigerant pressures on all circuits and document super heat, subcooling, outdoor temp and discharge air temp.
9. Ensure all mixed air dampers are operating properly.
10. Verify proper operation of all exhaust fans. This includes lubrication, belt tension and vibrations from imbalance or bearing wear.
11. Complete service of 3-ton package unit on the Acid lab, check refrigerant levels, wash coils.
12. Supply all filters, coil cleaner, lubricants, and tools to perform scheduled maintenance.
Nortek units require 32, 18” x 24” MERV 10 filters.
