The scope encompasses renovation of 2,330 square feet of existing office and student services space at 33057 U.S. Highway 160, Mancos, Colorado 81328. Minor mechanical adjustments are limited to HVAC diffuser modifications; no plumbing or fire alarm system changes are required. Three add alternates cover flooring replacement in storage, vending, and lactation areas and sidelites with hollow metal frames and glass for conference and breakout rooms. All work must comply with ASTM, BHMA, NFPA, and 2024 International Building Code standards. Manufacturer warranties include 15-year coverage on metal wall panel finishes, two- to three-year coverage on hardware, and two-year water-tightness warranties on seals.

Completion is required by October 29, 2026, before the end of fall semester classes, with construction anticipated to start September 24, 2026.
