About this opportunity
The University of Florida Office of Real Estate is soliciting proposals for a build-to-suit medical office building to house UF Health Primary Care in Newberry, Florida under ITN2026-102, with proposals due October 5, 2026 at 5:00 p.m. EST and inquiries due September 29, 2026 at 5:00 p.m. EST.
The scope is a standalone medical office building consisting of approximately 10,000 to 15,000 contiguous usable square feet with dual patient care pods, central nursing areas, administrative offices, laboratory space, and support areas. The facility must be highly visible with adequate street exposure and parking, located preferably within the defined area shown on Exhibit C, though locations outside that area will be evaluated on a case-by-case basis. Standard office hours are Monday through Friday, 8:00 a.m. to 5:00 p.m., with potential for after-hours and weekend access. The tenant is the Florida Clinical Practice Association, Inc., a not-for-profit corporation affiliated with the University of Florida.
Proposals must include full-service rent per square foot (both usable and rentable basis), itemized operating expenses with proposed caps, landlord improvement costs on a turnkey basis, rental abatement or incentive offerings, parking capacity and costs, after-hours access provisions, building operating hours and associated costs, and available signage. Conceptual floor plans are acceptable at initial submission; detailed CAD files will be developed later subject to University requests during design. Comprehensive financial qualifications, property management experience, and past performance references must be demonstrated within the submission or as supplemental exhibits.
The University prefers an initial lease term of ten years with two five-year renewal options. All utilities except internet and telephone are included in base rent; the tenant procures its own telecommunications. The University does not provide security deposits and is exempt from sales tax under Florida law. The tenant's performance obligations are contingent upon annual legislative appropriation. Evaluation emphasizes landlord financial strength, staff expertise, financial terms and added value, lease flexibility, past performance, and willingness to accept University terms. The desired occupancy date is to be determined.
