About this opportunity

Timpanogos School District, operating under Alpine School District's Department of Purchasing, is requesting statements of qualifications from architectural firms to design a new District Office under Utah Procurement Code 63G-6a Part 15, with submissions due June 18, 2026 at 2:00 p.m. through the Utah Public Procurement Place (UPPP). This is a non-price qualification-based selection; the highest-ranked vendor will be invited to negotiate contract terms at fair and reasonable compensation, and negotiations may proceed with the next-ranked vendor if the top firm cannot reach agreement.

The scope covers comprehensive design and related architectural services for a new District Office of approximately 22,000 square feet on an undeveloped 1-acre site in Lindon, Utah, with services outlined in AIA Document B101 and potential for additional negotiated services. Responses must not include pricing.

The District will evaluate submissions on a 100-point weighted scale: firm qualifications and experience (20 points), strength and qualifications of proposed team members (35 points), past performance and client references (25 points), and design ability on similar projects (20 points). The District reserves the right to contact unlisted references and conduct discussions with reasonably susceptible vendors; it may request best and final offers though responses may be accepted without discussions.

Proposing firms must be properly licensed to conduct architectural business in Utah, maintain professional liability insurance with a minimum $1 million annual aggregate limit for errors and omissions, and certify compliance with anti-boycott provisions under Utah Code Annotated 63G-27 and restrictions on forced labor and foreign entity technology. Vendors whose employees access District sites must submit to and pay for background checks. All intellectual property developed becomes sole property of Timpanogos School District. Contract terms incorporate Utah Administrative Code Section R33 and require maintenance of records for six years with audit access rights; the District may terminate with cause on ten business days' notice to cure or without cause on sixty days' prior written notice.
