About this opportunity
Red Rocks Community College is requesting qualifications for architectural and engineering services on the East Wing Renovation project, a Design/Bid/Build delivery at its Lakewood Campus, with qualifications due August 4, 2026 by 1:00 PM MDT. Attendance at the mandatory pre-submittal conference and site tour on July 21, 2026 at 2:00 PM is a minimum requirement; the conference has already occurred. Colorado labor requirements mandate that at least 80 percent of work utilize Colorado residents, and the Buy Clean Colorado Act requirements for environmental product declarations on eligible materials apply.
The scope encompasses relocation and renovation of the President's Office, Marketing, and Foundation Office spaces, totaling approximately 3,900 gross square feet for primary renovation and 860 square feet for Foundation Office refresh. The project includes relocation of administrative departments to the East Wing, conversion of low-utilization classrooms, reconfiguration of Institutional Research offices, and consolidation of departmental spaces. Existing MEP and building systems drawings are available to respondents. Staff relocation will be managed independently by RRCC; furniture and equipment reuse decisions remain pending vendor and staff coordination. Design reviews are anticipated at Schematic Design and Design Development phases.
The estimated hard-cost budget is $2.563 million. Design completion is targeted for end of calendar year 2026, with construction anticipated to begin Spring Semester 2027 and occupancy targeted for Fall Semester 2027.
Qualified respondents must demonstrate a two-year operating history under the same business name, design experience on at least two projects exceeding $2 million, a Colorado architecture license, and five years of operation from a Colorado office address. MWBE participation is preferred but not required. Colorado resident vendors receive preference.
Evaluation criteria include project team qualifications, firm and team capabilities, prior experience, project approach (budget methodology, quality control, schedule management), equity and diversity initiatives, and work location proximity. A short list will be announced by August 11, 2026. Oral interviews are anticipated for the week of August 17, 2026, with final selection announced the week of August 24, 2026. All submittals become the property of the State of Colorado and will not be returned.
