About this file

This is a Project Manual and Construction/Bid Set for Project #26-0022 GO-ZONE REMODEL at Pueblo Community College's Southwest Campus in Mancos, Colorado, prepared by the Pueblo Community College Purchasing Department. The project involves renovation work at 33057 Highway 160, Mancos, CO 81321, with a bid set dated June 24, 2026. The scope of work includes multiple construction divisions covering general requirements, demolition of existing conditions, thermal and moisture protection, openings, finishes, and furnishings. Specific work includes selective demolition of flooring, casework, paneling, and light fixtures; installation of metal wall panels with exterior finishes; sheet metal flashing and trim work; door hardware for hollow metal and fire-rated doors; acoustical ceiling systems with suspended metal grid and mineral fiber tiles; resilient vinyl composition tile flooring with rubber base; and solid surfacing countertops. The manual establishes detailed specifications and procedures for construction contractor performance, including requirements for price and payment procedures, quality assurance, testing and inspection, mock-ups, and tolerances.

The project manual specifies that all work must comply with referenced standards including ASTM, BHMA, NFPA, and other industry standards current as of the contract documents date. Payment procedures require contractors to submit schedules of values using AIA G703 forms within 15 days of the Owner-Contractor Agreement, with progress payments submitted at intervals stipulated in the agreement using AIA G702 and G703 forms in electronic and hard-copy formats. Quality assurance requirements mandate compliance with manufacturers' instructions, submission of design data and test reports, and engagement of qualified testing agencies at the contractor's expense for work beyond specified requirements. The contractor is responsible for all demolition, protection of existing structures to remain, proper handling and storage of materials, mock-up construction with architect approval before final installation, and achievement of specified tolerances. Manufacturer warranties are required, including 15-year coverage on metal wall panel finishes, 2-year water-tightness warranties on seals, three-year coverage on locksets and cylinders, and two-year coverage on other hardware. The project employs a Construction Manager/General Contractor (CMGC) agreement structure for contract administration.
