About this opportunity
The University of Texas Southwestern Medical Center (UTSW) is seeking a Construction Manager at Risk (CM-R) for the Radiation Oncology Building project in Fort Worth, Texas. The project includes the construction of a 65,000 gross square foot, 2-story building, a 5-story parking garage, and surface parking, with a total project cost of approximately $160 million and a Construction Cost Limitation (CCL) of around $100 million. The facility will house six conventional linear accelerators and other imaging components dedicated to patient care, as well as exam rooms and physician offices. The RFQ outlines a three-step process for selecting the CM-R firm, including the submission of qualifications, a request for proposals, and final interviews. The deadline to submit qualifications is February 23, 2024, and a pre-submittal meeting and site walk-through of the reference project site will be conducted on January 5, 2024. The successful respondent must demonstrate experience with clinical healthcare projects, project management, cost estimating and control, schedule management, and quality assurance programs, as well as compliance with UT Southwestern Master Specifications and Design Guidelines.
The solicitation requires the submission of a HUB Subcontracting Plan, which is a mandatory element of the qualifications. The project is exempt from state sales tax, and the successful respondent will be required to provide certification of franchise tax status. Additionally, the Texas Prevailing Wage Law will be administered in accordance with the U.T. System's Prevailing Wage Guidelines, and the contractor must comply with the reporting requirements for workers' compensation insurance coverage. The solicitation does not provide any information on set-aside designations, restrictions on the types of organizations that can respond, or existing incumbent vendors or contractors.
